I wish I had found Susan's post about 4505 waterford. Avoid at all cost if you wish to save time, money and your sanity. If I could leave less than 1 star I would. This post might be a little lengthy, but please read. I have dealt with some bad property managers and realtors in my life, but Roy Plat has been the worst. We relocated from out of state and signed a 1 year lease for a single family home in Plano. Normally, I'd do a super thorough property review, but I thought $3,200 in rent would price me out of a lot of headaches ... that was far from the case. We had issues since day one and here I am now 4 months later and we still have problems. First off, Roy let us move into a property with a gas leak. We couldn't have the gas turned on for about a month. No cooking range or hot water. Completely negligent. Second, almost everything in the house was broken. It became very clear that the house was vacant for a while and there was a TON of deferred maintenance. Roy stated the only thing that needed to fixed was new blinds, because 80% of them were knocked down. List is pretty long: -Dryer exhaust vent was completely clogged and almost killed our new dryer. -The kitchen sink was leaking and the faucet was so calcified that it would not even turn anymore. -The dishwasher was broken. -new sod was put in during peak summer. When it started dying, because guess what ... the 30 year old rain bird system was broken. They wanted to charge us for all new sod. -Additionally, Roy expected us to pay for the extra water the new sod needed and illegally had the rain bird set to run 5 days a week for 3 hours a day ... during water restrictions. -Master bathtub has not worked since day one. The knobs won't turn, but it constantly leaks. He had 2 of his contractors come out over 6 times and hasn't been able to fix it. They installed a sink faucet on the bath tub by accident. Roy thinks it's fixed, but the plumber had to order a new faucet and I'v had a disassembled bath tub for weeks. There's no communication and it's embarrassing. There is so much more. Roy told me, when he turns a unit over he tells his contractors to just address cosmetic stuff. They don't check anything. Bottom line he won't meet in person and will waste your time and money. This is not how I do business. Do your self a favor and avoid Roy Plat and anything he touches. read more

Not recommended. I don't have time to write a detailed review but in short, Plat realty makes a lot of money post-move out. Read their contract carefully. They say they will charge service scheduling fee and this charge is not for any major work or any big repairs. They charged me $175 for scheduling service + $80 for weed removal for couple of weeds in the yard. Apart from making us provide bills for carpet shampooing and professional cleaning (which we did), they ended up deducting $650 by showing some left over items (a tissue box and a room freshener) and service fee of $175 to have some to just come and another $55 to remove them. I didn't dispute because I know that hard earned money stays and easy money that you earn like this will never stay put. read more

Absolutely horrible company. They have a business to run, and I get it. However, they do not care about their renters. The owners of the homes they manage, refuse to follow the laws and they twist it to become "your issue". Moreover, if they take over a property after 4 previous management companies, without having all the tenets information, damage reports and all the other items from the original move in date, I would think that is red flag , and not how you treat a renter, by IGNORING YOIR REQUESTS. Nor would I want them to be my management company. I speak from seeing this happen with someone. They claim they mail you things, then email it two weeks later. Then, when you move out after they violate the law by how they do not follow tenants rights on vacating after a lease is up or surprise you when you were in a 3 year lease then a year lease to then a month to month lease, they just say.... tough. They wait a month to enter to do a real walk thru and look over things, and make false claims and try to swindle money out of you. Even when the prior management company did a walk thru and everything was outstanding. (Which was not long before this ). Because Lord only knows who could have done what to the property during turning over keys and them not locking up possibly. They refuse to work with you. Show you what they claim and then tell the owner lies or create issues for them to blame the renter. They do not replace items to make the house up to city code. You will have to do so. They do not maintain the house or care. They fail to send you the lease on time and then make you stop and run to re-gather everything up at the worst timing. Or threaten to make you leave or double the rent due to them now in the bind of their own wrongs. Poor services. They will not reply half the time nor converse with the owner. If you plan to use them, you will have a broke pocketbook or have to have lawsuit. Especially, in Princeton TX. The owner combined with the house at Lavaca Dr. is horrible and you will be hung up by your toes. They will even ask you to move during your lease so they can move in the home. Who does that? Lavaca Dr does. STAY AWAY. The owner is hard to deal with and will not let you live without making things hard and that is not how you treat others. If you do not want to rent and let peoplel live, then why rent your house to end up harrassing them after the fact and only will speak to them when they want or demand something unjustified. I would not recommend this home, or management company to anyone. The BBB and state should look into them. They also never spray for bugs even when they say they will. And due to dwelling mice are horrible there. From what I know, beware. Knowing first hand helps. Repair or follow HOA rules and then blame you. Stay clear. Media helps people at times. Plat Realty discriminated against my family and me based on our race. We paid them money to process our rental application, but they denied it, claiming that our credit history did not meet their requirements based on the Experian Vantage 3 model. I pointed out that their information was inaccurate, and I had evidence to prove it, but they refused to consider it. When I asked to see what they were referring to, they sent me a blank screen with the word Experian on it. Their website that lists the criteria for approval is false because we met all the requirements and should have been approved. If you are a person of color, I strongly suggest avoiding this company. I would highly recommend Plat Realty. I interviewed 7 property managers before I found Roy and I am glad I researched the market before trusting Plat realty with my property. Some background- I am an investor and have owned and managed properties for 15 years now so I have to make sure my own properties are not handled by amateurs or unreliable people. From my first contact I knew Roy understands the business and knows how to manage from an investor's perspective. Roy is direct and gets right to the point- which is exactly what I wanted. Within days he did a walk around and made specific recommendations to get my property updated to get market rate. I am getting above market rate in my neighborhood because I trusted his recommendations and he and his staff's coordinated effort to turn my property around in 2.5 weeks and get a new tenant in within 7 days of listing. Now I am hooked on Plat realty and I am already looking for my next property to buy and give it to Roy to manage. This is my new term for Roy- "Just buy and give it to Roy". If you want a property management to just collect your monthly rent payment than this is the company you should go with!! That is ALL what they do. They also skim on the repairs that your house will need. They visit your property to see how tenants are maintaining your property. And if you think they are a low cost property management company than you are absolutely wrong. If you really love your property and want to make sure that it is in good hands than I would urge you to stay away from these guys. They are a SCAM and most horrible company! Tonight our heater broke. We called the owner of Plat Realty (Roy Plat) to let him know it's an urgent fix due to the temperature dropping below 10 degrees overnight. He explained that since it was after 5pm that nobody would be coming out tonight. He also suggested we simply call 911 if our family needs medical assistance due to the temperature. Plat Realty has been a great company to work with. They can only do what the home owners allow so I'm guessing from other reviews that we're lucky our owner is a good one. Plat is quick to get back to us and they fix things that need fixing. We're at two years and have been pleased. Sure, it sometimes takes awhile to get scheduled and the repairs aren't always awesome but sorry guys, that's how it is if you're a renter. I'm giving four stars because it does annoy me that they won't even discuss a lease that's longer than a year but aside from that, we've been pleased with this home and their services. read more

They truly do not maintain their properties. They're a mess. They ignore their renters and the people who live nearby.

Avoid this place at any cost, lack of communication, as a landlord, I didn't receive on time communication about fixing things at my house.

We have worked with Roy at Plat Realty for over one year. He is extremely professional, keeps us informed. Found us a renter in 5 days, and just renewed the property's lease for another year. We never have to lift a finger. He is on top of everything from locks rekeyed to yard maintenance. We couldn't be happier with our property management company. Our tenants seem to be satisfied, as they are responsible and ok with the restrictions our management company expects. read more
