Outstanding organization from both the broker, to sales agent and technical marketing from my perspective. Broker/owner Jason visited the property, made suggestions for certain fixes so FHA, VA mortgages would cover the home (import in marketing any property) and then within 12 hours sent a full market analysis with comparable homes recently sold and currently on the market, and recommended an asking price based on comps and his knowledge of the current market. The production of both photos and a virtual tour happened almost immediately after we signed the listing agreement and the house was on the market/on line the next day. Communication from both the broker and agent was superior, not only in terms of simply keeping me posted, but they also answered any text messages or emails the same day! As I lived 45 minutes away from the property, Nocher Realty took over the general winter issues like snow clearing and regularly monitoring the heat level in the house. This was a huge relief of worries by me. The overall market strategy Nocher Realty put in place was incredible. From pricing the property, to carefully setting up showing appointments, generating offers and then using multiple offers to leverage the final selling price which was significantly over the initial asking price. Jason Nocher and his staff have excellent working relationships with lending institutions which came in handy when Jason and Agent Maureen had to present a full marketing analysis to an appraiser who initially was inclined to set a lower value to the property for mortgage purposes. There are no words strong enough to describe our wonderful experience with Kelley Taylor at Nocher Realty.
