Run - don't walk far away from Poole Realty - more specifically the co-owner ANDREW POOLE. Where do I begin? I listed this property with Andrew and he brought me a "full price" offer with them putting down 5% and me carrying 95%. Well, that's not how that works, I am actually carrying 100% bc the 5% goes to you and who pays the closing costs. Then two other verbal cash offers without asking for proof of funds - surprise! they didn't have any. Finally, he actually wrote an offer, only he chose his buddy for Title and Escrow. I foreclose nationwide and I only use a very specific team - took weeks for that Addendum to be done. I asked for POF and he eventually came up with them, we were set to close and had to change the selling entity's name. The closing was delayed a week waiting for him to draft and have the new Purchase Agreement drafted. His communication with Buyer's agent was non-existent even though they work out of the same office. When it switch to the new entity and my entity wasn't on Title, he thought he'd give me his peace of mind via email rant but much to his chagrin, I held the POA for that entity so he was still stuck working with me. He said he would draft PA when Title Commitment was received - UMMMM Realty 101 - Title can't open escrow for a purchase until they have the Purchase Agreement. Hoping I get it soon - on day 5. We used Andrew Poole when my sister and I had to list our aunt's home after her death. It was an extremely difficult time for us. Andrew was kind and extremely helpful in helping us with listing and showing her house. It sold within 8 hours of listing. The sell and closing and went extremely smooth. I made a legitimate offer on a property a few days ago. The realtor came back, not with a counter offer, but with the statement that the owners had removed the listing. A short while later I saw someone else viewing the property and I told him the listing had been removed. He said he knew, but the realtor said to make an offer anyway. read more

Is a crap real estate agents and is only Worried about making money that is her only concern she will lie until the cows come home just to make a sell ..........IF HER LIPS ARE MOVING SHES LYING.......Let me just start off by saying if you're wanting to purchase a piece of property. DON'T USE THESE PEOPLE....i went to a lot in live oak and come to find out the property she is showing isn't worth 10,000k and here she is listing it for 69,000k and she informs me that everything is up to the purchaser to clean up and fix. I mean seriously she's trying to sell a small old nasty house that a lady passed away in on 136A live oak.. it's still in probate and informed me that I could put a offer in that it would take time to finish the probate to finalize the sell of the property that's the biggest bunch of crap I have ever heard. Now folks they are telling me it has insurance on it now. Well if that's the case why are you selling it as is and it's still in the ladies name that passed away. While place is a dump there's holes in the walls holes in the floor and all she can do is walk and say it has no damage or water damage in the house.......I'm not sure exactly what school she went to but in my days when you can stand in the house and see the neighbors house there's must be some kinda of damage from the elements...BUT THEY ARE FIRM ON THE PRICE..... read more
