    This park is exclusively for 55 and older, owner occupants. There is a sense of pride shown by the…read morehome owners and the park itself. The location of this mobile home park is ideal for those who still work (close to the 5 freeway), but perhaps it's best for those who are already retired and may not be driving any longer, or aren't comfortable driving far from home. Everything is close by, with many stores as easy walk away. The El Toro branch library is just outside of the front gates, with Ralph's Petsmart, Home Goods, Daiso, and many restaurants easy to walk to as well. The common areas - roadways, tennis courts, pool, spa, pool table room, recreation center and laundry room are all well maintained and kept sharp looking. The management requires that homeowners keep up their homes and spaces and consistently enforce the rules. It is very quiet and we feel quite secure - in 4 years, we've never had any problems. Space rent is high in this part of Orange County - it is what it is, so even though it's high, it's not any lower anywhere else around here that I know of. They will raise your rent every year, but again, this is a common practice that you will find anywhere.

So If you really want to, you can uplift your house that is why it is called mobile homes. Odd no? So they have a feeble gate that comes down at 7pm. The mobile homes are pretty nice depending on which one you buy. They are just like your normal one story houses, but the difference is you can move it when you are sick of this location. =P It's a retirement community, so you know it's full of old people who complain and complain. I have seen some fliers and it's quite funny at how much they complain or how many rules they list. The people are friendly and it's a nice community so I give it 3 stars and it's conveniently located to the newly remodeled shopping centers. You can just walk to the library or to food, supermarkets, and more within a few mins.

Gene, the manager, has kept the park in tiptop shape and if you have any concern at all, he resolves it quickly! The landscaping in sculptured and the effect lighting is expertly place. There are streetlights spaced about 50 feet apart so it gives you a feeling of safety. The amenities include a heated pool, jacuzzi, pool table, tv's, workout room, card room, dance hall, kitchen, backgammon building, barbecues, etc. Almost everyone we have run into here is very friendly and very young at heart. So to summarize, we highly recommend this park if you are 55+!

He has cut trees down in the front of peoples places for whatever reason he wants. He thinks by just calling something a "safety hazard", he can do it. (NONE OF THEM THAT I SAW WERE SAFETY HAZARDS. Here's the kicker is that before he cuts your trees, there is zero communication from ETME staff. Zero. One day you have your trees, next day you don't. Why would they not sent a message? Something - a text, call, email to you saying they have a problem with you trees and they will cut them down unless you do something? I truly believe Gene enjoys being nasty to people. He HURTS people and it's like F you.

We ended up buying two smaller properties and closing ahead of schedule. On the personal side, Anna is very responsive and very kind. Her response time for questions and concerns is incredible and her paperwork is impeccable. She helped us get through inspections and contracts sometimes almost line by line.     I'm writing this review in the hope that the owner of Total Property Management (TPM) will see…read moregenuine homeowner feedback instead of relying on curated or inaccurate comments. My experience with Ashleigh Adrianos, the manager of White Oak Community, has unfortunately forced me to spend time documenting what has happened so future homeowners know what to expect. I have interacted with Ashleigh three times: 1. Pool Key Replacement When I first purchased my investment property, the previous owner (Opendoor) did not provide any keys, including the pool key. Ashleigh charged me $50 for a pool key replacement. This was still reasonable, and I had no objections, then I just paid it. 2. Parking Permit Issue The second time was when my tenant needed a parking permit. My tenant contacted Ashleigh, and she told them to reach out to the patrol company. The patrol company then told us that permits are handled by the HOA. We got bounced back and forth multiple times with no clear answer on who was actually responsible. Only after I forwarded the patrol company's email to Ashleigh did she finally send us the application form. Then, without any proof that this unit had ever been issued a parking permit before, she claimed I had "lost" it and tried to charge me $100 for a replacement. I explained this was my first time applying and asked her to show any record that a permit had been issued in the past--she couldn't. She still refused to process my request until I spent a lot of time reaching out and escalating the issue to her supervisor, Kory, and Kory approved it immediately. This made it very clear that the issue was not policy but Ashleigh's unreasonable handling. 3. Rodent Problem On 10/24, my tenant reported seeing a mouse inside the home. On 10/26, my tenant caught one using a trap. I hired a contractor the same day to seal a possible entry point behind the oven and then submitted a request for HOA pest control. I clearly wrote in the portal that we had reason to believe the rodent entered through the common wall. On 11/13, my tenant found new evidence of another rodent on the kitchen countertop. According to the Portal, pest control supposedly completed the work order on 11/07, but the problem persisted. I contacted Ashleigh and Kory again, and I also reached out to the HOA's contracted pest control company directly. They confirmed that the HOA work order written by TPM was extremely vague--TPM only asked them to seal possible openings on the exterior wall. They did not perform pest control on the shared/common wall, nor did they inspect where the rodent actually entered the unit. Ashleigh insisted that the HOA is only responsible for the exterior wall and attic--not true. Under California law and standard condo ownership rules, shared/common walls are the HOA's responsibility. By only sealing the exterior and leaving the interior/common wall unaddressed, they effectively trapped any rodents inside the wall, allowing them to enter my tenant's living space. Her reasoning and handling of the situation were baffling. Only after I provided the legal definitions showing she was incorrect did Kory step in and say he would follow up with pest control. Total Property Management hiring someone like Ashleigh does not serve the best interests of homeowners or the business owner. It wastes time, money, and creates unnecessary frustration. I sincerely hope TPM's owner reads this review. I am more than happy to provide all email records to verify every detail I've stated here.

Farid (the owner) was not only fast to respond, taking the time to FaceTime with me while he proactively looked up our property map, but he was also very fairly priced and quick to schedule. I got a lot of runaround's from other companies of how much something like this could cost but Farid was very straight forward on what we'd owe depending on what they could find. His droning team came out within a week and Farid turned around the survey map a week later. Highly recommend Mission land !

We NEEDED our property surveyed. Our neighbors changed their minds after an agreement that we could build our wall on the property line. We started building a 3 foot wall between our houses and we had to get things surveyed. We needed the work done asap because we lost time and money already trying to please our neighbors. They came out sooner than originally planned and marked the property so we could get things done properly. Everyone was so professional and helpful. We highly recommend.
