Fair if you need a place to park your RV Many run down not lived in permanent trailers. If you need inexpensive lot rent this is your place. Don't expect much beyond that You will need to get power and cable company and on your own. read more

AVOID THIS PARK AT ALL COSTS!!! Do NOT buy a trailer here. I've witnessed the makeovers for a year. They do not even replace floor, roof or wall insulation. They simply leave it and throw on some paint, new roof tiles and flooring right over the old insulation. I've seen the wood trim buckle under the first good rain and they come back and nail it down again.The person who bought the remodeled trailer #75 was heard on the phone screaming how his bathroom and second bedroom were soaked after the first rain. That should tell you the type of remodeled work you're buying! You can't have a fence for kids or dogs. You can't have a utility trailer or flatbeds. They tow your vehicle if it's parked in an empty space when the onsite maintenance man does it every night! The original manager, before it was sold, drove around 3 times a day to monitor unusual activity. She even lived on site! She was available 24/7. They would never have allowed big breed dogs. This place claims they do not allow dangerous breeds. Yet many were there and the manager claimed she didn't know about it. Yet our small Pug was attacked just walking by on a leash. A Pitbull, living in a travel trailer, was complained about multiple times by a few tenants and nothing was done. It wasn't until this Pit came running out to the road and picked our dog up in its mouth and shook it uncontrollably, that something was done. The park refused to take responsibility even though they knew of the dog in question and denied it. The owners of the Pit were asked to pay the vet bills and never did. Once 52ten took over the first manager, whom I met, said she wouldn't be there long so it was pointless to meet anyone. She was apparently unhappy and quit within a month. Then we had manager number two who locked herself out of the office and asked for my help getting her in because she didn't want to notify her boss for fear she would be fired. Now someone else has taken over. 3 Managers in a year!!! What does that tell you? The sign out front says "Home selling fast" LIES! Only 2 were sold during the entire year of 2022. They want too much money for something you will never really own and have to pay lot rent on top of that. The lot rent adds up to more than property tax on a home on your own lot! Due to their failure to sell anything their new sales office has been closed down, just last month! The new owners wasted no time remodeling their now failed sales center and their office/community room but never spent a dime to improve living for their existing tenants. No Dog run, the laundry room sat unfixed, til recently, though we were never given a key or told we could use it. They never fixed the potholes at the entrances. We received almost daily text messages from the manager that were threatening in nature. The latest manager was overheard saying they own this place and "we are just guests! We can be made to leave anytime they want!" What great customer service huh? We were told the lot rent would go up but very little. Within one year almost everyone left the park due to the rent and lot rent increases. That's what they wanted. If you're still there, they don't want you there. We were in an RV. Lot rent was $400 and became $867 within a year. Water, sewer and trash was included, now it's separate. The park allowed animal neglect. A little Maltese was left outside in the extreme heat, 24/7 in a 3x3 playpen for a year. Several tenants complained about the neglect and the office manager did nothing but send a text to tenants that dogs were not allowed outside unattended. Management needs to physically get off their ass and go investigate. She never did, not once. The police are there quite a bit lately. Someone set the dumpster on fire. Homeless go through the garbage and have been spotted squatting in trailers being remodeled. This place only cares about their profits, not your safety and not your pets safety. Trucks and cars speed through the lot like it's a raceway. Now, look for a bullshit response from 52ten management. read more

This place is a dump! They charge top dollar for a gravel lot full of scorpions, tiny little slab of concrete to sit out on. Refuse to give a detailed receipt of rent. Disrespectful office staff, entered all of my information wrong in the system, blame me for not being able to do their job. Then couldn't even provide me with a proper receipt for insurance purposes after going to the office 3 times to request. We pay our rent two weeks early and are very quiet. The landlord then tells me well your too much trouble we can just kick you out. I guess if that's the way they want to treat people doing right by them and paying on time I can't imagine how they would treat you if you didn't. Find another place!!!! read more

First off my beaker box was broke so I could only use like 30 amps on a 50 amp are else it kept popping on the outside couldn't even rush my washer and dry and a air No one is ever in the office to pay rent and they charge you for every little detail the say the rent is so much then charge you 200 hundred more for random stuff then there a sign telling you about all this stuff coming up been up for 2 years nothing has changed constantly getting locked out of the app and that's the only way to do anything pay rent talk to management and so on cause there's never anyone in the office!!!!!! Cops are always in the park with something happening no gates like they say is suppose to be coming makes you feel so unsafe and is refusing to give my deposit back after I told them I was leaving the first of the month and payed for a months rent they are a shall and money hungry I WILL NEVER COME HERE AGAIN ARE NONE OF MY FAMILY read more

Not a bad place to live. Tenants are nice. Rent is fair considering the prices around here. The area is also safe.

Found this place when driving for Uber. Decided to rent from here because it was cheap and it was an actual house I was living in rather than an apartment. Was here for over three years. My home had broken outer windows and a crowbarred open back door that closed but the dead bolt never worked. They will not work on anything cosmetic unless the city forces them to or it affects the inside. My only real offense was I left garbage bags outside a little too long before taking them to the dumpster. Otherwise, I was a quiet considerate tenant who did nothing wrong. Then I was called out for not keeping the inside clean enough for their p***y of a plumber to do his job. Then due to the miscommunication of the scatterbrained secretary there, I was nearly thrown out one month before I wanted to go, and only intervention from the county landlord and tenant office saved me, and also gave me the reasons she initially wouldn't give me for her eviction attempt. Until all this, I had no problems with anyone in the office, and the manager was always helpful and accommodating to me. Ah well. I'm in a better place now, and there's always a plan from God. Hopefully there's a better one for these people. read more
