This company deserves no stars. They try to take every dollar from you pocket and claim its in the lease contract. First after living there for more than 4 months I was charged an extra $25 monthly which I had to pay the balance then monthly after" to use their website to pay my rent and filter for the air conditioner" when aked about it they claim its is in a tenant hand book which was not given to me until I asked what the extra money was for. The first filter was mail to me and I received about 3 after that in the 30 months. Now it the security deposit which I have no control over because they already have your money. I had my two teenager kids living there and when we left the house had no damage except for the normal wear and tear of living. I believe they just could not believe that there was nothing major to charge for so they had to find something to take my money. Every inspection I was told I don't have to paint the wall and now I'm being charged especially after living there so long. They told me I had oils on the walls in two of the bedrooms based on the pictures send it was just a small on one of the wall that look discolored. They charged me $800 out of my deposit to paint the walls plus another $100 re- keying. I know finding houses must go through an agency but please be aware because when they have your money for the deposit they don't want to give it all back to you and there is nothing you can do especially if you don't want to affect your credit which is not fair to you. I never give a review on any lease agency before but this is my money that was taken by these people and it is not fair. So I am showing the damage that was said done and the amount of money that was taken. Someone will read and beware of this company.

Week one of a twelve-month lease. Moved in on November 26th, 2025. No heat in the site or inside…read morethe first house ever rented. 55 -56 degrees indoors. Minimum response given. Ultimately, told to provide receipts to be reimbursed $150 towards next month's rent. On December 1st, this month's rent was subtracted efficiently. Still no heat. Who wants to unpack in the cold? Already, Thanksgiving was horrible. No heat. How can someone own a house and not ensure it is livable? Next, like a child who must be monitored to ensure that an adult's change is returned, told to provide receipts for the cost of purchasing heaters to be credited to next month's rent. As of November 26th, for $2827.73 plus moving expenses, I am now feeling as if this was not such a good decision to rent with Brown Property Group to provide a livable residence for an elderly, Disabled US Army Veteran. We are expecting snow in the days ahead, and old bones are already freezing at the very thought.

That being said, Village Gate is the best apartment that I have ever rented from. We were there for only three months this summer, in the middle of renovations, but the staff handled it wonderfully. Because the pool was closed, they put up a portable one largely because they saw how disappointed that it was closed. We were just a couple doors down from the office and the staff was always friendly and helpful for my family. We had a couple of maintenance problems, but the staff responded promptly every time, and actually apologized for the problems that we were having. All in all, it was a great experience. Especially when the renovations are done, I think it will be a great place to live. The gated community aspect is nice, and the courtyard with trees and volleyball court was great for the kids. Loved it all, and was sorry to leave. I have not yet gotten the deposit statement, but if that makes any difference, I will post it.

They stole our money! They denied our application and didn't give us any reason behind it never answered the phone and then told us that someone else had applied before us and they have first dibs. At that point REFUND US OUR MONEY! Contact them to explain we were disappointed in the customer service just to have the property manager laugh over the phone. DO NOT USE THIS COMPANY IN ANY KIND OF WAY. they will waste your time and waster your money!

Towards the end of our business with them It got to the point that when repairs were needed I received no pictures of the repair needed or when the repairs were completed were sent. When properties were vacated, I received no pictures of the properties when he tenants moved out of after it was fixed for them. Exhorbitant prices were charged for things such as housecleaning, where they charged $75 just to drive then charged on top of that to clean. Landscaping prices varied with no explanation. The accounting changed part way through our relationship and it was a mess since they didn't use Appfolio. They would send emails on very long threads which made it impossible to follow a conversation. Our last property took them two months to get ready and then they blamed me, even though I did what they asked me to do. When I expressed concerns it got very contentious and at the end was downright nasty. Our new property manager, Hollis Peery at Peery Property Management, has shown us how properties should be managed. He is responsive, sends tons of pictures, is clear and concise, and cares about saving us money. Please do not use Guardian. Guardian may refute all of this, but that is what they do. I believe it's called gaslighting.

Nate is the only reason why I am leaving a one star review, so if you get a different realtor you may have a different experience. From the outset Nate was indifferent to our needs and seemed only interested in selling a house. When we tried to get him to negotiate on our behalf he would reply with some excuse as to why he couldn't. In all honesty I have no faith that he actually reached out to the builder. When we viewed homes it was clear Nate did not do any research as he knew nothing about the house or the builder. The final straw is when I informed Nate that another builder was able to work with us on certain aspects of the home buying process. His answer was rude and unprofessional, telling us to go with them then. We ultimately decided to go with the other builder, DRB homes, because we got everything we wanted at the price we wanted and were treated with respect and dignity.

It appears they must rent on feelings rather than the proper channels. Amy and her team have ZERO regard to protecting your property. My family member trusted her beautiful home in Hope Mills, NC to this company who proceeded to allow a known debtor, a person with zero credit and what appears to be numerous social security numbers to move in, 1st pay default rent and it took four months and the sheriff eviction to get her out. My family had to pay the mortgage since Ace was certainly not able to collect, all the while paying rent in a new home. The "human renter" also left a house full of trash and a huge hole in the ceiling of the home. She was also known to smoke pot all day and the landlord, AMY REYNOLDS, failed to take action. Take a free internet search. Here is the link for y'all to see. Even a 5-year-old would have seen this person should be on the DO NOT RENT LIST or what's called the DNR. Here is the eviction with Wellington Advisors / Cumberland Towers Apartments right before Ace let her ruin my family member's home. This investigation is ongoing and interviews are being conducted. Ace stole our money. As a homeowner, I would not recommend. They had renters in there that…read moredestroyed our home and eventually stopped paying the rent. Instead of enforcing the rent as mandated by the lease, they allowed the renters to do partial payments and took forever to evict them. They kept my security deposit and did nothing to use it to straighten my home that was left abandoned. Save yourself the headache and hire someone who cares for your property.
