After nearly a decade of tenancy, what should have ended with a handshake and a refund turned into a Kafkaesque nightmare of fabricated charges, intimidation tactics, and outright disregard for tenant rights. Let's start with the facts: - **Security Deposit Scam**: Despite leaving the unit in pristine condition after 9 years (confirmed in writing by their own staff), they withheld our $350 deposit and instead demanded $467.62 in bogus charges--including a "remarketing fee" and inflated postage costs. Yes, they even padded the certified mail fee. - **FDCPA Violations**: They handed our disputed debt to Rent Recovery Solutions LLC, who proceeded to violate the Fair Debt Collection Practices Act by calling us after a formal cease-and-desist. When notified, The Park at Chelsea shrugged off their legal responsibility, as if federal law were optional. - **Elder Exploitation Tactics**: Their lease renewal process included coercive emails designed to scare tenants into early renewals under threat of worse terms. This isn't just unethical--it borders on elder exploitation, which is protected under Florida Statute 415. - **Fabricated Utility Charges**: They attempted to bill us for water service that was never their responsibility and had already been paid in full directly to the utility. When confronted with proof, they offered no correction--just silence and escalation. - **Inspection Deception**: We were denied the right to be present during the move-out inspection, a clear violation of the lease's own terms. This conveniently allowed them to invent cleaning and carpet charges, despite staff admitting the carpet was in "great shape." - **Threats and Gaslighting**: In a phone call, their representative smugly stated they "could have charged more if they wanted." That's not customer service--that's extortion with a smile. This isn't just about money. It's about principle. It's about a company that weaponizes bureaucracy, ignores legal boundaries, and treats long-term tenants like disposable revenue streams. We've filed complaints with the CFPB and FTC, and we will continue to pursue every legal avenue available. If you value your rights, your sanity, and your wallet--stay far, far away from The Park at Chelsea. Their business model appears to be built on deception, intimidation, and the assumption that tenants won't fight back. We did. And we still are.

I moved into a townhouse at the Park of Chelsea Arms following a hurricane, hoping for…read morestability--but this property has been a constant source of frustration and disappointment. From day one, communication with the office manager and leasing staff has been almost nonexistent. They are unresponsive and do not follow up, leaving residents feeling ignored and unsupported. I was told I'd be moving into a recently remodeled unit with new flooring and upgraded appliances, all for a steep $1,800/month plus additional fees. I deeply regret accepting the keys without doing a final walkthrough with the leasing staff, as it quickly became clear that this unit did not meet the expectations set by management. The townhouse had an overwhelming foul odor of human waste that lingered even after the floors were supposedly replaced. Despite our efforts using air fresheners and moisture absorbers, the stench remained. Soon after moving in, a leak caused black mold to grow in the garage. While that issue was eventually addressed, it raised serious concerns about the condition and safety of the property. When I asked whether the unit had been properly cleaned before move-in, I was told it had only received "surface and light cleaning." However, I discovered human waste residues along the cabinets and heavy spider infestations--clear signs that the unit was not cleaned thoroughly, if at all. I have tried multiple times to communicate with the leasing office, but my messages have been completely ignored--even after two separate attempts. From what I understand, the property is currently cycling through a revolving door of different property management companies, which only adds to the instability and lack of accountability. The outdoor areas are also unsafe--especially for families with young children. There were broken, shattered glass pieces in the front yard and roof soffit debris lying in the backyard. Even more concerning, there is an exposed cable/fiber utility box in the yard with an open hole nearly a foot deep--posing a serious injury risk to anyone, especially toddlers. While the backyard has potential for small sports or family activities, it's not suitable as-is. It still requires major cleanup and repairs to be considered safe for children. The only saving grace at this property has been the maintenance team. They are professional, prompt, and genuinely helpful. Several of the workers even apologized for the state of the unit, admitting that the situation was mishandled and misrepresented. Please do not be ashamed of writing honest reviews about this townhouse or apartment complex. The owner of this property needs to hear what's really happening under the current management. Residents deserve transparency, cleanliness, and professionalism--and that's not what's happening here. If they ever respond with an "I'm sorry," understand that it's just an attempt to save their reputation--not an effort to truly fix the problem. Do not remove your reviews if they try to intimidate you or threaten legal action. You have every right to share your experience truthfully.
