Update after 3 years (increasing to 5 stars):…read more Phil has continued to do an awesome job and has been instrumental in the growth and continued performance of our rental portfolio. We now have over 20 residential units, about 10 garages and a commercial unit under management with Phil. With property management it all comes down to trust. You need someone who will take care of your investments - after all your properties could have cost hundreds of thousands of dollars. Phil can be trusted to do all the necessary due diligence to place great tenants, and also to keep up with all required maintenance. He has some connections with some great handymen who do good work but are very reasonably priced. Phil continues to help us get deals as buyers, and has helped us sell properties as well. Bottom line, he's been a great partner in our business and saves us a ton of time and headache. Property management is well worth the cost when you use someone like Phil.

I've lived in this apartment community with my wife for about a year and a half, and have have had…read morea great experience thus far. All the buildings are well maintained, and the property manager and service staff are always courteous. The staff is always on top of general preventative maintenance, which is in stark contrast to a lot of places I've rented in the past whose rules were, "if it ain't broke, don't fix it." We started in a one bedroom apartment, and decided to upgrade to a two bedroom apartment in another building when our first year lease was up (the huge difference in space is well worth the extra money). The surrounding area is quiet residential, with various parks, a golf course, and access to I-81 all within a five minute drive. The only issue we've noticed since living here is that the sound-proofing between upstairs/downstairs apartments is pretty poor. If your neighbors (or their TV or stereo) are at a noise level louder than normal inside voices, it carries pretty well through the floor/ceiling (interestingly, we've never heard anything from our neighbors on either side of us). The rent could probably stand to be a bit less, but you'd be hard-pressed to find an apartment with the same level of service and excellent neighborhood for any less.

Dont bother living here. The management here is the worst property management ive ever experienced…read moreanywhere in my life. They got rid of designated parking spots, so now I have neighbors who park in spots that have lines saying dont park here, you call and ask them to look into it, they still dont. I write emails to them about small maintained things, dont get an answer. I had an upstairs neighbor so unclean we had a fruit fly infestation. They go upstairs and deem him responsible since we share drains. They insist theyll do monthly checks (and haventt done so!) and told me I should be neighborly and ask him if he needs help. Sorry, in what world? They never maintain any outside landscaping maintenance, said they stain our porches but havent so everything is a mismatched color, it smells like garbage outside 24/7 due to the plant next door, etc. Spend the extra money and go somewhere else where they actually care about you and the quality of your life.

Executive House Apartments - Bathroom in Studio/Executive level

    Executive House Apartments

My husband and I lived at Executive House Apartments for 6 months. We chose EH because of the…read morelocation (it's right downtown on 2nd St behind Pinnacle Hospital within an easy 5 minute walk to several bars, restaurants, and the Susquehanna River), the ability to get a short term lease, and you could have pets without paying a pet deposit or monthly pet fee (we have 2 cats. I don't know if that would apply for dogs or if dogs are even allowed. I don't think I ever saw any). We rented a studio apt on an Executive level of the building. Floors 1-3 are "Executive Level". They've been remodeled to look like a lot of the new apartments you see in complexes these days. The studio was spacious and cozy. It even had a European-style washer/dryer where it washes and drys your clothes all in one. The downside of that was your clothes never got 100% dry and it took about 3 hours to do one load of wash. I don't know what the walls are made of, but we NEVER heard our neighbors. We'd come home from the bars at 2am and blare EDM. No complaints ever. Garage parking is available for $90. It's unassigned parking but it's a big garage so you'll always get a spot. The downsides were that the rent was a little high for a short term lease, if you are in an apt that faces 2nd St you will hear a lot of sirens because of the hospital, there are A LOT of homeless people downtown who will constantly ask you for $, and there aren't enough things to do in downtown Harrisburg that would make me want to live there long term. However, if you are in town for work for a short amount of time for work, like we were, I highly recommend this apartment building. The residents we encountered were friendly and outgoing. People from all walks of life live there. Most importantly, John, the leasing agent, is FANTASTIC!!! Seriously, one of the best leasing agents I've ever worked with.

These are still nice apartments. I think they still have the gym. The room you can book for…read moreparties is nice. The lobby is still has that old school feel. The elevators are still slow as molasses. But most things are as they were, which is why I didn't lower my 3-star rating. But the quality has gone down hill over the years. When I lived there the local management ran the place. I went away for vacation the day after I moved in. I didn't have a bed yet. But the local management knew my mother. So they let her into my apt to deliver a bed for me. How nice! They were lickety split with repairs! They were even lenient with some of the rules as a reward for being a good tenant. They gave me a deal for having a cat (they didn't charge me). I was behind one month and they didn't charge me the late fee since I'd been so regular up until that point. Lots of awesomeness. When I moved out the big wig management in Philly had begun to take over. I got this WHOMPING bill for past "cat rent" plus late charges on those fees PLUS the late charge from the one waived month WITH a late fee for that! It took me months to dispute it. The local management where very sorry and SOOO empathetic but had their hands tied. I've been back multiple times to visit friends who now live there. But the lobby seems run down. The hallways smell. The carpet needs cleaning. The walls seem dingey. Repairs go for a while before being fixed. It's very central to everything a person without a car could need. But I'm not sure they're the best option any more.
