There was also an armed break in that was not addressed by the management company. However these issues were handled in a timely fashion by maintenance, who are really nice. I found it odd the townhouses do not come with overhead lighting (you will need to purchase and install that yourself). My family does enjoy the pool, playground for small children and gym area, but waited 8 months for that to open. Finding parking is an issue as more and more people move in. Some driveways allow for more than one car based on length. Also not all townhouses come with a fenced in back yard---just the ones on Cantabria Trail. For the money paid for the residence I just expected better quality of the build and a quieter neighborhood. As I write this there is a party on Cabo Court I can hear in my residence down the street. The pros are the maintenance staff. The management company is better than the last one, but I am still surprised they did not address safety concerns about the home invasion and have not been tactful in addressing some issues. There was a change in the procedure in which we received our water bill. Instead of a notice that the bill had been posted in the portal-as it was posted after we payed rent that month, we can home to a letter at our door demanding us to pay our water bill or legal action would be taken. It is difficult in this market to find an affordable rental. This place served us briefly, but we could not do another justify another year at this location with the price.

I've experienced the same issues…read morethey mention, and it makes me very suspicious that the positive reviews are fraudulent or incentivized (many of them are from people who haven't even moved in, but are "getting ready to move in," which is a red flag). Management does NOT care about residents' happiness or safety. Examples of their complete disregard for our wellbeing: - Amenities (hot tub, pool, trash compactor, etc.) are constantly broken. All gym treadmills have been broken for 2 weeks straight with no sign of incoming repair. - Walls are paper-thin. You'll hear neighbors' coughs, sneezes, fights, and crying babies. We hear our upstairs neighbors' every step and are woken up when they use the bathroom every night at 2am. Dogs also bark 24/7. - Cars are broken into constantly, with police being called often, but break-ins never ceasing. - Many residents have vicious dogs that attack other residents/dogs. We were attacked by a pair of Huskies that broke off leash, and their owners followed us home harassing us when we said we'd report the incident. When I filed a report with Animal Control, Palm Grove management refused to cooperate or tell them where the offending residents lived. We were then attacked AGAIN by these same off leash dogs because nothing was done the first time, and I had to go out of my way to work with animal control to finally get the dogs removed. While I was trying to report this, management (Angelina) actually told me that Palm Grove has no outdoor security cameras, don't plan on getting any, and would never cooperate with authorities, even if I were to be fatally attacked by a fellow resident with a weapon (so I guess this complaint is actually a selling point if you're a violent criminal). - Fire alarms go off every time the oven is opened. You'll also hear them any time a neighbor opens their oven (or smokes), which means at least once a week you'll be woken up after midnight by blaring sirens. - The internet is frequently out for days at a time. - The front gate and the smart locks for the pool, gym, and clubhouse break for long stretches. If this happens you'll be blocked from using the amenities, and management will tell you there's nothing they can do. The phone app that allows residents to request maintenance and pay rent also stopped letting me login months ago, and management said there's no resolution possible. - Dog poop collection cans are always overflowing, with poop all around them, and the poop bag boxes are always empty. Many residents don't clean up after their dogs at all, so poop is just all over the community. - Massive fire ant mounds are EVERYWHERE; we've been bitten countless times. Bugs are also a HUGE issue within the apartments, coming out of the walls constantly. - Trash collection randomly skips units at least a few times every month. - No assigned parking and not enough spaces, so residents frequently have to park at entirely different buildings. - Lawns are not properly maintained and are muddy swamps that your feet sink 8" into. Drains aren't managed, so rainwater pools several inches very close to front doors, and I'm sure it's only a matter of time before apartment interiors are flooded in a storm. - If you email/call management to complain you won't get a response. My husband and I have both emailed them several times with no response, and when I went to the front desk and showed them the actual sent emails on my phone that were indeed delivered to their correct address, they (Brittany) insisted they didn't receive them. I'm sure management will respond here telling me to email them, which is obviously a sick joke. Palm Grove management doesn't treat its residents like fellow human beings, but rather like annoyances they wish would shut up and suffer in silence. If they cared, they wouldn't continually ignore all these issues, and they'd PROVIDE A RENT DISCOUNT as compensation for the COUNTLESS HOURS their amenities/internet/trash/etc. (that residents pay for!!!) have not worked. Unacceptable and shameful.

    I've been living with an off balance and falling apart washing machine since moving in, a…read moredishwasher that won't drain since a week after we moved in, and weather stripping that doesn't span the length of the bottom of our door. We've found widow spiders and moths and a colony of ants in the apartment because we can see daylight on both sides of the bottom of the door. Our closet and pantry doors continuously pull out of the wall because they've been installed horribly. We were promised repairs for a list that we made when we moved in two and a half months ago and for all that we've found since. It doesn't matter how many times we call, maintenance doesn't show up or care. All for the amazingly high price of $1,450 a month. I wouldn't recommend this place if my life depended on it.

We had a…read moredate set to move in, and on the move in day they said were being upfront and honest about the bugs. Being upfront and honest would be telling us as soon as they knew. Not the day of. So we saw the apartment and there was a couple and they were dead so we moved forward. We went to dinner that night and came back to a nightmare. Roaches on the ceiling, walls ground. Literally everywhere something out of a horror movie. My girlfriend and I had to stay in hotels for two weeks. Maybe more. Kept receipts of everything and they did not want to reimburse us for any of it. They said they would give security deposit and initial rent payment back. At this point we were so over it. We wanted our money back. When they agreed to reimbursing our money back, we thought it would be a short and sweet process. But just like everything else with this retched establishment, it was terrible.

    Short review : This has been the worst experience I've ever had with an apartment complex. Roaches…read moreeverywhere. NOT GATED - gate is always broke. Sketchy neighbors. Sketchy office staff. Save yourself the stress of living here. The beautiful scenery is ruined by everything else. Long review: As I stated there was roaches first day we moved in. First week we were hit with a "pay your rent" when we moved ACROSS THE COUNTRY and triple checked our finances only to be hit with a $1000 "clerical error" on THEIR END. The gate is never working and always broken so sketchy people in and out. First month here both my wife and I's bicycles were stolen. Car breaks ins are included in your rent too! Their solution was to ramp up security...which means cops circling your neighborhood and personally that doesn't make me feel safe either. As a person or color I'm getting stared down while I try to walk my dogs. Speaking of dogs...there is dog crap in every patch of grass you see. I have owned 2 dogs for 10+ years and pick up after them every time. Just a testament to how gross your neighbors are. I've literally seen a neighbor throw out trash out their window. They've finally decided to update their fencing in the back patios (which are currently falling over when we moved in) then give us almost no time to bring in our patio furniture and leave in INSIDE YOUR HOME FOR 1-2 months as the process is taking so long. This has to be the first update the buildings have had since the 80's it's literally a landlord special. My wife chose this place so we could have a little garden and enjoy the outdoors with some plants. Nope they will fine you if it's not in a pot. They're ripping out beautiful plants and trees that have been here longer than any owner has been here. This place is a joke. I asked the office for ONE FAVOR to have a buddy who's visiting for ONE NIGHT to park a VERY SMALL trailer and they threatened to tow it. Your bathrooms and vents seem to be connected so you smell every time your neighbor is smoking weed. Somehow the brick walls still let in plenty of noise so enjoy your neighbors music and domestic disputes for free! THIS IS NOT A SAFE PLACE. I personally walk with my wife on dog walks every chance I get because I worry for her safety. Save yourself time and money and look elsewhere this place is a dump and should be owned by someone who can actually appreciate the property. If we wouldn't have gotten hit with a lease break and could afford it I would've left long ago. Just counting down the days til our lease is up. Thank you Carlton Arms for being the biggest mistake about moving to Florida.

    This is the worst apartment complex that I have ever lived in, and frankly second place is not even…read moreclose. Very old buildings that clearly they never bothered to put money in to maintaining well. They are old and after a month or two of living there when the paint fades a bit, you can really see the old. Management will go out of their way to fine residents for any thing they can get away with. Good luck getting any deposits back, they will arbritarily keep them (not even tell you they are doing so, and without any proof). Another good example of their ruthlesness for money, after 4 years of renting they suddenly decided that kayaks/canoes were illegal in our outside porches. For an apartment that boasts it's on the water, suddenly it's illegal to keep these boats on our porches (subject to fines, no less) unless you pay for, and use their storage recently converted to kayaks or wakeboards. My apartment was flooded with raw sewage four times in the last year. Guess it was best that I lived upstairs the first three years. Amenities are shut down with surprisingly regularity. I have never seen a pool closed in any one apartment complex for longer than a day. In four years as a resident the pools have been closed at least a dozen times, usually for weeks or months at a time. This place sucks!
