The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

I had a horrible experience start to finish with Home Rental Services. If you are a landlord, do…read morenot use them. - While they were showing the property, the fridge water line leaked onto the floor. The sellers were able to prove that it was capped when they left. HRS refused to cover any of it and dismissed my concerns, saying it would be a couple hundred dollars to repair. It was thousands. - Each month there were tons of 'repairs', including fixing the same garage door three separate times. I am talking $5-10k repairs in a given month for a new house that I had inspected myself with no issues. Once I changed management companies, even with the same tenants, suddenly things no longer needed to be repaired and when they did, the fees were much cheaper. - Dissatisfied with the insane repair costs and the lack of responsiveness and ownership with the company, I waited until the end of the contract because the contract had a punitive termination clause. They instead went after me for the next full year of maintenance fees. I did not know what to look for when signing the contract and got screwed with the predatory clauses. Do not sign a contract with them.

Landlord Beware As I write this review of SCUDO Property…read moreManagement, I genuinely hope that I can steer other property owner's away from this company so they don't have to share my experience. SCUDO is a poor choice for property management as it failed to take care of my properties (it managed 6 of my properties over the course of a year and a half) without providing a reasonable level of diligence while charging constant and excessive fees. As an out of state owner, I must have a property manager that I can trust to take care of my property and not take advantage of me. Some examples of not operating with a reasonable level of diligence include, but are not limited to: 1. Charging for a new dishwasher which was never installed. When I moved the property to a new property manager, I discovered what had happened, and while SCUDO did reimburse me, it clearly failed to do its job. 2. My properties were all delivered to SCUDO clean (spotless) and ready to rent. During the process of finding renters, SCUDO determined that the properties had to be cleaned again. I was charged $300 to $400 per property to have them re-cleaned. First of all, SCUDO should have taken care not to have people with dirty shoes trapse through the house during showings. Second, the fees are beyond excessive to clean an empty house. 3. When the new management company went to get keys from SCUDO, there were NO KEYS for 2 of the properties, and they were given a key for another property that didn't work. 4. Two of the six properties (which had been fully remodeled one year prior, in fact one was a new building) had a laundry list of issues we had to address. Any manager paying attention to the property would have brought these issues to my attention. Some Examples of the excess fees include: 1. A "maintenance coordination fee". Seriously, I can't make this up. 2. $125 fee for preparing a 1099. I was charged this fee twice on a property SCUDO managed for 12 months (despite the fact that no 1099 was necessary the first month since there was no revenue). 3. SCUDO's "submission to legal" fee. Every other property management company I have worked with will bill the tenant for these fees and reimburse me once collected--not SCUDO. 4. $1000 to leave before 12 months fee--seriously, a fee to hold one hostage since SCUDO knows the value of its service. 5. $99 periodic report fee--I am not sure what is being reported as a third of my properties had major issues uncovered immediately by the new management company. 6. They also charged at least one of my tenants a "tenant benefit package" for $31.99/ month, when the tenant applied for rental assistance, SCUDO took close to $200 out of the rental assistance money for this "benefit" as well as late fees (which, of course, went to SCUDO). Essentially, SCUDO is always careful to act in its own best interest rather than that of its clients. 7. Of course, there is the 8% per month "management fee", but I am not sure what you get for this, as SCUDO charges an additional fee for everything that a typical management company covers in the 8% management fee. 8. These fees add up, January through November, on the three properties that SCUDO managed, their fees alone were 16.28%, 17.73%, 14.7% respectively. If you are a property owner, if you hire SCUDO, you should build in at least 16% to 17% for their fees in your pro-forma.

Voepel Property Management became the fourth property manager my husband and I fired - and for good…read morereason. We made the mistake of trusting them at our expense. We purchased an investment home through Bridge Turn Key (BTK) and Voepel, believing we were in good hands. The house passed inspection with no issues - a red flag we ignored. For the first six months, everything seemed fine, but we soon discovered BTK had installed the wrong HVAC system for the house's size. Voepel was initially responsive, helping coordinate repairs. But then, things took a turn. There was a plumbing issue that cost $3K. After owning the house for four years, the second-to-last group of tenants (a group of unrelated individuals in a 5-bedroom home) moved out, and Voepel returned their deposit immediately without inspection. Voepel then charged us a several thousand dollars for the tenant's damages and mess, including blinds chewed up by a tenant's pet parrot (despite a "no animals" lease clause), reinstalled light fixtures the tenants deinstalled, non-standard broken tile in the bathroom, etc. Next, Voepel placed one of their OWN employees as a tenant. She then submitted countless unnecessary repair requests, always just below the $300 homeowner approval limit. We were forced to scrutinize every monthly statement and decipher the improvements that had been requested. This whole relationship was a mess at our sole expense. Worst investment ever. Having managed many properties myself, I highly recommend you manage your own properties. We don't live in KC, hence why we trusted Voepel. There's a learning curve, but you'll do a better job than these so-called professionals.

Voepel provided property management services for me from 2020 to 2022. Everything seemed…read morefine--until it wasn't. I was told that because I didn't own at least five properties, I was being dropped from their services. However, upon further discussion, it became clear that the real issue stemmed from a fractured relationship between Voepel and the turnkey company, Bridge Turnkey, which had soured--leaving me caught in the middle. Brent Voepel, the CEO, was largely unhelpful during the transition. His emails primarily pressured me to accept a final service date without offering meaningful assistance in securing a new property manager. He recommended one company, Scudo, which didn't even operate in the area of my rental. He also suggested Home River, but they failed to follow through on a scheduled meet-and-greet call and stopped responding to emails for weeks at a time. Meanwhile, Brent and his team provided no support in communicating with other property managers and made no effort to ensure a smooth handoff. Brent offered to help me sell the property, and since finding a new property manager was proving difficult, I considered selling to avoid further hassle. His team arranged for photography for the listing, but on the same day he had been pushing as the final service date, he abruptly dropped the property from management--despite the fact that a tenant was still under lease. In other words, he agreed to sell the property but refused to continue managing it in the meantime. Fortunately, I was able to secure property management with Farhad at PMI Station, who managed my rental from 2022 to 2024. It wasn't until Farhad facilitated a smooth handoff to another property manager that I realized just how poorly Voepel had handled my transition. I understand this is just one experience, but I wanted to share my story now that I've gone through a second property management transition. If that second transition had been anything like my experience with Voepel, I probably would have sold the property.

Do not rent from this company. My wife and I were loyal tenants for two years and never had any…read moreissues--until the end of our second lease term. Out of nowhere, we received a "non-renewal of lease" email with no explanation. When my wife reached out for clarification, the company refused to provide details and wouldn't allow us to speak directly with the property owner. They vaguely mentioned that this usually happens if a property is being sold or transferred to new ownership. However, the same property we were forced to leave is now back on the rental market. We explained that this was an especially difficult time for us--our wedding and the start of graduate school fell during the same month they expected us to move out. We asked for an extension (30, 60, or 90 days--anything would have helped), but instead of receiving a phone call, we got a text message denying our request. The lack of professionalism and compassion was incredibly disappointing. As a result, we had to scramble to move and spend thousands of dollars unexpectedly. Thankfully, we've since found a property management company that offers far better communication and customer service. We will never rent from KC Hime Rental again, nor would we recommend them to anyone.

VIA seo tool like hyper write that will basically rewrite the sane reviews over and over with just bit instruction from them to finesse it. Dont believe. Me go check out hyper write. Also check the dated screenshots below as you can see nothing was ever even within reasonably contained. And that's with ME being vigilant every 10 days with set of trapS and Chemically treatING. WHILE they sent in pest control once a month. Instining that that was good enough MAYBE IF reality would've been just for maintaining a pest free living condition to start with but THEY DID NOT HELP not to be able to actually eradicate ANY.
