    Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

With his help we got it done in one day. I liked the fact that when he was talking with you face to face he would let a text or phone call wait and keep his focus on you, that is rare in this day and age. Even the closing agent told me more than a couple of times she always enjoys working with Adam as he is very through and has all his ducks in a row which makes the closing process seamless. Adam in my opinion is by far one of the best agents to work with and plan to get back with him again when I plan to purchase a couple of additional lots after my home is built.

    I moved out of one of their rental houses because the house always had a problem. My kids started…read moregetting sick very often from asthma. Less than a year after the house was built (my family was the first family to rent that house), the air conditioner was already broken, and the wall had mold. I had to call maintenance several times because my dryer was always filled with water, and they never knew why. I paid for cleaning before I received the rental, and after a long trip since I was moving from another state, I had to clean again, all covered in construction dust. The appliances were old. The refrigerator had mold all over it, and the stove I put on once to bake a pizza. When it beeped, and I opened the oven, a dead lizard was already cooking on it. Before I moved, I left the house even cleaner than when I received it, of course we knew the $2400 deposit was lost. But now they want me to pay $6800 for trash pickup (what trash pickup?). We left everything outside in the dumpsters that the City of Cape Coral picks up weekly. Pressure washer outside, really? And a new carpet that lost some fibers when I vacuumed it. It's weird, if they had put in good carpet that would never have happened, but like I said, that house was made of cheap stuff. I really don't know how it passed inspection.

    I am publicizing my experience to inform anyone who intends to rent from R.S.P.M. what my…read moreexperience was. I rented 12520 Equestrian circle apt 312. October 16th, 2109 to March 31, 2020. I found out the R.S.P.M. was not opened on weekend. I have to leave work to check out the property. No big deal, and annoying. I get there, and the mirror is off the wall, towel hanger on the sink, and the floors covered in dead insects. I tell them about it and was told they would take care of it before the move-in date. The move in date was set to November 1st. HOA could take up to a month for approval. I get a phone call two weeks later saying I was approved, and schedule a time for a meeting. I leave work and show up for the meeting. The agent was late, the secretary told me I needed to be patient after I sighed in frustration, because I missed work for this. I was then told that the move in date was changed, and since I signed an intent to lease I was obligated to sign or pay the fee. I was also told the HOA had my parking permit, mail box key, and amenities card. I arrived up to the HOA and they only have my parking permit. I was then told the contract was for November 1st and not the 16th of October. They had to call the agent and scold her about how she needed to update them before having me sign a contract. She was also supposed to provide the mail box key and amenities card. Since they didn't complete their obligations at the lease singing, I felt they were obligated to drop off the items with the HOA, so I don't have to miss work, again. I called the agent and they said they would drop the items off at the front desk. Well, it wasn't the front desk of the HOA, it was the front desk at the fort myers office. So I had to miss work to pick up the items that were supposed to be provided at the signing of the lease. When I walked into the apartment, the mirror was off the wall, the towel rack was still on the sink, and the floors were still the same. They didn't take care of the apartment after I notified them last month. I decided not to mention anything since they have a consistency of failure for their responsibilities. I fixed the mirror, towel rack, and cleaned. The smoke detector was barley attached, so I made a base for it. So, the reason I decided to move out, R.S.P.M. sent out a e-mail, during the March covid 19 outbreak, and the notice said that all rent was due regardless if you lose your job related to the pandemic. I put in my 60 days notice in March. I did get furloughed for the entire month of April. I wasn't sure if I would be able to pay rent in the future and made other arrangements. I also paid the penalty for leaving the lease early, even though it was a pandemic. I took care of the property until my move out date March 31. I received my security deposit 2 and a half months later. The company sent my deposit to the address I moved out of. They said they emailed me, but I don't believe them. They had my number on file, my work number, and my friends' number. They decided that emailing was good enough for the attempt. Their reasoning was people change their address, so it was my fault for not telling them my new address. The state doesn't require me to change my address for six months I think, so why did they think sending it to my old one it would be fine? It seems like an intentional act honestly, and that's just my speculation. After the first month of not receiving my deposit, I did call, and the agent I have been dealing with the entire time told me someone else signed my letter (never happened because another agent had in their possession the original check, not signed). When o was working with a different agent, I had a better experience. They provided me with a tracking number and was extremely helpful. On top of that, during this pandemic, they thought it was a good idea not to have contactless delivery, and make me sign for the letter (deposit), which arrives during the day when I am at work... So guess who missed work again, to receive the security deposit? This guy. I'm sure I forgot something else.
