Buyers were making offers of hundreds of thousands of dollars over the asking price with no contingencies, then finding themselves contending with multiple offers and bidding wars. By the late spring the market was beginning to change because of the recent interest rate increases. But I wasn't sure how. What I was sure of was that I could afford less than just a few months before and I was afraid that I would be priced out of the market. Since I would be going through this process remotely from the Bay Area, I knew I would have to lean heavily on the buyer's agent. I needed someone that was good. My mortgage broker suggested Wendy. Wendy was fabulous from the start. She took time to understand who I was and what I was looking for, not only in terms of price, size, and style of the property, but the vibe of the neighborhood and the communities that would be a good fit for me. When I found a house that I loved, she knew the neighborhood well and was able to confirm my hopes about the place. She spent over an hour with me on FaceTime at that open house, going over what felt like every square inch of the place. After we got off the phone she spent almost as much time talking to the seller's agent, getting to know the history of the place, what work had been done and where the sellers were coming from. She also researched all of the relevant comps and reached out to other agents who's properties were in contract nearby to get a feeling about what was going on in the neighborhood.
