I did not have a satisfactory experience with Priority One. First of all, they keep $400 of the security deposit as non-refundable move-out fee. Absolutely ridiculous, considering you still have to clean, replace all the lightbulbs, and do a lot of items on the move-out checklist. Then, the washing machine in my apartment was broken for the better part of the summer and there was a leak from the hot water heater that reocurred several times. They did not offer any kind of discount or anything for this inconvenience. Finally, despite documenting that the walls were in poor condition when I moved in, they charged me $395 for painting. I received less than half of my security deposit back, even though I only lived there for a year and took good care of the place. Rental company options in Lynchburg are limited, but it's best to sign a lease with Priority One with your eyes fully open. read more

What a Horrible Move-Out Experience We lived at this property for about two years and were excellent tenants. We paid our rent on the first of every month without a single late payment and only submitted two or three maintenance requests during our entire stay. While we were in the process of buying a townhouse, we contacted management and asked if they could list the property for rent as soon as possible. We explained that if the home was rented quickly, we could avoid the lease-break penalty. However, if it was not rented, we were fully prepared to pay the early termination fee. Despite this, management was extremely slow to list the property and showed very little effort in helping us. Their lack of urgency made the process much more difficult. Ultimately, the property was not rented, and we decided to remain in the home until the end of our lease. After being reliable tenants for over two years with a perfect payment history, we went above and beyond to take care of the property. We regularly replaced air filters, light bulbs, and fire alarm batteries, and even invested our own money to purchase grass seeds and maintain the backyard. Despite being responsible tenants who cared for the property, we were not offered a reasonable lease renewal option. Instead, we were only offered a month-to-month arrangement, which was significantly more expensive and created uncertainty. It felt like we were being pushed to leave the property, similar to what happened to other tenants in the neighborhood. This does not appear to be an isolated situation. At least three of my immediate neighbors experienced the same issue and ended up leaving the property because they were not offered a reasonable long-term lease option. It appears that management does not encourage long-term tenants to remain in the property, although they never provided any explanation for this approach. Before moving out, I noticed that the microwave was not working properly and requested that they replace the light bulb. I was told they would wait until after we moved out so they could charge us for the repair. That response was very disappointing and showed a lack of willingness to address a simple maintenance issue fairly. We hired professional cleaners before moving out, and the property was left in excellent condition. More than 50 days after vacating the property, I contacted management to inquire about the return of our security deposit. Instead of receiving our deposit or a clear explanation, I was told that I actually owed them additional money. This was extremely frustrating and unacceptable. I had heard from other residents about difficult move-out experiences, but I never expected my experience to reach this level. Based on my personal experience, it feels like this management company is more focused on finding reasons to charge tenants after they leave rather than recognizing responsible renters who take good care of their homes. I cannot recommend renting from this property management company. If you decide to rent here, document everything carefully and be prepared for a potentially stressful move-out process. I will be filing a Better Business Bureau complaint. I would not do any business with Priority One. After $200 in application fees and selecting a townhouse, they apparently lost our information and rented the property to someone else. Their representative Vena assured us many times that they had us down for that townhouse, had received our applications, and would be emailing lease instructions. The move in date was getting closer, and Chris (I believe he is the manager) started not answering or returning our calls and messages. We drove by our property and someone else was moving in. When we went by the office, we were told Chris wasn't available because he was in court. (I wouldn't doubt if he spends a lot of time in court.) We were offered lollypops by Jacob to make us feel better. (No joke!) and shown several properties that were either unsuitable or too expensive. We were told Chris would call us back upon his return from court. He never did. Jacob said he would call as soon as anything else opened up. He never did. I sent an email asking for a refund of application fees. No response. I don't know if its just a scam to get as many application fees as possible, or if their internal communication is non-existent, but even when they screw up, they aren't interested in making it right. I wholeheartedly do NOT recommend this company. Over our 2 year rental period, we had numerous requests that were ignored (starting with our move-in inspection report where we noted multiple maintenance issues which were never addressed: we ended up fixing the issues ourselves or living with them). My husband and I have rented multiple other properties in other cities in the past and have never had such inattentive property management. When we gave our 60-day notice of lease termination, we were told we would be provided with move out instructions, which were subsequently never provided. We moved out of the property, leaving it in the same condition as when we moved in. We were dumbfounded to find that (more than 30 days later) we received less than 40% of our security deposit. My husband and I are both medical professionals with doctorates. We pay attention to detail. The place was as clean as when we moved in. Several deductions that were listed were for items that had been there when we moved in (obviously the company's attention to detail is not on the same level as ours or they would have known this). Other ridiculous deductions included $30 for lightbulb replacement (there was one lightbulb out when we moved out, however there were lightbulbs out when we moved in) and $30 to remove sidewalk chalk from the sidewalk in front of the unit (are you kidding me? I'm embarrassed for them that they had the audacity to list that and charge us for it when Mother Nature would wash it off for free in the next downpour). This company clearly does not operate with integrity and is poorly managed. They obviously need to cash grab from honest people in order to make up for their mismanagement. If you want to deal with honest people and be treated fairly, do not rent from them. read more

The bbb has them as an "a " rated company simply because complaints haven't been followed up , not because they're a good company . They've taken dozens of peoples deposits while managing cornerstone properties , without justification! Beware !!! They call themselves a management company but behave as a collection agency. My husband and I were super excited to apply here and everything was going great so far until yesterday. The first red flag for us should have been that they never contact you, we had to be constantly calling them to see what the status was. Everyday was some new excuses as to what other documents we needed. Fine, whatever gets us approved. I call today to see what the status is once again since we are coming from out of state and are on a short timeline notice. The first person to answer when you choose the #2 option is Ally. To say she was rude is an understatement. Not only is she unprofessional and has no customer service skills, she also has no remorse for treating you badly. She constantly interrupted me to make a snarky comment and as I was still talking to her she told me "well I have someone else in front of me so I'm gonna have to let you go." AS IM STILL TALKING TO HER. When I told her that was rude because I'm still talking what did she say? Another snarky comment. After this experience this is definitely not a company we would want to rent from if this is how they treat their potential clients. We had been patient until today when I had the worst interaction with her and it was my first interaction ever with them. Not only is it unprofessional that nobody calls me back after I send emails and leave voicemails. It's also unprofessional to have someone like Ally be the first person we have to talk to. When I told her she was being rude and unprofessional the only words that she would say were "yeah, ok." I seriously hope they record their calls so she can get a major attitude adjustment on what it means to have customer service. The worst part of it all isn't her rude attitude, but the fact that management will most likely not do anything about it and continue to let her treat people like this. Avoid this place if you can. Don't EVER live in a priority one property! Management is as awful as it gets. The apartment itself is great. The noise is horrendous. We have to sleep with fans on just to tune it out. We've complained repeatedly both to the cops and management and they won't do a thing. On top of that they smoke so much above us our balcony is an ash tray. Both things are in the lease yet they STILL won't fix it. Do yourself a favor and stay away. We're leaving early because it's not worth the lack of sleep and stress. read more

Please do not be fooled by this company. I have rented from multiple properties over the past 11 years and Priority One is terrible with their tenants. I made a point to show the property manager on move in day that the floors were spotted by construction and he stated he would make note of it. The apartment was also not cleaned from the construction, so there was drywall dust covering literally everything. I was confident that he would honor his word and take into consideration the spots I showed him, and I remained hopeful that once the people came to clean it a few days later, the spots would be removed. This is the only reason it was not marked on my move-in checklist. However, the spots still did not come up even after the cleaners came and I was charged for it upon move out. When calling him about the charges, we were first placed on hold for several minutes until we were required to call back. Once we called back, he was not available. It is true what other reviews say on here about them taking advantage of tenants. I lived alone for 9 months and made a point to keep my apartment clean with the exception of normal wear and tear. The apartments look nice but the materials are cheap so the cabinets are easily scratched, the floors pucker, and any pictures will rip the paint off of the wall down to the drywall since it was not properly primed. Additionally, noise was always a problem due to minimum insulation between the walls. All apartments come with their fair share of noise, but I could hear full conversations through these walls. Even a licensed contractor pointed out several areas that were not up to code in the apartment and building overall. I would advise that you look elsewhere as there are several better options in the Lynchburg area. read more

The apartments are beautiful, but the walls are made of paper. They must have forgotten to insulate for sound. You can hear "EVERYTHING" through the walls. My daughter who is in college in Lynchburg has had problems with a neighbor who is loud and obnoxious and has to call the police and has complained repeatedly to the apartment management. They told the neighbor to stop and it only caused the person to behave even WORSE. We are now going on six months of no relief and no help from management. We pay good money for a nice apartment and should be able to sleep. Now we are just waiting for the lease to be up in a few months and would NEVER recommend these apartments. read more

The apartment itself had a great layout and I loved the location, but the management is terrible and the walls are paper thin. I've been living here since August, and I have a very, VERY loud neighbor whose room connects to mine. Quiet hours start at 10, and every night after 10, she would be loud. I would knock on the wall, and she would continue to yell back at me, threaten me, etc. I have been talking with management about it since August. It's now February, and absolutely nothing has been done about this. They have just told me to call the police, because if I didn't, then there was nothing they could do. The police then informed me that my apartment complex was not performing its duties, and that it was not the responsibility of the police department to take care of the problem with my neighbor. After I left a message telling Priority One's management this, they would not return or answer mine or my parents' phone calls. It has been about a week and a half since I have heard anything from them. If you have any problems whatsoever living here, do not expect them to do their job. Again, the apartments themselves are nice and the price is great, but when my lease is over, I will never come back here. read more
