If something is broken on the property when you move in do not expect them to ever voluntarily come in and fix it expects to spend literally months or even years fighting with them to come and fix something as simple as an air conditioner or a dishwasher that hasn't worked since you moved in. Also make sure you take photos of literally everything take notes make them sign papers or acknowledging the current state, in writing, when you move in. Because any time you attempt to have maintenance come out and fix something they will bend over backwards to attempt to blame you for literally anything including an act of God and they will try to charge you for it. Unless you have a lawyer on retainer expect them to just plain lie and charge you for things in complete disregard of any law or legal statute because, the people who are actually handling the phones and the desk have zero training and have just been told to do things and have no idea whether they're breaking the law or not they're just afraid of their supervisor yelling at them for spending too much money on a property.
