Prairie Home Inspection is a perfect 5 star rating. They know what they're doing and it shows in their timeliness, service, knowledge, and applying the human element to their craft. More details about our experience below: We required a home inspection within 5 days of an accepted offer on a Friday night. Saturday morning, we called and a very kind woman answers. We informed of our situation and were given a Sunday appointment. Due to the Sunday service we thought we would get an unhelpful inspector, and charged an arm and a leg. Instead we were met by Garry who showed us elite level service, professionalism, and inspection. Explanations and details you'd receive from a master level inspector all delivered in a respectful tone, ie treated as equals. We will be contacting prairie home inspections in the future if we need to sell, buy, or anything inspection related.

But apparently, you can't just wake up and have all of this overnight... I guess one of the important things to home buying is a having (and passing) a home inspection. Yeah, we definitely felt like adults as we pretended to be on HGTV's House Hunters. But we felt like kids, and somewhat of idiots, when it came to understanding how a house worked. It was like a present with gorgeous wrapping, "ooooh" and "ahhhh" but then we didn't understand how to use the actual toy, "do we really need a back-flow protector thing-a-majig?" and "so you're telling me the structure is what?!?" (Cue in Dave from Harmony Home Inspections) This is where Dave works his magic and helps you figure out if the house is will be a money-pit or if it will be all roses and green grass. We used Dave on TWO home inspections. He did such a mah-velous job on the first one that we didn't hesitate to contact him for the second. He's almost like the last step in figuring out if the boyfriend/girlfriend.. err, house, is really... "the one," but he uses really cool gadgets to determine it! He spent his time everywhere in the home and even addressed our questions as we went along. He took pictures of all the spaces, including those where we pointed and said, "oh, is that... the M word? Mold?!" (Thankfully, it was not.) He walks around, crawls, kneels, shines a light, has a thermal thingy thing, and basically covers EVERYTHING in a home while making you feel comfortable that you are getting a really good inspection. My favorite part about Dave is his response to all your questions, "that's a really good question! (Insert answer here)" He sure made us feel competent, which in turn, made us confident that we were making a wise decision on this home. I have recommended Dave to others and hope that more realtors start to use Dave as well! I'd have to say, Dave is probably one of the most-enjoyed professional service man I have met and worked with. And that's important, since we're adults now and we have to make adult relationships. No more hanging out and gettin' crazy with those young cats at the Bootleggers...

Suzanne is detailed, quick to respond (even on the weekend, I found!), and carried us along in the process. We were able to schedule the appointment in perfect timing for our inspection period. Brian is thorough, knows codes exceptionally well, and is willing (albeit at a respectful distance during COVID) to take you through his inspection step-by-step, answer questions, and offer advice within reasonable parameters. The process prior to the inspection outlines the stipulations of the inspection, what is possible and what is not possible (such as when accessing a sealed attic, which is not possible if it is sealed). The report that Brain develops makes him stand out from other home inspectors. It is comprised of labeled photos, with digital markups, and many, many written pages on issues that came up during the inspection, details on areas where he was not able to provide a full inspection (such as invading by cutting into a wall), and plenty of details on how to proceed once (and if) you become the homeowner. That, and the massive 300-page book he (might!) give you on how to operate your home from top to bottom, makes his service very worthwhile. We are also glad we ordered the Radon test, as the results showed us we need to act on it when we move in! Overall the inspection has given us great confidence in making a purchase on our home. Thank you, Brian and Suzanne and Block by Block!

As a first-time buyer, I had no idea what to look for in homes, and was generally clueless about a lot of things. Brian's services were recommended to me by my realtor, and I'm so glad I chose him. His prices are reasonable and very comparable to the other services (I called all those recommended to me to compare pricing), and I definitely feel I got my money's worth. At the inspection, Brian was very friendly and professional, and spent much longer than scheduled walking me through everything. He taught me about things to look our for as my home aged, labeled every single pipe in my utility room with little ID cards, and gave me a home ownership and maintenance book (a GIANT one) with tons of great information for me to learn how to keep up my home. I am extremely happy with my experience with Brian!
