PMI RGV notified our HOA that they would be shutting down their management services, and ever since, they've been completely unresponsive. Calls go unanswered, emails are ignored, and tasks require constant reminders to be completed--if they ever get done at all. At the beginning, they talked a big game and made it seem like they were committed to helping our community. But as soon as they announced their departure, they essentially abandoned us. Our property manager, Patricia Bravo, has to be constantly reminded to complete even the most basic tasks, and even then, they either take forever or never follow through. We are still paying them for services, yet it feels like we're being ignored. The lack of professionalism and accountability is beyond frustrating, especially when our community still relies on them until their contract officially ends. They left us scrambling to pick up the pieces while still taking our money. To make matters worse, when they do respond, it's either with excuses or empty promises. Simple requests that should take a few minutes drag on for weeks with no resolution. Their failure to communicate and properly transition responsibilities has only added unnecessary stress to our HOA board and residents. Even the owner, Gustavo Terrones, has been no help in addressing these issues. I personally emailed him numerous times regarding the ongoing problems with his company and his manager, Patricia Bravo, and he never once responded. He simply did not care and could not be bothered to even acknowledge the concerns. Once you sign the contract, he washes his hands of everything and moves on. Now, even after they're gone, their mismanagement continues to affect us. A month after our contract expired, PMI still had not resolved a $3,600 reimbursement owed to our HOA. There was no clear explanation--just vague excuses--and now our new manager has to clean up the mess. On top of that, our HOA landscaper called me today and mentioned that he was never paid for several months of service while PMI was in charge. Frankly, I'm not surprised--Patricia Bravo seemed to have mentally checked out a long time ago. I had to apologize on behalf of the HOA and assure the landscaper that our new manager, Norma from Streamline Management, would settle our debt with him. This is yet another lingering problem left behind by PMI. Even after parting ways with them, their poor business practices continue to haunt us. I honestly wonder how many more surprises we'll uncover. PMI is turning out to be a mistake we regret deeply--too much big talk and empty promises, just to be let down hard. At this point, it looks like we may never recover the $3,600 they owe us unless we take legal action. We may have to sue them in court just to get our money back. If they're willing to do this to our community--and to me, the representative of our HOA, a Marine Corps combat veteran and retired law enforcement officer--imagine what they're willing to do to a regular civilian like you. They have no integrity, no accountability, and no respect for the people they are supposed to serve. Don't be fooled by their promises. PMI RGV may seem professional at first, but once they have your contract, you'll see their true colors. This company deserves a negative 10 stars. I'm a medical student moved to McAllen for rotations. I previously rent an apartment of this company for 16 months. Everything was very convenient at first since they processed everything online. When I first moved in, the place was dirty and things either falling apart or 1/2 way fixing. It's not the same as the pictures the have online. I called to request them to finish fixing and was told that I must submit my request online and I never received any response online or in person. During 16 months of my stay, I have called and submitted many requests and they just never respond or sent anyone to take care the apartment even when the heater was not working during those few cold winter days and they don't even change the air filter. After the 10th month, they sent the lease renewal with price increased even with that terrible management so I chose the monthly option and pay almost $100 more per month for 4 months until I can find a better place/people. After I moved out, this company claimed all things that was broken and 1/2 way fixing as my false and forced me to pay for it with my deposit. They deleted the portal which I can't refer back to all my requests. Normally I don't write review, but this time is necessary as I wish I have known this before so I won't be renting from pmi rgv. If I could give this company no stars, I definitely would. When being told that we had to move our things out of the apartment we were going to rent due to difficult circumstances, the company took it upon themselves to move our things and put it in a place full of trash. We were not told that our things were going to be moved out, we were currently out of town and were very vocal about that. All that was told on their part was that we needed our things out and I told them that when we got back in a day we would do just that. However the next day when we got there, not only was a new tenant already living there, but all of our property was moved, damaged and also no where to be found. We have a tv stand that was thrown BY THEM because they damaged it trying to move it. Our mattress is fully covered in dirt and it is black. Along with our couches as well, complete damage to our dishes and everything that I owned and worked for. When going to the place where we could "find our things", it was an area where trash was left. As a young girl who was so proud to be able to buy everything that was there, I am now completely and utterly disgusted and angered that all of my things are ruined. read more

Long review, but if you're looking to rent from PMI, please read. It may save you some trouble. We moved to Edinburg, TX from Tennessee back in May 2020. Initially PMI was pretty good about getting us set up from a distance. Right off the bat though, I noticed pretty significant delays in communication. For example, we waited several days for a gate code to be able to enter the property. Thank goodness since there is ongoing construction in the neighborhood, we were able to get in without it. Once we got into the apartment, it was apparent that it hadn't been cleaned well. There was dog hair stuck to the baseboards, feces in the back yard, and several items left by the previous tenant in the kitchen drawers and cabinets. Fast forward to July when hurricane Hanna hit. This neighborhood (I'm unsure of the official neighborhood name, but the street is Taxco Court) is terrible for flooding. Several people in the neighborhood have lost their cars because of the water. Even with an hour's worth of rain, you're looking at a foot of standing water in the street. The rain from the hurricane caused water to come in through the walls of the apartments. We understood that the company didn't have control over the weather and were not upset, UNTIL they refused to remedy any of the damage done. The baseboards started separating from the walls, there were obvious signs that mold was growing, even after DEEP cleaning everything with bleach, multiple times. You could smell the mold, see the separation of the baseboards, and even see it on the lower part of the wall in one closet. We called to ask what they planned on doing about it, and they said it was our renter's insurance company's responsibility. Spoiler alert, that's false. Renter's insurance is for personal belongings only. The lease also states that the PMI is responsible for the property itself and any damages not caused by tenants. So we called back and we're told to put in a work order. Put in a work order and received no follow-up after 3 weeks, so we called back and we're THEN told that having someone come inspect the property for mold was our responsibility and that if it was found they would reimburse us. Again, false. The lease states that it is their responsibility. To give you perspective on how bad the mold issue was, the fourplex beside ours was inspected and all tenants had to vacate because they were deemed uninhabitable. So instead of continuing to fight with them, we found a new place to live. Upon giving our 30 day notice, they began trying to have us sign a new lease. Someone in their office mistakenly put us on a lease that renews every month instead of giving us a year lease. This allowed us to move without being penalized for breaking a lease early. They knew this and have sent us a "lease amendment" to sign, over and over again for the past several weeks in what we believe is an attempt to be able to sue us for breaking a lease. We did not sign it, moved out on Wednesday, and still received it AGAIN yesterday (Friday), even thought they have had our keys for several days. As a prior military family, we have moved and rented a LOT over the past many years, but have NEVER had to deal with as much shady unprofessionalism as we have with PMI. Please do not rent from them, if you can avoid it. They do not fulfill work orders. They do not communicate. They do NOT take care of their properties. Especially avoid taxco court at all costs. Those apartments are damaged goods. If you are left with no other options, read and fully understand your lease prior to signing, record everything, and make sure you know of a good attorney and the phone number for the Texas fair housing commission. read more
