Called Adrienne to look at one of her listings. Since she only dabbles in real estate as a sideline…read moreshe took several hours to get back to me. She then insisted I agree to use her as my exclusive agent before she would even show the house or I should get another agent to show it to me. Wow. Right outta the gate. Pretty demanding for someone I haven't even met yet. Btw, I have ALWAYS made my offers thru the agent that shows me the home, I've just never had one tell me that so upfront and as a condition to even show me in the first place. If you're professional, polite, and reasonably pleasant I have no reason why I wouldn't go thru the agent who first shows me the home. I just don't appreciate being told in the first 2 minutes of conversation that that is a requirement to even show me the home. She was also miffed that I had already talked to the seller (his number was listed on zillow). Then she said I would have to present proof of funds before I could see it, (since we are cash buyers) and could only show it after 3 since any earlier would conflict with her real job. (She didn't say that, but that was the reason). I admit I was a bit put off by the proof of funds requirement just to look. I'm totally for that caveat with an offer (I would require it too) but just to look? It's not like it was Tom Hank's 20 million $ ranch or something. I was in no way rude to her, but mentioned that seemed a little excessive given this house has been on the market OVER 2 years and is "off the grid" (no public water, sewer, or electricity) which limits your potential market to probably less than 5 percent of the buyers out there. I understand some high end homes require this just to keep out the lookie loos. But this was a 250k CABIN less than 700 SF., OFF THE GRID!!! I would think they would be begging for ANY potential buyers to look. Especially after 5 minutes of talking to me and getting my background and situation. She was immediately defensive and pointed out she had only had the listing a few weeks. I agreed to all her requirements, including the 24 hour wait to see, plus her refusal to show before 3pm for HER convenience. I hung up thinking nothing more of our conversation, and waited for her to get back to me. Apparently she thought about it all evening from her safe space, as her boss left me a voicemail later to call him if I still wanted to see the house. Hmmmm. Rich (her boss and owner of the brokerage) repeated the requirements to see it as if I had been unaware or refused to cooperate. I said I was aware and had already agreed, but when I asked why Adrienne wasn't going to show it, he couldn't wait to tell me how rude I was to his agent and he would be handling it. I then very politely said I would pass on it. He was delighted, sarcastically wished me luck, and hung up. Wow. Your agent got her tender little feelings hurt (I still don't know why), goes crying to her boss, and you put that above your clients pressing need to sell their home. Smh. Talk about putting your clients interests first! You're going to rudely decline to show your clients home that has been languishing on the market for TWO years and is only seriously even being considered by less than 5 percent of the people in the market to buy?!? And my wife and I are REAL buyers with REAL cash. And we've lived off the grid before, so are fully aware of what that entails. We have bought and sold over 30 properties, only about half the time thru an agent. And once again, I'm convinced agents only care about their commission and self interest. If you are a seller, I would seriously consider another agent to represent you. Find someone who does this full time and puts YOUR interests above their tender little feelings.
