    Living at Avalon in Amityville: A Comedy of Errors (Except It's Not Funny)…read more If you're looking for a place where sleep is optional, trash decorates the hallways, and your car gets towed for daring to unload groceries, welcome to Avalon in Amityville! This place is a real-life sitcom--only instead of laughing, you'll be crying at 3 a.m. when the fire alarms go off again. Let's talk about those alarms. They go off so often, we don't know if it's an actual emergency or just another episode of "Avalon Shenanigans." God forbid it's real--because by now, most residents are just rolling over and praying for the best. Once, the alarms went off so long I missed work because I couldn't even leave the building. Sleep deprivation is apparently part of the Avalon lifestyle, so if you like your beauty rest, look elsewhere. (Reference Newsdays article on the Avalon Amityville if you want a lot more info on the faulty alarm system) Oh, and guest parking? That used to be a thing--used to be. Apparently, someone forgot to do the math on how many guests a 388-unit complex might have, so they decided to remove guest parking altogether. The new "convenient" parking lot is now down the block and across the street. They didn't mention this when I signed the lease, of course. Why? Because why would they ruin the surprise? Also, make sure you don't unload your groceries anywhere the vicinity. As if we are not paying enough money on rent, now you have to have a stipend for the towing. Yes I got towed unloading groceries. The trash situation is also something to behold. Trash rooms overflow like it's their job, trash finds its way into the hallways for no apparent reason, and dog feces adorn the sidewalks like avant-garde art installations. The smell in the hallways? Probably a mix of that and people tracking the "art" along the carpet. A real olfactory treat. And then there's the plumbing. During winter, the pipes freeze and burst, turning the lobby into a water park. Unfortunately, it's not the fun kind--just the "watch your step or you'll break an ankle" kind. Ohh and be careful when walking on the side walk. As if you didn't need to be careful to soak your shoes "dog chocolate", the sidewalks freeze because they are late to lay down salt in a timely manner. You'll be joining Disney on ice in no time, except it will be from a coma dream. In short, Avalon in Amityville is like a masterclass in how not to manage a property. It's overpriced, overhyped, and overrun with issues. Save yourself the hassle and find somewhere else to live. Unless you enjoy sleepless nights, mysterious smells, and walking your groceries from the other side of town, in which case--welcome home!

    BUYER BEWARE! This…read moreproperty may look beautiful and seem too good to be true, because it is! I purchased all cash in October 2021 and have been having non-stop issues with the board ever since. This review is being posted in December of 2022, so come next election things could change. However, the current board is made up of two residents who have been running the property for about 6 years now in addition to two new people. The "senior" board members are using their positions to forward their own interests and do not care about the other shareholders. They bully and intimidate anyone who goes against their "status quo". I have been slandered to the community and ostracized for speaking out against the bad mortgage they just took out. I have also been cursed out more than once by a board member who repeatedly breaks the house rules as they feel they are above them. The board will actually go so far as to pass new rules without any input from shareholders when they see something they do not like. For example, the current president has an issue with retractable dog leashes, so he banned them. This place is in debt and the board has no plans to raise revenue or make any improvements that will raise this property value. The board have also been caught lying to shareholders. For example, the president told everyone in an open shareholder meeting on 9/13/1022 that the Town of Babylon denied our request for a private dog park. According to the town no plans were ever submitted, but if they were it would have been approved as other communities have done the same in Babylon township. I have this in writing. Save yourself the headache!

    I have lived here for about 3 years now. The management company is absolutely horrific. They don't…read morerespond to you right away. There is a maintenance guy who ask for money when something need to fixed outside your home such as a window. And the management company allow this to happen. He get paid and get free living through the management company and yet he still ask for money from tenants when something needs to be fixed. The laundry room is disgusting, most tenants don't even use it. They use other laundry facilities near by. Also the parking situation is terrible. I could never get a parking space in front of my home because the renters always take up the spots. I work nights and coming home and parking away from home don't always feel safe in this neighborhood. Especially because neighbors complain that people in other buildings sell drugs outside in the parking lot. The HOA fees increased just this year and we don't know why because the management company never does any kind of improvements to the property. For a long time the grass cutting company never came because they said the management company doesn't pay them. They don't hold shareholders meetings, no assigned parking. I honestly would not recommend to live here. Looking to move.

Since I usually work nights, it's not cool. I think if your an owner, & paying the high HOA fees faithfully, you should have a designated parking space. Also the on-site laundry room is a hot mess!!! Part of the problem is, a close neighbor always has "company" that stay for days at a time, & they take up the legal residents parking spaces. I read some reviews from 10 years ago, and read that the double illegal parking had been an issue even then.
