The location is convenient, an easy walk along ancient streets and alleyways to both Villa d'Este and Villa Gregoriana, as well as numerous shops and trattorias. Or stop at the tabaccheria just past the Villa d'Este and buy bus tickets to take you down the hillside to visit the ruins of Villa Adriana, the Emperor Hadrian's retreat from the hustle and bustle of Rome. The guest suite at Palazzo Maggiore is well appointed, with a large bed in one room and an antique sofa and table in the other. Catch a good night's sleep on the comfortable bed and you'll be ready for a delicious breakfast: just ring your host's bell and five minutes later you'll be presented with piping hot coffee, juice, yogurt, cold cuts, and an assortment of fresh pastries and bread with jam--the perfect beginning to a day of exploring the fascinating town of Tivoli. The only potentially less-than-positive feature is the bathroom, which is unique in my experience. It is on three levels, with sink at the bottom, toilet most of the way up a steep staircase, and tiny shower stall at the very top. Space considerations in this historic house obviously made the installation challenging. It is true that those with mobility or balance issues, or people prone to carelessness when their feet are wet, risk a headlong plunge down those steps. However, I prefer to think of the bathroom as unusual and challenging, part of the grand adventure known as travel. If you are relatively agile and exercise due caution, you'll probably think of it that way, too. Our hosts, a charming woman and her cordial daughter, were not only welcoming but extraordinarily helpful in myriad little ways that were much appreciated, from offering sound advice about what to see and do in Tivoli to cheerfully storing our luggage for several hours after check-out time. These people are the salt of the earth, fully representative of the warmheartedness of the Italian people. Whether you're seeking a base for adventures or just a relaxing weekend in a beautiful old town, you won't find lovelier accommodations than the ones they offer at Palazzo Maggiore.

She will gladly do whatever she can to make your stay as wonderful as possible. She is so down to earth, totally overflowing with sunshine, and will make anyone incredibly comfortable; she truly made Rome that much more of a lovely, fascinating and amazing place for us. To wit: she gave us detailed instructions on how to get there and anywhere we wanted, responded quickly to any questions, printed things for us, checked back throughout breakfast to be sure we had enough of everything, gave us short cuts and insider info (she used to be a tour guide after all), personally made sure to get us settled in and tell us goodbye, she even went so far as to pick flowers and put them in our room for us. Fulvia's rooms are fabulous; modern and efficient use of space with great colors and textures to keep things airy and light. She gave us the choice to move into a bigger room if we wanted (at the same price) but we stayed right where we were because we loved it that much. The rooms are CLEAN CLEAN CLEAN with lots of fresh towels and linens. The bed is by far the most comfortable one we slept on compared to everywhere else we stayed. The room is laid out nicely with your own little table and chairs right in front of a generously sized window looking out into Rome. Lots of light when you want it and darkness when you want that too (shutter included). The location is fabulous; very easy to get to from the train station. There's a small grocery store in the train station, a laundromat a street or two over from Casa Romana, a Tabacchi shop literally across the street, restaurants within the same block and it is walking distance to pretty much all of Rome ..... we even walked back from Vatican City - it did take awhile, but we did not die trying to do it. You may occasionally hear sirens, but they never kept us from sleeping or interrupted our good times. (You also may occasionally hear your neighbor's door shut, but again, our sleep nor good times were ever interrupted.) Casa Romana is set up fabulously - 3 rooms and that's it - 3 rooms on the second floor that make up the corner of a building. They are all centered around a small hallway that contains a breakfast nook (complete with kitchenware for everyone to use) where Fulvia places breakfast around 8am each morning. However, you can get up when you want and have your breakfast - no timeframes and no weirdness at a table with uptight strangers. Just roll out of bed, walk 5 steps, grab your food, walk 7 steps back and sit down at your own pretty private table and enjoy! It is exponentially obvious how much Fulvia takes immense pride in Casa Romana - do not miss out on the chance to experience it.

It is directly across the street from the Seneto or Senate so there is a good police presence for added tourist safety. The rooms were very clean, wide and bright. They offered a free mini bar, free breakfast, AC, Internet TVs and all the upscale amenities. We LOVED IT! The hotel staff was very friendly, helpful, and caring. They all spoke perfect English as well. They helped with recommendations for dinner and set up transportation arrangements for a cruise transfer after. (Of course, at our cost) but it was nice to have them set up a private van to take us. This place is a 6 stars out of 5 stars . It exceeded all expectations. Our room was impeccably clean, and the bathroom the snazziest of our trip with a huge jacuzzi tub, beautiful tile work, and a mountain-top view over all of Rome. The patio area was a lovely spot to read a book and enjoy the view of the adjacent olive vineyard and and the whole of Rome in the distance (if you squint on a clear day, you can see the top of St. Peter's). It was also a reasonable walk to all the sights in Tivoli, which was very useful since parking is a pickle in city center on a busy day. The morning we left, the owner's husband took us on a 30-minute tour of the grounds including a substantial Roman ruin on the hill beneath the hotel. It is believed to have been the palace of Brutus, ergo the name Villa di Bruto. So cool! Absolutely one of the accommodation highlights of the trip, and the staff was phenomenal!

There is a lift so if you are not able to use the stairs or don't feel like carrying your baggage far, you are covered. There were only two rooms in this inn, one with an attached bathroom and the other with a detached bathroom---I recommend booking the room with this amenity. Our hostess, Marina, was wonderful. She helped us plan our days out, made reservations for us at big tickets items (The Vatican and Galleria Borghese) and personally served us breakfast every morning. Her kindness and helpfulness made it feel like a bit of home away from home. The location of the inn was fantastic. It is about a 10 minute walk from Vatican City. The subway station is very close which makes access to the ancient Rome areas very easy. Don't miss out a trip to the gelateria right next door...it is cheap and delicious. If we ever go back to Rome, I know with certainty we will stay here again!

Just down the street there is a Carrefour to pick up snacks and wine- note here they do not sell alcohol after 10pm. The staff at the hotel were very accommodating and helpful, even before our stay they were asking if we needed a car to pick us up from the airport. 10/10 would stay here again!
