My wife and I moved into this complex a little over three years ago with our three young children. There is a mix between families, college students, and young professionals in this complex where things are for the most part quiet and peaceful. There's a decent sized playground that's centrally located on the premises away from streets and traffic with plenty of space for walking pets. Mailboxes and trash dumpsters are conveniently located for most apartments. The office staff have been friendly but sometimes can be hard to get a hold of as property managers have been split among different properties making office hours somewhat irregular. One major drawback is that during the school year, parking can be an exercise in patience and the the speed-bumps (though sadly necessary) wreak havoc on your car's suspension. These apartments come with free internet which is pretty fast and somewhat reliable with occasional outages since we moved in. We live in one of the basic 3 bedroom town home units with the 1.5 baths which is a huge upgrade from our previous 2 bedroom apartment. The kitchen layout is fairly standard with a decent amount of storage space. The only change to the layout that I would make is that I would move the fridge was closer to the sink and the stove, and that the breakfast bar nook was replaced with more counter space with a pantry cabinet. Being that we didn't spring for the renovated unit, our appliances are older and definitely show their age. The renovated apartments should have newer appliances and updated fixtures. The stove works decently well for its age, but it could do with an upgrade as well. The built-in microwave/vent hood combination works very nicely. The cost of utilities varies throughout the year with the winter months on average being the least expensive. One unfortunate change is that water and sewer costs are now split among the tenants of each building which means you could be paying for more or less water/sewage usage depending on your neighbors. The water/sewer service is billed through a third-party company. Our costs run between $125-200 for gas/electric service and $40-60 for water/sewer service. The bathrooms are pretty standard and function as you would expect. Our unit had a new water heater installed shortly after we moved in, so our hot water has been plentiful as far as showers are concerned. The water pressure is decent for an upstairs bathroom. If you cloth diaper and wish to install a diaper sprayer, maintenance will install the fixture for you. I do wish there was an exhaust fan installed in the bathrooms, since the excess moisture can cause issues with mold/mildew. In the three bedroom layout, one of the bedrooms is a bit smaller than the others. The smaller room is fine for a small child or a home office, but could be a problem if splitting rent with roommates. One thing you may notice is that since these units were built in the late 1960's, there isn't as much acoustic separation between apartments so you will occasionally hear your neighbors. Now the feature that sets these units apart from most others is the inclusion of an unfinished basement for storage. Not many other rental units in this town offer basements like this at this price point. It's perfect for storage, arts and crafts, home gym, etc. A few words should be said about the location. There have been a few incidents with cars being broken into including my own. As far as I know, the property does not have a security patrol service. Do not keep anything of value in your vehicle. In general property crimes are a little higher here than in most other parts of the city with the exception of some areas north so that can be a concern. Another area of concern is that the public schools are not the best that this city has to offer. If you homeschool or send your kids to a private school, then it won't be an issue for your family. When I was looking for an apartment, I knew I wanted a townhome. I barely had to look at more than 2 places to know that this was the one I wanted. In my unit, the living room floor had just been replaced with new wood flooring and the vanity in the bathroom replaced. My move in was a bit delayed because of this so I was a bit worried about dates staying consistent, but it all worked out in the end. The townhomes are very nice. I only have a few nit-picky issues with some things. I am impressed with the addition of 1GB internet speeds in the units, but one problem I face is the location of the Ethernet port. The location may vary by unit but as someone who would prefer hard wired internet over WIFI, having the port in the middle of the back wall of the living room leaves all the upstairs rooms as well as most of the living room hard to connect. The units, you can tell, have been around for a while. Some things, like the kitchen cabinets could use a replacement as many of the doors no longer close and some of the shelving have begin to cave in over time. All of the floors are wood, this is nice but also causes an issue on the stairs. I have fallen more than once and am afraid that putting any type of grips could ruin the finish and cause me to pay for refinishing in the end. The last of my nit-picks is the two appliances that are constantly giving me fits. The water heater and the toilet. As for the water heater, we believe it has been fixed - the pilot light would constantly go out multiple times a day. The toilet is a different story. Since moving in, it has a slight seal issue. The water will leak from the tank to the bowl over time and have to fill back up. This will happen several times per hour maybe 30 - 40 times per day. Although it isn't too much of an issue with the water, it is still a noise issue. As for both of these issues, maintenance has tried to fix them multiple times and with the toilet, has stated the only way to fix it would be to replace it but because of the company they use, they are unable to since it doesn't leak or have any larger issues like cracks. This, if you can tell is my largest issue which is small compared to what I could be dealing with. Management is wonderful. They update me on what I need to know and help me when I need them. The office hours are a bit hard to work with sometimes as since there is only one person working in the office, it tends to be left closed. This poses an issue for two reasons, it's difficult to have an in-person conversation without scheduling first. The second reason is that when the mail is delivered, it is given to the person in the office. This is mainly to avoid porch theft, which is great - but If nobody is there, I cannot pick up my mail. This has happened to me many times in the past sometimes waiting 2-3 days to get my mail because of my availability. I have opted to get any packages sent to my workplace to avoid this. I understand though that with only one worker, they can be stretched very thin depending on what needs to be done. There is only one maintenance man on site that works the normal hours. I do wish that he would call me when he is entering my home rather than just leaving a card. I do have a pet and I'm worried he may run out if I am not aware when the maintenance man is coming. Those are the only cons I have though. I have never had trouble with safety. The townhomes are very nice. They offer enough space to live and store the essentials. The neighbors are for the most part great, sometimes I can hear them talk in the living room or very faintly in the bedroom. This is to be expected, but its much nicer than having strangers stomping all over your ceiling. The parking seems to be enough for the units around, I've never had to move to another lot because I couldn't find a space in my own although it has been close. Living here has been a pleasant and welcoming experience. I would recommend it to anyone looking to get a smaller apartment, 2 or 3 bedrooms. read more

I've been living here for about 6 months as an individual (Oak Wood.) Everything has been great so far. Mercedes, the property manager, is consistent. Therefore, I always know what to expect going into the office, and that's a good feeling. That being said, every once in a while there's a homeless man going through the trash outside my apartment. That's awkward. But, to be honest, I'd probably be an explorer if I was homeless too. Anytime I throw away a pizza box, I be sure to leave the last slice in there; You never know - that kind of generosity could come back around to me one day, when I find myself in a hungry sort-a-way. I'm not sure if this is enabling a bad habit though. I'm not a very educated person, you see? I just try to do my best... Perhaps I should take the advice of that age old adage - "Give a man a slice, you feed him for a day. Teach a man to bake a great pie, and he'll have the skills to feed himself for a lifetime." Does that mean I should take him to big slice and show him how the chefs make the pizza? But then again, that's contradictory to another fundamental philosophy - "You can't teach an old dog new tricks." I guess I'm just at loss with this problem. Any advice? read more

I have lived at Oakwood Townhomes for 3 years. During that time, we've seen dozens of property managers and maintenance folks. It got to where we residents figured it was a good property manager if they lasted longer than a month. But then Mercedes arrived as the property manager, and things started to smooth out. Not long after, Tony came onboard as maintenance. These folks are so good at what they do, that I actually renewed my lease last year, hoping that the problems at the corporate level of Wooten would iron themselves out. They haven't, in fact, the Wooten office has gotten worse. In spite of this, Mercedes and Tony continue to do an outstanding job, when they are allowed to by Wooten. The very best thing that could happen to Oakwood Townhomes is to leave Mercedes and Tony here, but switch management companies to one who actually SUPPORTS their front-line folks. I highly recommend Mercedes and her staff here, but unfortunately cannot endorse Wooten. read more

Deciding to renew another year. The units are pretty good value for the price. Oakwood has a really great property manager, Mercedes. She does really well at her job, and is honestly the best out of all of the places I've lived since moving to Springfield (I've moved 7 times). She's very responsive to maintenance requests and upkeep of the property. However, only 4 stars because there's not enough parking some nights. I like to do my grocery shopping at night so that I don't have to deal with the crowds. But when I come home with a trunk load full of groceries, I have to park in a back lot that kind of sketchy and far to carry stuff. At one point my car was broken into. I came out one morning and everything was taken out of my center console and put directly into my driver seat. Wooten should think about installing security cameras in all public areas. read more

I would absolutely recommend this place to friends! We just signed our second year lease and we are happy we did. Initially we were worried about how many college students were here, considering we're pretty quiet people, but we haven't had any issues with noise. The one thing that is a little bothersome is that our specific building does not have easy access to parking. This just stinks when the weather is anything other than sunny, but is not a big deal. Considering that's the only thing we've had an issue with, I'd say were pretty lucky. For anyone worried about property managers, you should be at ease if considering Oakwood! Mercedes is the best manager we've ever had. Anytime we go see her she makes us smile and laugh. Both my boyfriend and I agree that she makes us feel comfortable and relaxed. read more

Hey Folks - I am about to renew my lease here at Oakwood townhomes and I have been extremely happy here. The management is great and the maintenance is quick and well done. I had some concerns about the area of Springfield in which it is located but those fears have been dispelled. I have had not one issue with loiterers or weirdies walking around and cant get over how close to the university and downtown it is! As far as im concerned we will be here till we buy our our home! perks - Walls are insulated well. Low utility bills and cant hear my neighbors. - Units are HUGE. lots of space for my family - Rent is reasonable. For the size, definitely the best value in town! - Set up well for roommates. read more

I've lived at Oakwood Townhomes for a year now. My two bedroom is pretty energy efficient and quiet. I like having the extra space in the basement for storage and my own washer and dryer, and besides a couple odd cases, I've not had any problems with the internet that is included. It's in a good part of town, and while the unit has "quirks", that is more because of the overall age, rather than the maintenance. Admittedly, Doug didn't get to requests in a timely manner, but since Rhonda has taken over the property, our requests have been addressed in a timely, pleasant manner. I just renewed my lease actually, which makes one of the first times I've done so for a property in Springfield, so I guess that says a bit in itself. read more

The Oakwood Townhomes are nothing short of an excellent place to live. Located on the West Central portion of Springfield, with great proximity to Missouri State University and the downtown area you will hard press to find a top-notch living experience with the affordability that Oakwood Town homes offers. I currently live in a spacious 3 bedroom town home with updated features. The included internet is often a forgotten bonus along with the amazing grounds crew that keeps the facility looking great. Mercedes in the management office at Oakwood Townhomes is truly one of the brightest spots of the property. She goes above and beyond her normal job duties to make sure that you have everything you need! read more

Initially when I moved into this apartment, it was overrun with cockroaches and the landlord was mediocre. I was tempted to move out, but I'm glad I stayed. The infestation eventually got eradicated and now there's a new manager, Mercedes, who is light-years better. Overall, the place isn't too bad for what you pay. While the cabinetry and linoleum are antiquated, the fiber internet and annual carpet cleaning make up for it. My biggest complaint currently is that despite there being instances of vehicle vandalism on the property, there is no security provided. Nonetheless, I'd recommend this place if you're a student and/or on a budget, but not likely to a family. read more

We have lived at Oakwood for two years now and will absolutely be renewing our lease for another year. We've rented from Wooten in the past as well, and we've never had problems with them. They're very responsive any time we need maintenance, and the staff is very friendly and willing to answer any questions we have. The grounds are kept nicely. They've allowed our service animals and I have a nice area for my dog to go play behind the building. All of the regular maintenance (i.e. furnace filters, smoke alarms, etc.) are reliably checked and taken care of. Definitely would recommend to anybody looking for a great company to rent from. read more

Living here has been great, and I expect to stay for a while. It's close to downtown, but nestled into the neighborhood around Parkview. It's a quick walk to Wickman's, which will be dangerous for my wallet come planting time. :) The manager, Mercedes, is responsive and helpful. They've been able to hold packages at the office for me several times, which has been nice. My neighbors have been great. Pets are allowed, and a great many residents seem to have them. The Internet is advertised as 1Gb/s, but I've not seen it go above 200Mb/s. Still plenty fast for my uses, but not a gig. read more

Overall I really love living in the oakwood townhomes. I think it is a great space for a great space. The workers are very friendly and willing to sit down and talk to you if you are confused about something. The only downfall is, the management is unorganized at times. There have been several instances where we have gotten a late rent notice even though our checks had been cashed already and it was just a misunderstanding each time that we had to talk to the manager about. read more
