PIVOT is the worst mortgage company possible. There are so many other companies - DO NOT USE THEM. Last year they reported against my credit for late payments - I was never late. They could never explain way they did this. I deferred on my rental property as my tenants could not pay the mortgage during COVID for 4 months. I payed taxes and insurance as they requested (I actually paid more than that). During that time the funds were never applied to the account as they were "waiting on the government". In October I paid the full balance to get out of deferment while paying the full mortgage. I am trying to refinance to get away from this terrible company and I look up the statements and it says I am a month behind! DO NOT WORK WITH THIS COMPANY. read more

Please don't take the 1 star as anything positive. This place is a joke. DO NOT GIVE YOUR BUSINESS TO THIS PLACE. I leased a vehicle and they were the "bank". They reported to the credit bureaus that I bought a house. Oh, they did that while I was trying to buy a house. That's not even the end. Then they send me an email notifying me of the error and addressed it with "First_Name" not even my real name. They can't even get email merging right. Bryant and his team are absolutely top notch. I've used them now for two re-finances and a initial mortgage and I couldn't be happier. We've had experiences with four other lenders in our short home ownership tenure that range from frustrating to shady but never once felt that way with 1st Mortgages. These guys have taken care of us from the start. They'll make sure you get the best deal, make sure your appraisal happens quickly and painlessly, and will walk you through the process carefully from start to finish! I've shopped around for rates and inevitably "the other guys" always try and sneak in some additional line item that can't be easily explained. 1st Mortgages always beats their rates and always makes you feel comfortable... but really I love the personal, high-touch, service I get from these guys. When I call, there's someone to talk to and someone that I've likely dealt with before. They're very friendly, make the process easy, and spend the extra amount of time to make sure you understand everything completely. They're honest and will work with you. Not much more you can ask for in a lender!! It's a huge bonus that they're a local Colorado business as well... You know they care about you and the service they're providing you which is the complete opposite of what a big box shop would offer I'm sure. read more

We took it on good faith that they would help us with our first home purchase. This has been nothing but a nightmare! They "forgot" to even order our home appraisal, then said they would expedite the process( was a lie) it has taken over three weeks and still no report! We are suppose to close in 2 weeks from today and cant get a return email or phone call.. Our wonderful real estate agent has also been calling on a daily basis and has gotten into email screaming matches with the broker( when she feels fit to even reply).. DO NOT use these people! We are well qualified buyers with no tolerance to feel like we have been forgotten about not ignored! read more

We were buying a new house and went through the approval process with these guys..other than having to contact them every time multiple times to get an answer no problems. But the deal fell through so we decided to stay in our house and refinance. We go through the whole process and are just ready to get the appraisal when the broker calls and asks me if our house has been off the market for 90 days...um....you were working with us 3 weeks ago when we took our house off the market. So we write a letter, wait weeks, call, email, and then are told no, we cannot refinance until our house has been off 90 days. During this process they checked our credit 4 times and did not let credit bureaus know it was related to a mortgage inquiry (very bad) and dropped by credit score 30 points. Needless to say we went with someone else, didn't have to wait the 90 days and got a great interest rates. The new lender postulates they made some mistake and didnt want to do the loan These guys are either too busy or amateurs...take our business elsewhere. read more

As a first time homebuyer things can get pretty confusing AND overwhelming. Dave helped us out tremendously. He put up with our questions and rants and managed to get us closed in a timely manner with a great interest rate. He had excellent communication via phone and internet through the entire process. We would definitely work with 1st Mortgages again. But probably not for a long time as we now have a 30 year mortgage to pay off..... read more

Wow, these guys are awesome. Normally, to refi, I just go to bankrate.com and pick off the lender with the lowest rate. Problem when I tried that this time: I got a ridiculously low appraisal. Not the fault of that bankrate.com lender, just a combination of bad luck and the new appraisal insulation rules. So I started looking around at local lenders, based on personal recommendation. Bryant at 1st Mortgages was actually already familiar with my property because he had come to an open house when it was on the market! He readily agreed it was worth way more than that lowball appraisal, and paid for a new appraisal himself. Not only that, but he beat the bankrate.com's interest rate by 0.25 percentage points and funded $2500 of closing costs (less the $1050 origination fee). He also was able to refinance my 2nd at the same time for cash out (based on the higher appraisal) and 1.00 percentage points lower than my old 2nd. read more

The whole process was a nightmare. I had to baby sit the loan officer (Brian Huxman, out of Wichita, Ks), I would have to call, email, and text numerous times, with no replies... I had to go over the officers head more times than not, to ever get answers... half the information he gave me was not even true. He still did not have everything he needed from me, even after numerous times of him telling me we were all set to go (then to find out about 4 different times that they needed even more stuff than the time before). If it were not for Jen and Erika at the Colorado office picking up this guys slack I don't think it would have ever gotten done! I am very thankful for those two, because the office in Wichita Ks is a JOKE! I made them all very well aware as to what was going on, and everyone else that I spoke to was apologetic, and helped me through. It's sad when they tell you just to CC multiple others in the company to make sure that a customer gets taken care of.... for the fees they charge, I should have gotten A+ customer service from the start! read more

ZERO STARS. Me and my wife are well qualified buyers and this should of been an easy deal to close in 45 days. however they take a week to call you back every time i called. they have no idea what information i need to get to them and every time i e mail or fax them anything they call me a week later and ask for it again. they where late on everthing and now we are OUT 2g ernest money cause of them. 450.00 apraisal free and another 170.00 they charged my account illigaly... and we are out a house. update: the seller had to bend over backwards but did manage to get the house closed. still would not recommend. read more

We are experienced home buyers that have used an online mortgage company twice previously with good results. This time 1st mortgage had the best interest rate so we decided to go with them. I found the process with 1st Mortgage disorganized, fragmented and frustrating. I found the daily computer generated messages that did not apply to our place in the loan process exceptionally annoying. I never once talked to a person from 1st Mortgage directly through the entire process. If you choose to secure an online mortgage I would recommend using the big company. read more

We had a loan with Wells Fargo on our old house. I assumed it would be easy to get the new loan from them since we had a 10 year history. It was a nightmare! Thank God Eric Sheldon and 1st Mortgages came along. They were honest, professional, and the loan took no time to close, with less fees. I cannot recommend them high enough.
