My most recent inspection, the clients both looked in the attic and attended in the utility room to review operations in there. They have an excellent & detailed computer program listing each section of inspection and a clear system to let you know the priorities of repair and concern, down to items to monitor. They cannot see behind walls nor are they allowed to take apart a home to see what is there. Be reasonable in your expectations. You can request an outline what is expected in national standards. They are all CAPHI licensed (Canadian Association of Professional Home Inspectors) and obtained this licensing long before other companies. I have used ALL the staff on different inspections. If you like a chatty fellow, a quiet one or the boss, I will ask to set up the inspection with the inspector that matches my clients personality. Overall, we want the BEST inspection. Dennis has worked in many trades and is certified through CAHPI and he really knows his stuff. He arrived early and checked the house from top to bottom. He was very thorough and answered any questions we had (and there were plenty) without getting tired of us. :-) Homecrafters Inspectors also use Infrared Cameras which we really appreciated. He made sure that there wasn't any heat loss or moisture behind the walls which can become a real headache in the long run and was our greatest worry going into the inspection. Not a lot of inspection companies here in Calgary use this expensive but important tool, so we were more than pleased. At the end of the 2 hour inspection we received a detailed record (on paper) which we also received on a DVD via mail a few days later. While they did get an inspector out for the pre…read moreand post retrofit inspections in a decent length of time, the only thing of value is the report being submitted to the CRA in order to continue the process to get the renovation grants. The report is a cut and paste into a standard report and verification that the renovation included energy efficient products we told them we were installing. Not rocket science. So far we are over 21 days and no report. We paid them their full fee as requested when the inspector came so they have no incentive to finish the job and I have no leverage to get it completed. Very frustrated.

I called and asked for additional items that I thought it is important, Tate told me that I don't need to spend extra money on something that I don't need to do. Any other company will be happy to charge me the extra amount and do the extra things that I don't need. THEY GAVE ME A DETAILED REPORT THAT COVERS EVERYTHING.

We recently heard a dripping/clicking noise in our wall and Jeremy came back to check if there was a leak - free of charge!! He checked the walls, floor and roof for water damage and there wasn't any. He advised the sound was probably from the pipes expanding and contracting due to the weather and making the sound. We're so grateful because it gave us peace of mind there wasn't unseen water damage. Our plumber couldn't tell and told us we would have to cut our walls open to assess.
