From the filthy buildings to the complete lack of concern from management, I regret ever signing a lease here. Where do I start? My dishwasher didn't work when I moved in and it took over two and a half months to replace. My bathtub had been spray-painted white before move-in and has been peeling ever since. My closet doors don't even fit the frame properly. My balcony has rotting wood, exposed screws, and loose planks that feel unsafe to walk on. I reported these issues immediately after moving in and was assured they would be fixed. They never were. They advertise themselves as a "non-smoking community," but that couldn't be further from the truth. My building constantly smells like cigarette smoke and marijuana. After multiple complaints and so-called "investigations," management repeatedly claims there is no issue, yet all of my belongings have a smoke smell engraved into them. Their investigation seems to consist of someone walking into the apartment, taking a quick sniff, and leaving. The air quality is terrible. It took maintenance three weeks and multiple requests just to replace an air filter. The management team should be embarrassed by their lack of accountability and the poor living conditions they allow residents to endure. If they had to live here themselves, they would not tolerate it. The maintenance team is equally disappointing. Requests take weeks or months to be addressed, if they're addressed at all. In some cases, work orders are marked as completed without the issue ever being fixed. Meanwhile, the smoke smell seeps into your clothes, furniture, and belongings, and management couldn't care less. Try asking for any compensation for these ongoing issues and you'll likely be ignored. However, if your rent is one day late, they'll have no problem charging you a late fee. They seem selective about who they choose to help, and residents who raise legitimate concerns are often ignored. I've reported both the property and management company to the City of Philadelphia and the Better Business Bureau due to the poor living conditions and lack of responsiveness. I've come very close to consulting an attorney on multiple occasions. I'm sure this review will receive the standard automated response asking me to contact management so they can "make things right." The reality is that I've been trying to do that since the day I moved in. Take some pride in your jobs. Listen to your residents. Stop operating like slumlords. That's exactly how this property and its management team conduct themselves. Rent here at your own risk.

In order to have anything done, you have to leave multiple voice messages, email, and in person visits- and you still have to wait months before getting a response. They are quick to move people in, but there is no follow up. This morning at 8am on a Saturday, I was awaken by the maintenance crew hammering, banging or whatever else they need to lay the carpet. Back then, it was a great place to live--clean grounds, a responsive maintenance team, a leasing office that cared, and neighbors who respected one another. Fast forward nearly 10 years, and Northbrook Apartments has become unrecognizable. The once respectable community is now overcrowded and poorly maintained. The leasing office does not seem to care about issues related to parking, trash, or disruptive residents. To be specific: I live on Waterview Lane. Over the years, I've observed multiple one-bedroom apartments housing three to four people, each with more than one vehicle. I live alone, work from home, and own just one car--yet if I return after a certain hour, finding a parking spot is a struggle. Residents are often forced to park in "No Parking" fire zones, where they frequently receive tickets. Maintenance appears to have stopped picking up trash left around the property. I know this because I've personally cleaned up trash around my building several times--items that had been sitting for months. Recently, a pallet of 18 large plywood sheets (8 ft. x 4 ft.) was left in front of my building for months. I emailed the leasing office (Kelly Sellers) about this eyesore and safety hazard, but my concerns were ignored. Eventually, I removed all 18 pieces myself using my pickup truck. Apparently, I'm not just a resident--I also work here for free. The property has become filthy, and the quality of residents has declined. Trash is left in hallways and around dumpsters. (See attached photos for evidence.) My previous neighbor had to threaten legal action just to break her lease without penalty and move far away from here. Unfortunately, I'm stuck for another year or two due to financial obligations before I can escape. I wholeheartedly DO NOT RECOMMEND living at Northbrook apartments. Trust me, I've been here a long time and know what I'm talking about. If you value your sanity, your vehicle, your home, and your peace of mind, I strongly urge you not to move here. (who has now blocked me ) stated that the last month rent is for my last month of tenancy ( which means you do not pay your last month when your moving out , it was paid before you moved in ). so the rent should have been prorated and returned, not only have they kept my money , since i told them about their selves noone has returned any emails & calls .. this company is thieves and they hate the fact i knew the rules ... i guarantee im not the only one they stole from ,

    Useless. Absolutely useless…read more They provide no value. I've filed numerous complaints about continued violations of people on the property and nothing is being done. That's not true, there was something done - my rent was raised. That's correct. I'm paying more in rent despite zero improvements to the apartment - that desperately needs them and no enforcement of the rules I was sure would be abided by by everyone who lives in the building. If you want to live in a property that this company is involved in, don't. Save yourself the headache and look elsewhere. Horrendous from top to bottom.

    WARNING: Do NOT waste your time or gas money with this company…read more We drove TWO HOURS to tour a property, only to arrive and find that no one was there. We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.
