    Beware before signing a lease:…read more I was not told that every large package you get requires a COI which would have been complicated to begin with, but to make matter worse this building requires a non standard version that companies never know how to fill out. I have spent countless hours on the phone with companies trying to get the COI correct because the manager doesn't accept the regular COI and even the most minor details require perfection and the most minor deviations from the example are not accepted. If I had known it was this difficult to furnish my apartment I would not have moved here. Upon lease signing, I was also not told about the $15 per weekday/$25 per weekend day, per person charge for the health club (which includes roof top access). What's the point in having a rooftop if you can't enjoy it with friends and family?

While it is a steep walk up, the building itself appears to be relatively well maintained and has a live-in super. The unit we saw was not identical to the pictures, but still had a microwave, and a dishwasher. Up to here we would give it 4 stars. If you are going to apply here, remember to print and bring the $50 waiver coupon with you. We forgot to bring the coupon on the day of, and when we tried to submit it later, we received no answer as to whether it would be accepted. We were told that the $50 application fee would hold the apartment for us, and they do not accept more than 1 application at a time. We were assured that if the credit check went through we would have the apartment, which was empty at the time. The credit check took roughly a week and a half. They actually call your former employers, current employers, and landlords as well, unlike a lot of places that say they will, and then don't. The credit check results came out satisfactory, and we were ready to sign the lease. Despite the longer than usual time it takes for the credit check we would still say our experience up to here was decent. Now comes the surprise. We were relieved that we could move forward and finally stop the mad apartment hunt, when we are told that they decided to take the apartment off the market. Beth could not tell us why, and told us that another apartment may be available if we were open to renting the next month. However, she thought the apartment that would be available may be out of our price range, and she could not give us a definitive answer on when it would be ready. She did end up refunding our $50 application fee, but nothing could make up for our lost time. Because of this unreliable and irresponsible company, we lost precious time in our apartment search, and several other opportunities to sign leases. We ended up having to extend our current lease to give us ample time to apartment search. We are fortunate that this option was available to us, as if it had not been, we would truly have been in dire straits. If you do decide to hand in an application, make sure you are able to have other options on hold while you wait, so if they pull the apartment from the market, you will at least have not lost any time.

The building is persistently in a state of disrepair. For years, the building's elevators break down continuously, regularly causing 20-30 minute delays and long lines in the lobby areas. The building's amenities - which comprise of a few windowless basement rooms - were previously free, but Rudin now requires all residents to pay a mandatory "fee" in exchange for the privilege of using what they used to get for free. Furthermore, and most alarmingly, if you're unlucky enough to live in a unit which suffers flooding damage from the building's dilapidated infrastructure, Rudin will take no steps to compensate you, nor to replace your destroyed property. Despite this, management will raise your rent 8-12% annually and engage in every effort to extort every last cent they possibly can. To all perspective tenants: on your tour, look for the "elevator out of service" signs, the disorganized and garbage filled basement corridors, and the undisclosed mandatory amenity fee and ask yourself: in a city full of options, is this the landlord I want to do business with?

    Staff at The Somerset is extremely accomodating. Not just because they're paid to do so, I get a…read moresense that most of them genuinely enjoy their job and take it very seriously. The Somerset building doesn't appear to be brand new but the bit of "weary", coupled with the modern lends to its charm. The lobby is so elegant I almost thought I'd walked into someone's well decorated flat. Although it shouts upscale, they've managed to leave the stuffy (that can sometimes accompany these types of brands) behind and the building has a very comfortable feel to it. On the compound are your mail rooms, (package and letters separate), a fitness center, laundry and adjacent you'll find the Somerset garage. Flats are very spacious and most have a personal balcony where you can enjoy scenes playing out on the East siiiiide. It's immaculate and the OCD part of my brain loves being here. I like. The End.

Construction work above…read moremy unit for almost 8 months and lots of banging noise during the time when I had to work from home! No disclosure/warning. Management didn't do anything to compensate. Heater had to be replaced 3 times. Wind noise came through ventilation every time it was windy. Some staff were friendly and some were rude. Facilities were ok and new, but overall not worth money. Nothing's luxurious about the client service. Moved to a cheaper apartment a few blocks away with a bigger balcony and quieter environment - couldn't be happier!
