    This is what neighbors are forced to live next to. The yard was a health hazard  filled with trash, broken furniture, and a loose dog.

    Progress Residential - Property at 4761 Saville Garden Ct, Las Vegas If I could give zero stars, I would. I live next door to a home managed by Progress Residential, and what my family and neighbors have endured because of their lack of oversight is completely unacceptable. For over a year, the tenants they approved created an unsafe and unsanitary environment. The house was overcrowded, the backyard was filled with trash, and a pit bull repeatedly got loose and attacked my dog three times. The tenants often screamed profanities at their children in the street, and police were called multiple times due to domestic violence incidents. Progress Residential ignored complaints for months, despite clear evidence of violations. After finally evicting the tenants, it was discovered that the home was left infested with rats and roaches. Now, those pests are entering my home, and several neighbors are seeing the same. I've personally seen a rat on my backyard wall for the first time in the four years we've lived here, and roaches are now appearing indoors. I've informed Progress Residential and requested that they fumigate their property and mine, as their negligence is directly impacting our health and safety. My toddler sleeps on the first floor, closest to their house--and if anything happens to him related to this, they will be held fully liable. This is more than bad management--this is a public health hazard. I'll continue to document and escalate this issue until it's resolved. Avoid renting from or living near any property managed by Progress Residential. They do not care about the impact on surrounding families and communities.

    This property management company isn't reliable, trustworthy and not a good company to rent from. The employees are not trained well, they don't seem to know how to do their job properly and lack proper customer service skills. I've waited on hold for thirty minutes or longer at times, only to be hung up on. I don't have time for this when I am at work. These people lack enthusiasm and patience to do their job. The company charges excessive amounts of rent and fees yet can't provide safe, affordable housing. They claim it's market pricing, but it's not-it's excessive and unreasonable. We pay over $2300 including gas, trash, water and sewer for a house that is a little over 1500 square feet. We've received HOA violations/ letters due to the paint scheme on the house and Progress doesn't respond or take care of the issue. The HOA wants all houses painted a certain color. Instead of desert landscaping, Progress put in turf in the front that hasn't been easy to maintain- we've put our money and resources into it- but receive HOA violations. We've experienced four leaks coming from the pipes underneath our kitchen sink due to pour workmanship. Progress sends a tech out after days of waiting-except for our recent leak-they sent someone out the same day; but it only remains leak free for a little while then leaks again. To leave their property it is a 60 day notice plus they recommend using one of their cleaners for around $600 to clean their house to their specifications. They don't return your deposit or if they do-they keep most of it from reading past reviews. We are leaving next year. They also charge a $35 convenience fee to pay the rent online. They add late fees even with a agreement to pay the rent in two payments due to when I get paid and my adult children who are currently living with me. Again it's excessive. Once they served us with a seven day notice and charged a $140 fee for serving it. With a property management company like this, who needs enemies? Think twice before you rent from them. We've had electrical problems due to Progress not inspecting the homes they buy and or disregarding the problems and not fixing or repairing the problems during what they claim is renovations. I don't know how their homes pass inspection-unless someone is getting paid off. I don't know how they are allowed to operate except they are schisters with unethical lawyers who are retained by them-you know-money talks. This was a huge mistake on our part-leasing from them. Lots of hidden fees, poor service, excessive rent, untrained employees and unsafe housing.

    Customer Service is horrible. URLA is very rude. She came out the gate with a horrible attitude for simple questions. We couldn't get any answer on the phone from progress residential so we went into the office. We were met with URLA. I wish I could say it was a lovely encounter but she started talking to us in a very condescending manner. PROGRESS RESIDENTIAL IS MONOPOLIZING RENTALS IN VEGAS. DO NOT RENT FROM PROGRESS RESIDENTIAL.

    I would NEVER rent from them horrible experience. Make sure you're not literally 13 days late you'll be severed a eviction notice

I was told by Rosie to get to their office by 3 and if I couldn't to leave fees under her name [ don't do that ]. I got to their office at 2:30, and was told she left 30 mins ago. I then called Rhonda, asking for Rosie, she hung up on me. The complete and utter disrespect for future customers, do not waste your time.

Matthew and Randy from Five Star Property Management mentioned they have a philosophy of treating customers' homes like their own, and it really feels this way. I experienced some unforeseen problems with an existing tenant. The Five Star Property Management team has really taken it upon themselves to work with me through these problems which I appreciate. They were even able to surface problems with this tenant that weren't caught before. In terms of the Blue Team that I work with, Dominique and Trinity have been amazing. They are currently helping turn the home over after a challenging move out situation, and I appreciate how proactive they have been with communications and getting the home ready. I also appreciate the sense of urgency they are working with as it is not easy as a home owner to have a home sit empty. If you're even thinking about a property management company, do yourself a favor and at least have a conversation with Five Star Property Management.

    I can only describe our experience with Xpand Realty as a fever dream steeped in mismanagement,…read morechallenged communication, and just inexcusably poor handling of the whole situation. After a relatively normal walkthrough and slow signing process, we were informed ON THE DAY OF OUR MOVE that the property had an HOA that did not allow renters, and Xpand basically said "Sorry, what would you like to do?" They wouldn't offer a refund in any usable amount of time, and since the signing process took up our entire moving window, we had 24 hours to vacate our old dwelling and move into a place with total uncertainty looming over what our future might look like. We spent the next month and a half fighting Xpand to 1. Fix the problem they created by not verifying they could rent this property before listing it, and 2. Give us our money back so we can at least have resources with which to apply to a more competently-managed residence. I will give one team member a lot of slack because they were navigating a personal emergency, but the amount of phone tag and online research I had to do to get a timely reply on a weekday was just absurd - only one party is getting paid to do this administrative work, so why am I the one always waiting for your reply? I finally called the top manager Randy and miraculously began to get replies with timelines after that. It gets better though! The dwelling we were in had an untreated water leak and mold issue + water pooling in the garage ceiling. Any basic inspection would have caught this, so I have severe doubts that Xpand/the owner of this property were upholding their legal bare minimum responsibilities by even having the place inspected at all. Once we pointed out the water issue, Xpand and the owner were both trying to rush us out so the remediation company could begin the extensive work required to salvage their soggy property, but Xpand STILL was only willing to offer us a refund AFTER we vacated and AFTER a processing period of several business days. Meaning Xpand expected us to just pull another several thousand dollars out of our to sign on to a new place and move for the second time in a month. Y'all saw our incomes, you know we can't afford that, and the onus is STILL on Xpand to fix the storm your half-interested business management style created. But wait, there's more! The HOA of the community started knocking on our door several times a week and lurking by windows, demanding to know whether we were allowed to be there and threatening to tow our vehicles, but conveniently claiming total powerlessness to do anything about the leaky roof that is the HOA's obligation to repair. Xpand offered to move us into a similar property at no charge, but were unable to come up with anything in their corporate portfolio that wasn't a significant downgrade for the price and didn't fit our communicated criteria, so they essentially gave up and told us to let them know when we leave. We stood firm that we would begin that just as soon as Xpand returned our deposit and first month's rent (they sure as weren't getting any additional rent for the wet box they stuck us in). So the situation became a standoff until finally, Xpand relented and returned *most* of our money upfront. They held onto a few hundred dollars for "after the inspection" (so your company does know what inspections are after all?), and we finally had what we needed to sign on to a new place. Xpand had offered multiple times on phone calls, unprompted, to pay for our moving fees, but again, when we asked them to honour this in writing, they wouldn't do it. Xpand made many verbal offers and then neglected to honour them when we asked for them in writing. So we moved a second time with our own money and sweat and time while Xpand continued to badger us with requests for updates. We got out, and we did get the rest of our money back, but Xpand's avoidable dipshittery set us back an estimated $10,000 in our time, labor, and materials. May this company become insolvent. It's the only thing they've earned.
