The house was an inheritance, and needed to be put on the market "as is." They were diligent in helping me get the exterior tidied up - finding a gardener, handyman, electrician and teens to do front yard poop patrol! (gotta keep the neighborhood happy!) Literally two days before it was to go on the market, a pipe burst in the kitchen. I live out of state, and I did not have any idea who to call, and I left everything up to them. That evening they got ServPro out to suck up the water and to dry everything out. Insurance became involved, and a contractor was recommended. Suffice it to say that the contractor was less than stellar. Too many delays, etc. However, Jessica and Masumi would drop by periodically to be my eyes and ears and give me a report on how the construction was coming. When they couldn't get there, Kim went by to check things out. These ladies stood strong, even calling the contractor a few times on my behalf when I was out of the country. It took over 6 months from the original date that the house was to go on the market to actually be ready to go. Jessica and Masumi very easily (and I would not have blamed them) could have told me to call back when it was ready, or told tell me to get another realtor. But no! They stuck right with me through thick and thin! In the end, I received a very fair price for my house. For a couple weeks I have been sending email inquiries to the listing agent of a property near me…read more It is a 2 bedroom 1 bath home built in1937. The agent listed the property at 2033SF with an asking price of $315,000. I am familiar with the neighborhood and nothing has sold for over $200,000 in the past 10 years. I asked why it was listed so high when online estimates and a CMA showed a likely value of about half that. I also stated that it didn't look to be 2000 SF from the outside and asked for more information. She did not give any explanantion, but reiterated that it was 2033 SF. My agent contacted her by phone and was told the same. I made an appointment with my agent to view the property as it has a lockbox. I brought along my clipboard and measuring tape so I could measure and draw the perimeter of the house and then fill in the floor plan once inside. I used to work as an appraiser so I am knowledgeable about how it is done. I got there a few minutes before the appointment and began to measure off the outer walls with the help of my 11 year old son. I heard a honk from a car as I was working and thought it was my agent. It turned out to be the listing agent, Lisa Imhoff. She got out of her car and demanded to know what I was doing. I said I had an appointment at 11am. She said, "Not with me you don't." I said, "No, with my agent". She asked who that was, and I gave her the name. Then she asked what I was doing measuring the house. I said I wanted to draw in the floorplan and get an accurate square footage and asked if she already had the floorplan available. She said no, but that I could not measure the outside of the house because the seller would not want me stepping in the tan bark around the house (because you know how once you step on a piece of tanbark it's ruined forever, right?). She told me to stand on the sidewalk and not come any nearer. Then my agent arrived and she told us that she was having her fellow agents in to look at the house and we would have to wait outside in the rain until they were done. (Of about 20 people milling about the property I was the only one interested in purchasing it and I was told to wait on the sidewalk in the rain). We waited outside for about 15 minutes as more and more agents went into the property and my agent finally asked if we could come in too as she had other appointments. Lisa then told us we could as long as we wiped our feet on the mat so we wouldn't track any water or mud onto the property (I would have had no problem with this except that none of the 20 people who went before us were given this command). All of this was said in an extremely rude and abrasive manner. I feel we were treated worse than dogs would have been. In the end I was not allowed to take any measurements which I feel means she knows that the property is not 2033 SF and is willfully misrepresenting it. I had also been in contact with another lady at Gateway by the name of Loretta Neubert. I asked if we could pay for an appraisal before putting in an offer since our estimates were so far off there was no way to know what a bank would really lend on it. She replied that I could not and to "Have a nice day" (which I took as a dismissal). It is a small 2 bedroom 1 bath home with a living room, dining room, and kitchen, and from the outside it just doesn't look like it can contain 2000 SF. If you can imagine that a standard 2 car garage is 400 SF then each of the 5 main rooms of this house would have to be at least the size of a garage for it to equal 2000, and they just aren't. I feel this company is guilty of false advertising (as well as horrible customer service), but since I was not able to measure the property or get an appraisal, I can't prove it. The tax records show the SF as 1703, but I honestly believe it is an error possibly mistyped when older written records were entered into the computer system. Possibly they mistook an old-fashioned 1 for a 7 and it is really 1103 SF. The extra 330 that Gateway added to the 1703 (to get 2033) is a basement, which according to ANSI standards, can't be counted as SF even if it is finished since it is underground. I think an honest realtor would have no problem with potential buyers confirming the square footage for themselves. A good realtor would have taken it upon herself to measure the home or have if measured as soon as concerns were expressed so she could present buyers with the floorplan.
