Best thing was the house was big enough for my husband, me, our son and daughter and her young family. First, owner, Nancy, was the best in helping us decide just which of their 3 gorgeous homes would be the best fit for our family. Any question I had she was spot on with a quick response. She also gave us great recommendations of things our picky family would enjoy. Her website also offers insiders guides with so many options we were never without something to do. It was one of the most stress-free trips we've taken. The home's amenities were just incredible and the decor so bright and charming. We certainly were living liking kings. The beds were comfortable. The kitchen well equipped. And I even got a cook's holiday, enjoying dinner at the Sandbar- the shrimp was to die for. My husband and son were in heaven sitting on the dock fishing together. That made the whole vacation for them. Of course, we took the obligatory photos of swimming in the heated pool to send back to the relatives to make them envious- though I preferred the hot tub. The grandkids thoroughly enjoyed spending each day at the beach. We've definitely decided to return for another family reunion. However, the ceiling was not aesthetically pleasing and appeared in poor repair. It was great to have a king size bed, however, it was so soft and flimsy that my husband and I had a pretty terrible time sleeping and ended up in quite a bit of back pain. Some of the windows were missing screens, so we couldn't open them without worrying about letting in the bugs and lizards, even though the weather was beautiful outside. The hot water ran out within approximately five minutes every time we tried to take a shower-- which we tried at various times of the day and night. The bathroom window was broken which made it very inconvenient since there was not a ceiling exhaust fan. For nearly $2000 for one week, we expected at minimum a comfortable bed and enough hot water for both of us to take a shower. We may come back to Anna Maria Island again someday, but we will definitely stay somewhere else. We looked up the property next-door, and it was fully renovated with its own heated pool, three bedrooms, and two bathrooms, large common areas, pool table and more for only $1000 more.

Well unfortunately that's kind of where it stops. This home is on Pristine land over looking the beautiful Tampa Bay and the property is NOT well maintained. We called this Anna Maria Vacations Rental company several times with nothing but excuses and rude behavior trying to get the many, many problems solved. When your spending your hard earned money on something this extravagant you expect things to be almost perfect with nothing to worry about. Many of the amenities are old and in need of repair, well replaced honestly. There shouldn't be bird excrement all over the windows that you've paid for so that you can enjoy the views. The Washing machine was filled with so much mold and smelled really bad we almost wanted to vacate the property earlier than expected. First, they don't allow you on the property till 4 pm due to CLEANING BEFORE YOU ARRIVE ((hahaha)) but expect you out by 10AM on departure day. So what are they doing all that time? No one did an inspection prior to our arrive? Something just isn't right here. If they think just because the home has these amazing views that they can get away with inferior accommodations. They had told us after 8 rude phone calls that some one would be out to help between 12-8 pm. Well this maintenance man showed up at 7:50 in the evening to start repairs? Just unacceptable! And still Didn't completed the maintenance issues. This company needs to take a hard look at itself and shame on the owners for allowing this to go on. Slum lords if you ask me!

They offered us movies to rent out because we had two small children. I did make the mistake this time and accidentally booked the studio which was entirely my fault. It comes with a parallel parking spot which is super tight and that is almost impossible to park in so unless your 007 I'd recommend trying to park on the street which can be extremely crowded, or book another cottage. They have beach umbrellas, bicycles, boogie boards etc. you can take with you to the beach which is just a few steps away. You walk over a ramp and it's there. The pool is heated and nice after a day at the beach. You also get a complimentary ticket for either two free cocktails or one appetizer at the sand bar which is not a far walk on the beach. The food could be better, but the rum buckets are where it's at. They're kinda weak so I always ask for an extra shot of rum. Now the beach. So crystal clear, so warm, just perfect. Reminded me of being in the Caribbean. There are tons of shops and restaurants within walking distance or you can rent a golf cart. We will be making our annual trips here to relax, unwind and take in the beauty that is Anna Maria.

They state that there was sand on the counters, we moved a couch (nothing states that we could slide furniture), dishes were dirty (DW was broken and we habd cleaned it all) and we broke a lamp (which we provided pictures that it was already broken). They refuse to credit our $50. BEWARE, TAKE PICTURES OF EVERYTHING BEFORE YOU CHECK IN AND SEND TO THEM!!

We are here with family and I love how there are so many different areas for everyone to hang out. The view from the rooftop patio is really neat, especially looking down on the pool below. Also any previous issues with the banyan tree and the pool have been addressed. When I came on to write this review I saw a past one about the tree leaving gunk in the pool. There is now a giant Net system that doesn't impact the luxury vibe at all, but does keep the pool pristine below the tree. When we arrived there wasn't a single piece of debris anywhere.

The check-in process was a troublesome, nobody came up to show the house or greet you at all. The management company makes you pick up the keys at a mailbox and then you're on your own. For this level of luxury, a little bit more attention is necessary for the guests. Additionally, management was not very nice over the phone, and its staff was not up to par with the property. If I owned this house, it would definitely be changed management ASAP. As a note, the house has everything you need for the beach (floaties, cart, cooler, etc). We rented out everything to find out that the house was already equipped for this. It would have been nice to know in advance. One downside is the lack of access to the poolside bathroom area, as you have to go into the house to use it. Also, make sure to bring repellant if you plan to be outside as mosquitoes are honestly horrid.

For many years, my husband and I have rented on AMI. This year we rented AMI BEACH HOME through…read moreDuncan for two months. This is considered a premier rental. We will NEVER rent this house again. For starters, the kitchen was minimally stocked... Just the required pots, pans, dishes and glassware, but NO serving dishes, platters, etc. We assume their personal serving pieces were in several kitchen cabinets that were locked. MORE importantly, the owners live in a different country, and manage the electrical system for AMI Beach Home from their home abroad. We were UNABLE to use the SPA for several days while the problem was being DISTANTLY resolved. The MOST significant issue was that we were WITHOUT Wi-Fi for six days, a MAJOR inconvenience to us during our stay . After almost a week of the owner trying to fix the problem from abroad, it was finally resolved. To compensate us for our inconvenience at this premier rental, the owners reluctantly but finally agreed to compensate us with a " small gift card to a local restaurant" I will end by saying that my husband and I found this "compensation gift" AN INSULT as we were paying $700+ per night for this premier property Respectfully submitted , Bennett Prichard
