I live in New Mexico and when my cousin passed away, we flew in to empty the house and clean it up. We thought we left everything in good condition and texted pictures to the property owner. My cousin, did break the lease when she smoked in the home. That is unfortunate and it is reasonable to expect that she should be charged for repainting the home. However, what she was charged by the owner of the property is completely excessive. Again, she was 81 and single and was only in the home for 3.5 months before she passed. The owner claims the laminate floor was damaged and had to be repaired $250.00. She claimed she had to have all the Air Ducts and grills cleaned $525.00. She claimed the newly epoxied garage floor had dirt stains and had to be recoated $600.00, she claimed 2 light bulbs and broken blinds $400.00, repainting the house $2890.00 (not questioning this fee), 6 weeks of rent to get the repairs done $3037.00 a conveniently long time. You can see from my pictures that everything looks good and clean and there are no damaged blinds on the sliding glass doors in the living area. These fees are excessive. Would not recommend…read more Told her in the beginning I couldn't put the water bill in my name because the owners had an outstanding balance to pay so until that debt was settled I couldn't do anything. She said she'll tell the owners. Asked for an update, she didn't respond. I paid rent early every month, never caused any issues or asked of anything. I was a flight attendant barely home & living by myself. Time to move out. I tell her I'm not sure how far in advanced I needed to let her know but I'll be out soon as my year lease is finished. This was probably around 90 days prior to move out date. A couple weeks before move out date she texts me and says I didn't give her a notice - asks if I'm extending. I screen shotted my text and show her I did give her a notice and she responds condescendingly telling me I didn't. Move out day comes. I have professional cleaners come, leave the place spotless, and leave the keys on the counter. Texted her a picture and left. She says to leave the keys outside or door unlocked so she can get in because she doesn't have a spare. I said I already left, I assumed as a property manager she'd have a spare and because she didn't communicate any move out instructions, I just did what I always do, lock up and leave. She responds condescendingly again with an attitude. Asked her when can I expect my deposit back she said within 30 days from move out date. My move out date was May 31 on the lease. July 3rd i text her and ask her about my deposit. She said she couldn't get in the house til June 4th so my new move out date was June 4th so she doesn't have to give me my deposit til July 4th lol. I said why don't you inform me on anything, she rudely responds with why didn't you inform me you didn't put the water bill in your name. Screen shot our messages earlier to show her I did tell her and she's still rude as hell. I get my deposit back late. This lady charged me $800 for a cleaning fee. $350 for a lock smith fee. & $500 something for the water bill. She's a con artist with amnesia that doesn't take accountability, has an attitude problem, & is childish and petty specially for an older woman. I don't know what her beef was with me but save yourself the money and headache and deal with a more reputable professional company. I usually support small business but this one sucks so bad.

This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. I contacted 2 other national companies in addition to Sell Easy LV to compare the offers and the perks. All of the offers were within a couple thousand dollars of each other. However, the other national companies will charge you if you need extra time in your house or if you leave behind any furniture. I already received the cash for my house in order to buy my other house in North Dakota. We were able to close within 2 weeks. They allowed me to stay in my house, without any extra cost, for 45 days after closing. I am also able to leave behind my unwanted furniture, which is great because we don't have a way to get it to the dump. The other companies require all personal items to be removed, or they charge you a cleaning fee. They made the process easy and were always in touch.
