Update: we have moved in to the home that was inspected and I have found an issue. We have a hole the size of a baseball in the side of our home that is not in the written report or pictures we received. Yes, it's behind really tall bushes on the 2nd floor, but it should have been caught. My husband was there when the inspection took place. I have a nest of baby birds living in there and they are really loud and their parents are flying in and out of the side of my house. I will continue to update this review. Original review: I was given multiple inspectors to choose from and Jason Lovelace was the only one that had a Yelp presence and since it was so outstanding, I felt confident in choosing him. He was easy to reach, responsive and communicated via text, which is helpful in these modern times. Here is what you need to know to determine if Jason Lovelace is the inspector for you: Inspection cost: $425 The roof was not inspected. It was "inspected from the ground only" (and the roof did have an issue and a roofer had to come out.) I feel this should have been disclosed before we hired him as our inspector. The air conditioner can not be tested if the temperature outside is below 65 degrees The inspection lasted no less than 3 hours for a 2900 sq ft home The report was very detailed and included tons of accompanying pictures. Jason provided an inspection on the home that my wife and I purchased in Germantown. He arrived at the agreed time. During the inspection he took pictures and recorded observations into a voice recorder. Jason went over some of the key observations with me after he was done with the inspection. We received the inspection within 2 days. We received the most thorough inspection report out of the 4 houses we have purchased over the years. Every detail was expertly explained in detail with a reference number to a picture provided on a separate sheet. Jason Lovelace of Precision Home Inspections completely exceeded my expectations and his attention to detail was nothing short of outstanding! I am a Tennessee transplant who came here looking to relocate my family out of the hustle and bustle big-city life, to the mellow relaxed country lifestyle of Fayette County, east of Memphis. My wife and I found our dream home and did several scouting missions on our own touring the property. It appeared to be perfect, but it wasn't cheap and we needed to be absolutely sure that this was a good buy before putting all our eggs in one basket and make the long cross-country move to our new home. We got several recommendations for Home Inspectors in the area and narrowed it down to 3. One Inspector said he didn't work outside the Memphis city limits and the other said he would take care of the Inspection at the end of his shift between 4-5PM. I explained to him the size and uniqueness of the home, to which he replied "that he did similar homes in less than a few hours". When I called Jason Lovelace on the other hand, my first impression was impeccable professionalism. From the get-go I could tell he sincerely cared about our situation and wanted to be sure we were buying into a good quality home without suprises. While speaking to him on the phone, he immediately looked at the property address online and said that he would need to spend at least 6 hours inspecting a home and property of that size. He asked if I could wait several days so that he could study the property further and take a full day to complete the Inspection in person. This was a clear sign Jason took his line of work with great seriousness and I gladly accepted and appreciated his due diligence to detail. Jason was punctual on the day of Inspection, spending a solid 6 1/2 hours on the property (without a break)! The home turned out to be immaculately cared for by the previous owner, but even still, Jason found 52 minor observations/issues to be addressed. On the Inspection Report, every picture was numbered and then explained in full detail on a separate sheet. It was extremely well thought-out and easy to follow. Jason called us several days later to go over all the findings and answer any questions we had. Looking back on the amount of detail that went into this report, I am fully confident that 'no stone was left unturned' when it came to this home inspection. My home was inspected by Precision Home Inspections, and I was not satisfied. I toured a bit with the inspector, and noticed that during the inspection there were pans being stored in the oven. I did not try to turn the oven on, but I should have, I trusted the inspector to check everything, and whether he did or didn't I don't know for certain. But, days after I moved in and tried to operate my oven, it would not work. The power came on, but I could not adjust the temperature. I tried dealing with the home warranty people, but because the part is not available, they cannot repair. And because it's within the first 309 days, the will not replace. I called the Precision Home Inspections to see if there was anything they would be willing to do, but got no answer, so I left a message. He responded through text stating that he tested the ovens and they heated properly and it would be difficult and unlikely for him to "miss" the easily detectable defect. But what was included in the inspection was that the digital display in the oven was dim, and that was an indication that the oven was going bad. He said that he would take no responsibility for this and that I should have hired an appliance repair person to inspect the oven before closing? First, I would not know that a dim display is an indication of a bad oven, and if that's the case he should have recommended I hire an appliance repair person to inspect it if he is not able to or willing to take responsibility for it. He also said that in his 19 years in business that he is never been accused of missing an oven that didn't work. I did not expect this kind of response from a business or even go off accusing him. I am just a new home owner that does not have a working oven or the money after just buying a home to get a new one. I was hoping for a company that states on their website that their goal is to provide 100% customer satisfaction would if not help at all, be at the very least courteous about the situation. I was supposed to get a call back about this, and never did. I would expect that a home inspector would take responsibility but this is not the case.
