I loved my home and I was struggling with rent only after my kids were ill. I would pay all the late charges every month just so we could keep our home at least till gets were out of school. I told them I paid over half the rent and was to pay the other half with the late charges on my payday. Only to get served two days before that by sheriff. I messaged them to let them know my boss was cutting my check early to get the money that day only to be told I was too late the eviction would not be pulled and I would need to leave my home. Went to court and got court date since my pc said one balance owed. The court papers said another amount and the emails from their office were another amount. I was shamed by Mariana when I asked about is it impossible to stay till kids get out of school to move. I had been paying my rent with all the late charges and my rent went up by $75 to go month to month since I did not want to sign another year lease. I then asked for a 6 month lease but no response. " We can not cancel the eviction. We are going the extra mile- doing more work by giving you more time to move out". Then she stated per email "We have been very kind to you in the past and removed hundreds of dollars of late fees. We do not have to do that again". I always paid all late fees without asking for a break because that is what you do when it is on you to pay rent on time. I am not entitled to get late charges removed. I have never had any of them taken off and she stated that like she had taken off money when she had not. Only to be hateful. I did not get evicted they gave me till the end of the month after I paid it in full that day. I took it down to their office and put in the drop box. You never meet these people they sit behind a locked door with a camera and put lock boxes on rentals so you can look at them by yourself. My money orders have not been found and now I cancel them and pay $30 to replace so they will show a paid balance in order to rent somewhere else. I never got any of the things that I thought should be already done or at least done after asked. Replace water filter for fridge is tenants responsibility. Motion lights in back parking lot? Nope. Screens put on the windows so I could have air in the house? Nope. The porch is falling apart. The bathtub in the winter is a solid piece of ice because tub is slanted and holds water with no insulation in bathroom. The basement is not used but has lights on 24/7 on my tab. The front bathroom lights only turn on when you walk almost to the toilet then they turn back off when you sit down. The brand new floor in kitchen beautiful till it starts lifting from improper installation. Sink was not sealed when put in so water goes everywhere under sink and on the floor. One cabinet is not in use due to the stove blocking it. To love my home like I did and tolerate all that. Only to be talked to by her in that fashion as if she had ever met me. Shame on her and all of this. I had heard people say don't lease from Point Guard but I had to have this house. Now I have to leave. Next time I might read the reviews and base where I do business with. That is why there are reviews. Right? Point taken Point Guard. Unsafe, Uninhabitable Apartment - False Claims and No Accountability My daughter rented from Point Guard Management, and this has been an extremely frustrating and distressing experience. Her apartment flooded, and maintenance cut several large holes in the ceiling trying to find the source of the leak -- exposing dripping HVAC pipes and clear evidence of old water damage that had been patched before. We had to come in to help her because no maintenance staff were on-site, and as a graduate student working full-time, she simply doesn't have the time or capacity to manage this kind of serious problem on her own. The unit is uninhabitable, with wet walls, open ceilings, and visible water damage, yet Point Guard Management has not provided any temporary housing or assistance. Instead of addressing the issue, they fabricated information in writing, claiming that "the leak was resolved" -- even though no repairs have been made and the apartment remains unsafe. We are now in the process of terminating the lease because it is clear the property does not meet basic habitability or safety standards. Not being on-site to manage a serious flood is one thing, but making up information and pretending the issue is fixed is completely unacceptable and unethical. This company has shown no urgency, accountability, or transparency throughout this process. O NOT RENT HERE!! Our first indication that we had made a mistake signing a lease through them was that we couldn't move in for a month because we didn't have water, once we did have water we didn't have hot water. Our floors have been squishy with water since the first week we moved in and their solution is to send cleaners who do a crappy job. Renting through point Gaurd has made us miserable. Nobody with the company will help us. Our maintenance request get put off over and over again, to the point where they don't even show up. We have had to take multiple days off work to wait on maintenance just for them to never show up. Courtney never picks up the phone and the one time she did she says "I didn't really know what I was coming into, I don't really know what I'm doing, I'm inexperienced" no kidding. Based on their responses to other bad reviews on google, I can tell they do not want to take accountability for any of it. They have way too many crappy places on the market to keep up with. Don't do it, your mental health isn't worth it. UPDATE I left this review about a year ago. Our lease is up in a few days thank goodness. I will never sign another lease with this company. Our flooding issue never got resolved. They replaced our floors last June of 2025 and I told them about the foundation issues during that time. (There is usually a bit of a problem of language barriers with their maintenance) I'm not sure they understood me unfortunately. They replaced the floors and did nothing about the foundation so here we are, our new floors are ruined. Not only did they find the box the flooring came in under the flooring (covered in mold of course) but they left the floors they removed outside of our property for 11 months they sat outside and rotted through rain and snow. I did call quite a few times to get it cleaned up and eventually gave up. They just recently cleaned them up to list the place above us, how convenient of them. We lost power in our kitchen for a second time and this time it took them a month to fix it. Can't ever get ahold of anyone useful when you call the line. When I directly called their maintenance team they were also unhelpful in fact he did not know what time or day it was so that was alarming to me. I have a recorded phone call with him where he thought it was 7am but it was 7pm... I had been calling that whole day asking him when he would come out and he kept saying "oh yeah I'll be there soon" but never showed. quiet community, pay online features, additional fees such utility fee and WiFi fee in addition to rent, they also choose your WiFi provider, maintenance requests are fulfilled within a reasonable timeframe although I have been charged to use their services like kitchen drain being clogged. they do a good job with reminding tenants of no dog feces on the ground as it's pet friendly and I have no pets but children who play outside. they charge for cleaning services for pests (not ants). our carpets are infested during the summer since we are in the bottom floor. they came to spray the perimeter of the inside and outside once and I am dreading this upcoming summer. in unit washer and dryer but it has stunk in the rim since I moved in. and I wish they did not have an operator that is not located locally when trying to contact management. prior management I had their work cells to contact them instead. But now it is a hit or miss to actually get in contact with someone at their downtown location. read more

Wish I could zero star this. Terrible landlords! Rental house was broken into, perpetrator destroyed the front door so bad the door WOULD NOT CLOSE. It took them 5 days to come replace the lock, leaving behind a damaged door that's obviously vulnerable to subsequent break ins. 5 days to live in a house where the front door doesn't shut? In a house that was just robbed? We moved out the day after the burglary as it was evident management was not going to respond appropriately (in fact, whoever as sweet the phone hung up on me). Obtained a legal consult which verified they were in violation of the law leaving resident in uninhabitable/unsafe condition. They then failed to return calls and messages in the aftermath, causing a significant amount of time trying to contact them. Management company doesn't care about it's tenants The company is quick to have cars towed that their tenants need to get back and forth to work but they're horrible at fixing anything, with "maintenance men" who do not speak English. They have 1 guy with a riding lawnmower cut the whole lawn and it looks horrible and isn't cut very often. When it rains the water sits in front of the first floor apartment doors. You have to walk through a river as soon as you walk out your door. I do not recommend this place. Our 12 room apartment building has 2 washers and 2 dryers. 1 of the washers was out of service for 5-6 months, was fixed after many emails and complaints, but not cleaned after sitting with stagnant water. Our trash cans mysteriously disappeared for 2 weeks, we were then told to go walk our bags to other cans on separate lots, and were told gruffly that there would be no discussion of accounting for this lack of service in our monthly billing. Keypad locks into the apartment would malfunction and wouldn't unlock, and wouldn't lock. The doors would not latch, creating serious safety concerns. DO NOT EVER rent from this company! I'm not sure actual living people work for them. They will not respond to text msgs. They will not answer the phone or return calls. They do not have a valid emergency number to contact. Well ok they do, but they dont monitor the line after business hours. the first weekend I moved in half my electricity went out due to a blown circuit. I called every number I had, plus on their website - nothing- for 3 days! I had no lights, no heat, no stove (electric ignition) for 3 days - in Novemeber. And that was the best interaction I've had with this company! They simply do not communicate with the tenants except to put a Notice on the door they want to show your apartment to ANOTHER prospective buyer. So they put a notice on your door that they will enter your apartment tomorrow. NOT 24 HOURS away - tomorrow! This has been about 1-2x per week for the last 3 months! The first time they entered my apt without me present, I had several things disappear and someone took a dump in my toilet but couldn't even flush! So yeah I have to make sure I have someone there every single time, usually with only about 18-20 hours of notice, sometimes much less. THEY DONT even have a physical office you can go to, to speak to anyone! They have an address for you to drop off your rent check -- down a pitch black back alley, if you can find the the unmarked deposit box! They won't contact you for anything unless you're late on rent. They don't answer calls or emails. They don't return calls or respond to texts. I live in the towers apartments and I have had a cockroach problem since I moved in, they say I only need to call to have someone come out and spray, but that doesn't do anything in a complex full of people. They threaten eviction over any late payment of rent, and only fix problems when they absolutely have to. Their neglect of the property maintenance and pest control is very poor, and something needs to be done. I am currently making weekly payments on the rent balance, and am awaiting an actual fix to the infestation. My apartment is spotless and no matter what I clean or spray, the bugs are sickeningly numerous. Property owners who can't bother to invest into what they own, don't deserve to own it. The building is in desperate need of a facelift, maintenance can be unreliable, and they claim to be "student living" but the characters I've run into here are far from educated. Please Please do not do business with these people. we found mold in our apartment, it wasn't removed but rather cut out and left on top of cabinets. in the lease it says if mold is found they will send professionals and they did not, they sent their "plumbers" who had no idea what was going on. they didn't notify the neighbors above from where the moisture and mold was coming who had an infant. i only found out about the mold because of health problems and my doctor told me that mold was probably the case. they did not back up their maintenance workers who also said it was mold. management wont answer your calls even if you somehow get their extension. please do your research read more

Point Guard Management lied to me about my apartment having central heating and cooling and did not rectify the situation. After researching the heating and air system that I had, I found it was only a one-room conditioning system that is much like a window unit. It only serviced about 9 feet. I stayed for 4 years because health problems make it hard for me to move. I endured the apartment getting up to 99 degrees in the apartment and as low as 19 degrees with the appliance they said was central heating and cooling on. When I just couldn't stand it anymore, I gave a 30-day notice and paid a full months rent. I told them why I couldn't stay anymore and that although I paid for the full month I would be out at the half so they could have time to rent it before the month was out. They then illegally charged me upfront for all of the remaining months in my lease with it due immediately. They would not work out any reasonable payment even though I had grounds to withhold rent. They did not hold up their end of the bargain in keeping common areas clean, ample parking, free internet, cable readiness, and washing machines in working condition. They need to be shut down from operating business transactions until they pay all of the Tenants they have broken Kansas Laws retribution and pain and suffering. Point Guard Management does not deserve the hard-earned American dollars it has received in deceit, fraud, and bullying tactics. They have no professional values and will lie about anything. My husband and I purchased a house from Tim Farha with Point Guard Management in March of 2016. It was an older house built in 1935, renovated by Tim. The renovations were beautifully done. We love the open concept feature and the modern design. However, after living here for a few weeks many things that were renovated quickly broke. We thought we would share this with others to make others aware of this situation so they can purchase wisely. Here are a few things we found along our process: -Upon inspection, and agreed upon in the contract, there was a slow drain that was to be fixed. However, it was not properly fixed and our entire sewer line broke. We had to replace that; which entailed a 20' deep trench the entire length of our backyard and insurance covered only a small portion of this several thousand dollar job. -The paint was poorly done and there are paint globs in several places. When they sprayed on new ceilings they didn't properly tape and we had to scrape that off in several places. -The day we closed the house was not cleaned out. All of the display decor was still there. They came to get it shortly after. -Tim was late to the closing without notifying us. We don't mind someone being late but notification of that detail would have been nice. - The day we moved in a neighbor informed us that the previous weekend the house had been rented out through Air Bnb. Granted, this was still their property and they could do as they wanted, but there were a few cement kind of stains on the newly installed wood floors that rental group had left. We had no way of knowing this until after we received the keys at closing. - The windows in the attic were to be replaced as per agreed in the contract. They did replace the windows but did not remove and install the rotted wood around the area and left gaping holes. They also threw all the old windows into the attic and left the trash for us to clean out. -The grout in our newly installed bathroom tile floor and shower cracked three weeks after moving in. -A brand new cement driveway was installed during renovations. Our neighbors informed us that in that process of this being done some of their yard was destroyed. They were informed it would be repaired but it still has not been done. -Our neighbors behind us informed us that they split the cost with Tim to purchase a new privacy fence and there is a gaping hole underneath a majority of the length of the fence. They were told it would be filled but it never was. After all these things, it appears to us that the house was flipped and sold more for a quick profit rather than for doing a job well done. There are a lot of things we like about the house, like the beautiful kitchen and design elements, but the major things, as well as a sloppy job in several areas, seem very unprofessional. read more

Things I didn't like about my move in process; - No one when over all the pre exciting damages in my apartment. -No one showed me the garbage , the laundry or the mail boxes. -No one sends a 30day follow up to ensure that as a new resident, you're enjoying your place. SAFETY- I can't speak for all the apartments Point Guard Management owns ( runs ) but DO NOT MOVE INTO LIV APARTMENTs !!!! It is very unsafe. I have been approached twice while getting out my car at night coming home. Drunk people randomly knocking at my door at night on more than one occasion. Even salesman have come to my door. It's not a gated community nor secured building. If I knew it would be randoms larking around I definitely wouldn't have signed a lease. I really think the problem with that is the park across the street. If you do choose to live at LIV apartments make use you open carry at all times. PETS- Everyone seems to have a dog but I'm pretty sure no one actually pays the $250 fee. I don't care what happens in others apartments but when I can hear your dog barking , smell the shit in the hall way, something needs to change. RENT - I'm on auto pay and it charges me an extra $2 every month but if I get off auto pay my rent will increase by $25 per month. In the lease it has no mention of this $2 fee every month so technically they're stealing $2 from me every month. That's $24 a year I could buy groceries with or gas. Have only been living at The Grandview Apartments for a few months and I am already looking at new places. I feel like I am constantly calling the leasing office because there is always something wrong. In the beginning of moving in, my unit had a very bad bug problem. They blamed it on the previous tenant yet told me the unit was "move-in ready". Also, an important pipe for my bathroom sink was completely missing so when the sink would run, the drawer underneath would fill up with water. Now I will say that in my sea of complaints, the one good thing about these apartments is the maintenance staff. Both of those issues were fixed and both men that came were prompt and friendly. Unfortunately, that is the only nice thing I have to say. The gate for the parking lot has been broken for months now, leaving everyone's vehicles open to the public. The passcode keypads on the back doors are completely broken, yet there are newer-looking, digital ones in the front. I am paying so much for my gas bill and had to buy a space heater because these units are freezing in the winter, regardless of how high I turn up the heat. I have had to call multiple times just to get them to come throw salt out on the back entrance stairs and walkway, as I have slipped multiple times. The cameras in the back of the property don't even work!!! I feel like the leasing staff doesn't care about this property, and they let that be known loud and clear. The last few times when I've called to complain, I'm always told that they'll "put in a work order" but I didn't receive any sort of confirmation. Point Guard Management does not prioritize the safety of their tenants, and I do not at all recommend them. They need to be careful before the Better Business Bureau is contacted. read more

At first management was great and offered me to even move in early, the only problem is that nothing was ready when I went to move in and then it appeared I was inconveniencing them when I'd bring any of those issues. We live at the Seneca Place Apartments. Pretty quiet for the location. Anytime I have called Point Guard Management they were very timely in their response. The only complaint we have is that they don't/won't have someone clean the broken glass that's in the grass between buildings where my dogs have to go to go potty. Please do not lease from Point Guard Management. I recently signed a lease agreement with them and my oven has not been working from the day I moved into the property. I contacted Tim who is the manager via phone call and also emailed him the beginning of October about my oven, which is still out of service. The maintenance manager named Drew told me I would have an electric stove in place last week, and then told the maintenance worker not to show up without ever letting me know. Not only did Drew not let me know, but when I called him over the weekend to find out why the worker never should up he acted as if he had no idea and told me he would contact me back to find out what was going on. Today I spoke to a representative named Danny who works in the accounting department. I asked him for an email address I could forward to him directly that had the exact date I let Tim know of my concerns regarding the oven. Danny gave me an incorrect email and when I tried to contact him again several times today, he did not answer his phone. In fact, when I called the 316-469-5335 it seems to be out of service. PLEASE!
