I feel compelled to share my recent experience with an appraisal conducted by Yuisbell Blanca in Coconut Creek on August 31st, 2023, as it has had significant repercussions on a property transaction and has raised concerns about the professionalism of this appraiser.
The property in question is a second-floor condominium unit in Coconut Creek, with county records indicating a square footage of 1,392. However, in preparation for listing the property in the market, a professional was hired to accurately measure and create a floor plan, revealing a total square footage of 1,416 square feet. This updated floor plan was provided to Yuisbell Blanca before the appraisal.
One of the most troubling aspects of this appraisal process is that Mr. Blanca, in his report, acknowledged that he measured the property. However, it became apparent during the inspection that no actual measurements were taken. Instead, he conducted a brief walkthrough of the unit, asked a few questions to the seller, and promptly departed.
The appraisal report subsequently indicated that the property measured 1,337 square feet. This significant discrepancy between the appraised square footage and the measurements provided by a professional has had a substantial impact on the appraisal value and has resulted in delays in the closing process for the property.
I strongly urge caution when considering the services of this appraisal company, and if you do engage their services, exercise vigilance to ensure that Yuisbell Blanca is not assigned as your appraiser. My experience has demonstrated that such an arrangement can lead to a nightmarish sale process, affecting both sellers and buyers alike.
