In short, I found the entire experience to be painful and way more difficult that it needed to be. My opinion is her ego is too inflated to be a real human. We ended up bringing in a buyer broker who was paid half of what she was and did most of the work. Eventually I had to circumnavigate her team and talk directly to the seller and that's the only reason we got a deal done. Avoid buying a deal from her or using her as a seller's agent.
