I HIGHLY recommend them to those looking for rental property in the area. We live in North Carolina…read moreand for 11 years they managed a rental house for us in Lexington with no gaps in the rentals. The repairs were few, infrequent, and definitely legitimate. They always took care of them with great speed but only after consulting with us first. Since It was a long term rental property, we surveyed our renters to make sure they were satisfied with our property management and it was unanimous - they all were! When we listed the property to sell, Rogers Property Management worked closely with us to find a renter who could accommodate showings without any hiccups or inconvenience to the renter. There is no question that if we ever have another rental property in that area of South Carolina, we will most certainly use them!

Unprofessional and Unreliable…read more I had an incredibly frustrating experience with both Rently and Scott Properties. I scheduled a self-guided tour through Scott Properties and had to pay a fee just to view the property. I was told I would receive an access code before my appointment. Six hours beforehand, I called Scott Properties to confirm and left a voicemail, but I never received a call back. When I arrived at the property, I couldn't get inside. I called Rently's customer service and was put on hold for over 30 minutes with no answer, so I left frustrated. The next day, I called Scott Properties back only to be told to contact Rently, who claimed the issue had been fixed. Believing them, I returned for a second viewing, only to have the exact same problem--no code was sent. After calling Rently a second time, they simply told me to contact the realtor again. The complete lack of communication and basic functionality between these two companies is shocking. I never got to view the property and am now moving on. If this is how disorganized and unhelpful they are during the initial viewing process, I can only imagine what it would be like to be a tenant. 0/10 would NOT recommend.

AMBER JOVANELLY IS A LIAR & A SCAM ARTIST!!! BEWARE!!! Where do I begin?? Several months ago, we…read morefound a property on AirBnB (132 Beechcreek Circle, Lexington, SC to be exact) - we wanted to rent this property via AirBnB for an important upcoming family life event, and initially a woman named Amanda Bryant from Southern Dreams was listed as the host. So beginning in early October of 2024, we started to attempt to rent this property from our then-host - Amanda Bryant. First we sent a message to see if there was any wiggle room in the price. However, after several message attempts to this Amanda Bryant person (via the AirBnB app) went unanswered, we decided to try calling her office directly bc we really wanted the house - FIRST RED FLAG - nobody answers the phones at Southern Dreams Realty. Sorry not sorry, what real estate agency ANYWHERE doesn't have someone manning their phone lines? After 3 messages left on their answering machine, Amanda FINALLY calls me back - and our initial phone call was RED FLAG #2 because she was not only completely confusing in her thought process of what I needed to do to secure the property, she was a RUDE B!!! Still, my husband really wanted to rent this house, so we decided to continue with the process. Next thing you know, we are put in touch with Amber Jovanelly, who seemed very nice at first; so we made a $5k downpayment on Oct 7, 2024, and at that time, Amber was extremely polite, cordial & helpful. However, this politeness came to a screeching halt beginning 1/6/25, when I received a message from Amber via the AirBnB app stating she would not longer be managing the property and that she needed my consent to releases my information to "the new owners" of the property - which I refused to do at first since I had no idea who the new owners were, if this was a scam, etc. I got Amber to call me for a verbal conversation regarding her change in property manager status, she assured me that all was in legit, and that her office was in the process of sending their files to the new owners, and she promised that the new owners would be getting in touch with us "very soon" and that our stay via AirBnB was locked in since we had a contract with them already. I decided to trust Amber because at that moment I really had no reason not to trust her. Meanwhile, 90 days goes by, and we receive ZERO COMMUNICATION from anyone regarding our upcomimg stay at 132 Beechcreek Circle. I decided I needed to reach back out to Amber immediately, as we had another over $4k payment coming due, and I waS not about to send more money until I knew exactly who the new host was, and I wanted written assurance that our stay was being honored. On 4/13/25 I reached back out to Amber via the AirBnB app, basically demanding an update from her - she ignored my message. I was then forced to contact AirBnB, who messaged her and gave her a 24 hour deadline to reply to my concerns; so naturally she wrote back to me with one sentence promising me that the new owners of the property would be getting in touch with me soon. Really??? Isn't that what she had already promised up back in early January??? We gave them another 24 hours to hear from the new owners/hosts of the property, which of course we never heard from them. The bottom line is that this woman is a liar, a scam artist, and an obvious thief! She thought she was going to have the last laugh on this one, well guess again - mess with the bull, you get the horns. I know a LOT of people in the Columbia, SC area, and a TON of realtors there - word of mouth is everything in this business, and trust me, I will be sharing my story with everyone I know - if it weren't for the wonderful staff of AirBnB my family would potentially be out almost $10k and left with nowhere to stay last-minute. Do yourselves a favor - if you are in need of a realtor in the Columbia SC area, stay as far away from ANYONE associated with Southern Dreams Realty and ESPECIALLY from Amber Jovanelly, who claims to be the owner of this company - she needs to lose her license bc she is literally the most unethical person I have ever had the displeasure of dealing with.

After putting in my application, everything seemed to go well at first, with my work and references being checked. They required I have a cosigner, which I was also fine with. However, I had some trouble getting someone over the phone as did my cosigner and her references. The breaking point was when one of their representatives lied to me, telling me that my application was denied due to them not being able to get in touch with my cosigner's personal references. Now, being denied isn't the issue, but the dishonesty about something I can easily check just by asking around is unacceptable. I don't recommend renting through this company, I wouldn't trust them to be honest with you either.

Then one week later we were told that the property that they applied for is no longer available and they would not refund the total of $300 in application fees they had collected. They said it could apply toward another property. This was not on the form and never explained. I have the texts to prove it. We are not interested in any of their other properties. I have called and left a message for Abigail but have not heard back yet. This constitutes a breach of trust and may be a criminal offense but at the very least we will be pursuing this in civil court if our money is not refunded.

They are an excellent company and we have almost eight years experience with them and will continue as long as we have our rental property. They find tenants quickly and Tony is extremely responsive to them and us; he always addresses any issues and lets us weigh in on the larger items. We've had a few sets of tenants now and no major issues Tony can't resolve. In fact, the most concerning issue we had with a tenant who left before contract ended, Tony swiftly resolved with ease and the tenant paid the rent. He was on top of it - no drama. It's been great watching his business grow and I appreciate his ability to innovate and use online methods of management. Empire is very reliable - we've moved many times over the years, I've deployed, and moved overseas and all the while, Empire excellently manages our properties. This review is long overdue and I highly recommend Empire Property Management, and especially my military brethren looking for someone to manage a rental property. They are great!

Switching to Empire Property Management was like switching from night to day. Before, we would have to call multiple times every month to find out where the rent payments were. After we switched, we never had to worry about it; payments came in like clockwork. When we decided to sell the property, we retained Empire Property Management to handle the sale. This was tricky because we live out of state (and were even working out of the country, at the time). But, our realtor, Charlotte Brown, worked tirelessly to bring in prospective buyers, contact companies to clean and repair the property, and handle the closing, despite our difficult situation. I wholeheartedly endorse this company for anyone with real estate needs.
