There were several issues but the biggest and most disappointing was when we specifically pointed out (in writing and verbally) that there are water stains on the ceiling on the 2nd floor, directly beneath the room where the AC/laundry is located. Little did we know, on move in day we would discover a serious leak, where water was actually dripping down into the 2nd floor (see photos). It was exactly where the water stain was that we pointed out. It was a hot day in August and the AC was leaking into the floor below. It's a surprise no new homeowner wants to discover. During the inspection, the verbal advise from the inspector was that there is no evidence of an existing leak, but we could negotiate with sellers to cover costs of paint to cover the look of the ceiling. In writing, these are the exact words "maintain contingency funds for repair/repainting to maintain appearance". At first there appeared to be some attempt to provide follow-up. Even coming to our house afterwards to chat about random things the inspector saw around the house. Unfortunately it's a little too late as the problem was these issues were not discovered before purchasing the house...during the initial inspection! There was no easy way for us to now go back to the sellers and negotiate they cover the costs or even decide to not buy the house. It was now ours and we were stuck with it. We understand that not everything can be thoroughly inspected during an inspection but the leak was something we were especially concerned about and specifically pointed out to them multiple times. This company either a) did not take our biggest concern into consideration enough to take a closer look, or b) they were not skilled enough to discover the cause of the leak during inspection. We paid an AC Technician to fix the leak. It ended up not being very expensive but it still left us being unconfident with our inspection that we already paid a lot of money for. On top of the leak, there were other issues that I won't go into details on. However, it includes major appliances not working, smell of gas coming from the basement, etc. After a few attempts at correspondence, this company has now completely ghosted us. At first they apologized for the delay in response due to being off during Labour Day. We have now not heard back from them since Sept 5th. It's too late for us as we placed our faith in the inspection done by this company and are stuck with this house. However, we wanted to share our experience so others won't experience the same.

In my lifetime, I've gone through the process twice, so far, and compared to the duotang I received years ago from another inspector and the short summary I got then, this was like walking into the Four Seasons after having spent the night in a hostel. Our inspector, Ryan, was already finished assessing the property when we arrived for the summation. Armed with photos set up on a laptop, he thoroughly and patiently walked us through the health of the building we were thinking of purchasing. Photos showed details of the roof, the exterior walls, the parking garage, and inside the unit. Not only were there broad photos, there were also details pictures highlighting concrete injections etc. As insightful as he was, he did miss a pretty obvious indicator to a previous rodent problem. There was mouse dropping in the hallway! However, Ryan's descriptions made it very easy to understand what was happening, in fact, I do believe this is the first time I actually understand "rainscreening." Yes, I know it's a good thing to have, and to avoid buildings at all costs that don't have it yet, but I finally understand WHY it's so important. When all was said and done, we'd spent dearly, ($574+hst for the premium) but got what I thought was good value. Pillar to Post's premium package includes building and suite inspection, thermal imaging which seeks out moisture and mold, an appliance safety check complete with recall report (that continues to be valid even if you purchase new appliances) and a handy binder with envelopes to keep your household renovations in one place, coupons and a checklist with a list of building and in-suite items to look at bi-annually as well as an electronic report with all of the images. From what I understand, Pillar to Post is a larger inspection firm and has local home inspectors scattered throughout Canada and the US. The local one here, is a team of inspectors.

We spoke a few days before and he explained the process to me very clearly. When I arrived at the agreed time, Angelo was already there early checking the outside of the property. We allowed him the time and space to thoroughly perform the inspection. He was equipped and used all the necessary tools I would have expected (inc. moisture meter where necessary and accessible). He thoroughly inspected the inside and outside of the property and identified several issues that we would have not been able to find ourselves. Once he had completed the inspection, he performed a full walk-through and showed us the minor and major issues. He provided us with a very detailed report a few days later. In the end we decided not to proceed with the purchase of this property due to a number of issues found. We will definitely request your services again as we continue our property search. I highly recommend Vancouver Home Inspections/Angelo and would not hesitate to recommend them to friends/family. Tip: make sure your sellers clear access for inspection (loft access, electric panels, etc) as this caused us some delay.
