When we wanted to sell our home in Fullerton, we interviewed three different agents and team Liz was hands and shoulders better than the other two. They identified areas that needed to be improved in the house and got us quotes for painting, power washing, carpet/tile cleaning and repair, and carpet replacement. They made everything very easy for us in what is naturally a stressful process. When we moved out of the property, they kept and eye on it and ensured that everything that needed looking after was taken care of. After the house was on the market, they followed up with the agents of prospective buyers, managed the offers and asked all our questions about disclosures. Their team is a joy to work with and we were very pleased with the outcomes.

As first time homebuyers we struggled to find trustworthy, honest, knowledgeable and amicable real estate agents who would assist us in one of the biggest decisions in our lives. We are true believers of "things happen for a reason" and we knew we had made the right decision to work along with them. I valued the transparency and also the information I was learning myself in the process. They have great communication, market knowledge, problem solving and everything is cater to your specific needs and wants. Overall their customer connection goes beyond just a transaction, we felt as if we were working with family. We had up and downs during this process but we never gave up and kept pushing forward and we couldn't have made it happen without them. When I started interviewing realtors, including friends, I realized that it was hard to find a trustworthy person. I met Evelyn by luck and she didn't oversell herself. Instead, she helped me figure out how to interview agents. It ultimately came down to her and I could not be happier with the results. My case was complicated as I was trying to sell a condominium to buy a home while keeping cash on the side for an investment. Evelyn is a financial planner at heart. She didn't only handle the transactions but took on educating me on investing and how to approach the entire project. We calculated our every moves and mitigated risk. She knew my bottom line and never got close to it. Instead, she sold my condo for a record high. The highest in the history of the HOA. You can ask her and fact check that. After the sale she added contingencies to help me secure free rent while I looked for another place. She was aggressive and assertive. We found ourselves looking at 6-8 homes a day in a given weekends. Evelyn made herself available on weekdays and weekends. It was game on, all in! We saw several homes and she carefully watched until she knew we found the one. It was a house for my mom and we just knew she'd love it. We again went all in and after submitting video and a letter to interview we got the place. The coordinations between her and the loan officer were flawless. Never did I feel pressured to buy or sell. I was always informed. She never lost her cool with my craziness, messages, suggestions, questions. I am a bit if a control freak and she was totally fine letting me have just enough control while managing her "to do"as she moved smoothly from step to step in order to achieve our goal. It was impressive to see her in action just jumping into sales mode. May I say, she was also very kind to my mom and to my family there made it just right. She literally became one of us. She truly is a gem. Evelyn, if and when you read this, PLEASE KNOW YOU ARE ABSOLUTELY AMAZING! thank you for helping me achieve this major goal in life !

Review for Irene and Ricky Real Estate Group…read more I started looking for a home Jan 2025. I met Irene on July 2025. I purchased my home on Nov 2025. Before meeting Irene, I had already seen around 80 homes. In total, I visited over 100 homes before finding the right one. Irene worked with me for nearly 5 months and put in more than 8 offers on 5 different homes before securing our current home for a better deal than I could have imagined. Reasons I am so happy to have worked with Irene: 1. Well-connected: The main reason I would recommend Irene is that she is so well connected. She knew all the realtors of the homes we put in offers for. If we wanted the home, she would contact them immediately and get me all the details on how we should approach the offer near real-time. 2. Reliable & Experienced: She has most likely sold or purchased a similar home to what you are looking for. She knows dates / prices and lot types and can give you recommendations with proof to back it up. You want someone like her in your corner whether buying or selling your home. There is a reason she has been the #1 realtor in Irvine (volume-based) for the past 2 consecutive years. 3. Honest: She really wants what is best for you. She also wants your business now as well as in the future. When I was having second thoughts about the home after putting in offer, she talked me through my thoughts and advised that I should pull out now explaining that liking the house is much more important than how good the deal is. Instant trust. 4. Team: Her team members (Grace & Geoffrey) follow up very well and are very calm and caring, which is a perfect balance to Irene's quick-thinking demeanor. I'm extremely meticulous with my purchases and do extensive research and comparison shopping. Buying a home took that approach to an entirely new hyper-methodical level. Irene matched my obsessiveness with her diligence and never missed a detail. She is fast-paced yet very patient--hard to explain, but its immediately obvious once you work with her. I was so happy with Irene that within 2 months of closing, I got 2 other families to work with Irene to buy / rent out their home. They also really loved her so I am even more confident in recommending her without hesitation. While this home may not be my forever home, Irene is most definitely my forever realtor.

In reality, after a month of lowball offers, deals falling apart, and absolutely none of the promised bidding-war fireworks, he suggested we reduce the price even further , despite similar homes, many not nearly as nice as ours, selling for more. We were completely perplexed. Every time we asked what was going on, there seemed to be another explanation about something supposedly wrong with the house, but never much acknowledgment that maybe , just maybe, the strategy itself wasn't working. At some point, when your beautiful home starts being treated like the last dented can in the clearance aisle, you know something has gone sideways. So we parted ways, took the house off the market for a few weeks, regrouped, and hired Kathe. The difference was immediate. From the moment Kathe walked through the door, she understood what made the home special. The custom woodwork, the huge back patio, the classic kidney-shaped pool, and all the little details that gave the house character. Instead of telling us what was wrong with it, she saw what was right with it. And we loved that. She brought in stagers, added her own personal touches, repositioned the home properly and , this is the part we particularly enjoyed, suggested we actually raise the asking price by $10,000 over our original listing. The minute the house hit the market, we received multiple offers. It sold in a freaking WEEK for nearly $40,000 more than what we had originally been asking. Talk about night and day. The entire experience with Kathe, albeit a very quick one, was an absolute pleasure. She understood the home, understood the market, and most importantly, knew how to present it in a way that made buyers see what we had always seen in it. We genuinely could not recommend her more highly to anyone looking to buy or sell a home. And when the day eventually comes to say goodbye to our current house, there won't be a dramatic realtor audition process. We're calling Kathe.

Her fun, bubbly and approachable personality not only makes her a joy to work with, it also comes in handy during negotiations. She was able to connect with the sellers agent and relayed valuable information that helped us present a competitive and fair offer. Instead of asking us to make a high offer to outbid the other offers, Vickie was strategic and recommended different approaches to make our offer stand out. And it did.
