She made the paperwork so easy to the point that she went to the trouble of retrieving electronic copies of my bank statements so that I didn't have to copy and scan them all, which would have taken so many hours. She is also very honest and wants the best for her clients. At one point, someone offered me private, portfolio funding. She said that she wanted to look at the offer and make sure there weren't hidden dangers built-into that funding. If the private funding was good, she said she'd encourage me to go that route. Meanwhile, she told me what to look out for. Sure enough, she was right and the funding wasn't a great deal. She was also always available to answer questions, morning, noon, night, and weekends. She is so professional and knowledgeable and made the process of financing my dream house (a process I normally dread) easy and enjoyable. I located a home listed by Cutler and put up $1000.00 earnest money to purchase the home. I had the…read morehome inspected by a professional inspection company and several high cost items were located at the property. I did not purchase the property for that reason. Cutler now has told me the owner does not want to return my $1000.00. That money was in escrow and the escrow company has to have seller and buyer sign an agreement to return earnest money. After 2 years the escrow company can release the money back to the buyer without the seller's signature. I have tried to reach out to Cutler to get the seller to sign off so I can get my money sooner than 2 years. They refuse to speak with me on the matter. BUYERS BE WARE ! They can legally tie up funds for no other reason than the realtor lost a sale. There are many more honest realtors in the area and you should research those other realtors before putting up earnest money you may not see for 2 years.

While dealing with the administration of a loved ones estate I contacted this company to let them know of the passing and to explain that I was continuing to make payments and the intent was to sell the property ASAP. I asked if I could be added to the mortgage so as to avoid any conflict with the estate process, but was advised by the company not to do this because there is a fee and since the intent is to sell the property it is customary to not be added to the mortgage. So I followed this advice, and then 3 days later I receive a call from my estate attorney that First Merit Mortgage filed a claim against the estate. This is exactly what I wanted to avoid by contacting First Merit Mortgage to assum responsibility of the loan. Now the matter is with the court which is going to significantly delay administration of the estate and cost more $$$ in court costs and lawyer fees. Thanks First Merit Mortgage for your lack of compassion and understand of your own policies during this process.
