From our experience, we would not recommend this company at all. The application process went smoothly, and that's about the only thing that went smoothly. Move-in day, we met the property manager, Jennifer Beckham, at the house and she gave us the keys and garage remotes saying "They may or may not work, just let me know if they don't and we'll get you a replacement." She also said, "There will be people coming to replace the roof in the next few months." (They didn't until we were getting ready to move out). And then she left. As we were walking through the house, we noticed how dirty the place was. Cobwebs in many places, tree branches in the front yard left for us to deal with, a sink that didn't work (never got fixed), a toilet was wobbly and not sealed to the floor (never got fixed), microwave handle falling off, roof looked terrible, and the pool was disgusting green. Clearly it was not kept up with. The answer when we brought it up? "You wouldn't believe how hard it is to find people to work." Not much communication happened during the duration of our stay. The oven stopped working at one point and it took them about a month to get a replacement. A month is a long time to not have a working stove. They did not seem any kind of concerned of it. Very disrespectful. The last three months of our lease were the worst months I have ever experienced. We were met at the front door, one day, by a man looking for the owners of the house to serve them papers. He explained to us that they had not been making their payments and the house was heading in the direction of foreclosure. We received an email from Glenn Dorsey, the owner of MyHomeSpot, not too long after that. It stated that the owner was deciding to sell, that we basically had 24 hours to decide if we would buy it, and if not, they would be listing it. Well, I checked and it was already listed on the market. We decided not to buy the house, so we had to give them two time slots a week for people to come view the house. We did that. They also said they'd let us know when other inspections and such were scheduled. Never, and I mean NEVER, did MyHomeSpot tell us when anyone was coming over. I'd be going to leave my house and A/C people would show up or inspectors. One day I came home and there was a giant dumpster in the driveway, the roof was torn off and me and my kids couldn't step anywhere without there being a nail there. Were we told the roof was getting replaced? Not a once. The last thing that is a huge red flag, was the fact that we were moving out half way through the month and we were told that our rent would be prorated. Well, the first of the month came and guess how much we were charged? The entire months rent. When we inquired about it, we were ignored. Multiple messages about people showing up unannounced and asking for the rent charge to be corrected, all completely ignored. By the grace of God, the buyers purchased the house before the end of our lease and they made sure we got the prorated amout back to us. Their realtor was the most stand up, good guy we've ever met. Please, please. If nothing else, do your research on the company, MyHomeSpot, before using them. Talk to realtors in the area, mention Glenn Dorsey and see what the response it. We almost bought a house, and we met a lot of realtors during that time who cautioned against him. This is just not a good company to deal with, from our experience. read more

Our HOA had been with MHS a few years ago, and after having a really hard time with the other company, we begged for MHS to take us back. Our manager assigned was less than stellar. He messed up everything from beginning to end. He caused many more problems in already bad situation. The owner was seldom around as he was always on vacation. Our association already had relationship issues, and it just went from bad to worse. I am just going to say that I was sadly disappointed with the service we received. And to top it all off, after paying $1000 set up in January of this year, the owner dropped us because there were too many complaints from the owners and too many interruptions at meetings. I do have to give them props for collections of delinquent fees. We did better this year than ever. Even our elected President had to pay her past due fees before she could run for the board. Their enforcement of covenants is hit and miss. There is no consistency in their violations issued. And when there is too much push back from people that are truly in violation, they often cave to those that make the most noise. They do have a wonderful communication system and document storage. I loved their Smartwebs system for ARC and violation compliance, but their knowledge and service quality has largely diminished from what it was in years past. I will admit that I was thorn in their side, but I just wanted the rules followed and wanted those that never complied with our covenants to be held accountable. We have myHomeSpot managing our HOA and we could not be more disappointed. Our HOA rep is rude and does not return phone calls. Updates provided on building maintenance are off by months and owners are not kept informed. They will go into owned units without owner permission. I am not sure how this company is operating without constant legal violation. The experience from owners in our condo seems to be of consistent disappointment. By far the worst property management company you will encounter in the area. If you are a homeowner looking to use this company or a tenant looking to lease any of their properties, stay far away. Upon entry we encountered animal feces, fleas, cockroaches in every single room throughout the house. After several complaints to the "property manager", Jennifer Beckham, we were able to get an oxidizer and exterminator into the house which were one time use only; after that it would be on our dime. The property was in such disarray that one time was clearly not enough. The exterminator stated "I do not know how this company is letting you live on this property with the amount of insects crawling around." For a fact, none of this was communicated to the property owner. We were unable to be in the house without having every single window and door open because the smell was that horrendous after the "one time" oxidizer use. This continued for several weeks until after hourly cleaning, done by us as tenants, every single day did the smell begin to dissipate. When the "property manager" came by to do her inspection midway through our year long lease, she would not look us in the face nor speak to us because she is a coward and poor excuse for a property manager. I frankly do not know how she still has a job at this company; continue reading because it only gets better. Upon moving out, we patched and repainted every hole with the paint that was provided to us, as well as had landscapers and a professional cleaning company come by for 5 days to amend this property to be suitable for the next tenants. I was the last person to leave the property and that house was 10x better than when I walked into it. There were no animal feces, cockroaches, or fleas. We were charged by this incompetent "property management" company for repainting the walls with incorrect paint when we used the paint they provided us. This was labeled as "Tenant Damages." We were also charged with a "Tenant Housekeeping" fee, we literally had a professional company come and clean this property from the ceilings to the floors for 5 days. The cherry on top is, Jennifer Beckham, the spineless "property manager" refused to walk through the property with us upon moving out. I cannot emphasize enough, if you are a property owner or a tenant looking to rent any of the properties this company offers, please choose another company. If I could give zero, I would. The unprofessionalism is astounding. When the company started, they were under a different name and they were fabulous. They did routine inspections with lots of pictures, communicated well, and had a maintenance person for small issues that came up. Since changing to this company and expanding, their communication is nonexistent unless it's about them getting money. Communication among themselves is atrocious; no one knows what the other offices are doing. Maintenance costs an arm and a leg. And they charge for every single thing they have to do, on top of the monthly charge. We paid for maintenance that was not done. We had certain things in our contract that were not upheld. One tenant didn't more the lawn as per contract and we were sent a notice by local police. One tenant decided to paint every room crazy colors, right after we had paid to have the entire house painted. They did nothing about it. We found out they charged multiple clients for the same issues and never fixed them. Our last tenant blew the lid off of the entire crapshow when there was a gas leak and he tried to open windows and they wouldn't open. The contractor found they were all caulked shut! Violation of code. We received a code violation from the police. There was no way to fix them without ruining the window casings. Basically requiring us to replace them all. It is in the check out inspection that they all worked. We were notified that some were stuck and I replied it was probably humidity because that happens ... just do what you need to. We had a sprinkler system that apparently was never used. When asked, the company questioned "what sprinkler system?" All if the heads were gone and the system was filled with sand. There was no way to fix it and they refused to do anything about their mistake. We are military and stationed overseas for a good portion of this mess, trusting them to take care of the property and tell us anything major, taking care of the smaller issues. When we finally had enough, we went to look at our house and found that the pictures from walk through were not justified. There was literally wood missing from the deck. The stairs were disconnected and upside down. There was a nasty little shed we did not authorize. All of the grass was sand and weeds. All of the shrubs and flowers were gone. The interior of the house only has one room of carpet and it has crap and pee stained covering it... there was literally still dog poop in places. There were no pets authorized. The bathroom was disgusting. The kitchen was disgusting. The hard wood floors were all damaged. The company did nothing about any of it. They told me they couldn't work with me anymore after I started really complaining... and even threatened to sue. They keep lawyers on standby. We sold the house at a huge loss and never looked back. If I could give -100 stars I would! First things first... I showed up to the office to pick up my keys, and the management (Angie WIlliams) gave me one key, and two garage door openers and said "I don't think they work but you can try" .... wait, what?!? My deposit was 3x the rent and they said that was standard...Next I moved in and there were about 30 dead frogs and 100 dead roaches on the floors... clearly no one had went there in the last 30 days and also the grass looked like the Amazon jungle. The grass was all weeds and spurs and I bought $180 worth of grass seed and $400 worth of soil to "bring the yard to life" and then got threatened to be charged for their dead weeds ... A few months goes by and The Management said I needed to take pictures of me using their sprinkler system every day and email it to them in order to prove that I am trying to keep the yard alive, what f***in yard? The 3ft tall thorny weeds I had to sift through to move in? . Keep in mind that I am the only reason that there is a yard in the first place. When my lease was up I called them 45 days in advance to let them know I planned on not renewing my lease she told me that was fine and said that all I had to do was clean the house and I have the inspection done before I move out. So I hired a private cleaning company, $110, had the carpets cleaned ($150), and oh by the way invested about $600 into the yard to make the yard greens I wouldn't be charge for that. It took me two months to get my security deposit back, and I had to call them every day for two months... and when I did it was only half of my security deposit and when I got the list of complaints that We're charging as my security deposit I got charged $160 to replace a toilet seat because they said that I was in my contract so read that carefully. Then I said that the microwave was dirty and that there was dirt on the walls and on the floors which apparently costs $700 to clean... the list also had stuff like "bathroom tile" "wall spot" "drywall" and "door handle" which charges next to them... Their management oversight was absolutely asinine and I would not recommend them to any person looking to rent the property... also when you sign your lease be aware that you're signing a consent to not disclose anything about the company for 90 days in a negative manner on any review site or you have the potential to be sued.. During my 18 months in a My Home Spot rental, they did one single walk through. While I didn't mind the lack of invasion, the lease stated their would be at least two walk throughs a year. As a home owner myself, I would be upset to know my home went uninspected. The only reason they came to inspect it, was because the owner was wanting to sell it. I had a dog and cats too, I would really want to know the animals were't destroying my home. The worst part was when I moved out. I left the house spotless, even leaving behind the extra cleaners for the next people. MHS thanked me by charging me $75 to dispose of trash. (the cleaning supplies) $40 to Repair/replace closet shelf. There were no broken closet shelves in the home upon my exit. There was one shelf not hanging, just as it was when I took possession of the home. This charge is ridiculous and invalid. $50 burnt microwave door. Absent pictures, I am unable to determine exactly what you mean by a burnt microwave door. I will say that I left the kitchen spotless and if there was a "burn" on the microwave door, it is from normal usage of the kitchen and any of the appliances so this charge is for normal wear and tear. $85 Repair/repaint doorframe. Which doorframe? Upon move in, I noted a damaged doorframe in the home. $200 House Please clarify exactly what this is. I am disputing the charge for "house." $20 untangle blind cords Seriously? The dishwasher didn't work the entire time I lived there and it was never repaired. The oven element went out twice when I lived there. It would just break. The second time, it was faster for me to order the part myself on amazon and install it. In the 18 1/2 months I lived in the home, there was one inspection, 14 months in. Theu have someone drive the neighborhood every single day to fine homeowners for the littlest items such as grass too long and I'm talking " inches not crazy, trash cans not in right place or too long at street, etc, etc.... now they want to have everyone instal a sprinkler system at their own expense, and also have the same mailboxes again at their own expense. we don't live in a gated community!! the HOA fee is already $650 a year and now they want to add solar powered street lamps that we don't need. If you're in the rental property market in the greater Pensacola area, I STRONGLY encourage you to STAY AWAY (Better yet, RUN!) from this joke of a property management company. My experience on the whole wasn't bad, until the end. For starters, they know they are a bad company and make you sign a Non-Disparagement agreement thus signing your rights away for 45 days prior to and 90 days after your lease ends from making any negative comments about them online. If you choose to do so within the above time frames, they have the legal recourse to fine you!!! Little red flags went up when I was signing my lease contract and they put that in front of me. At the time, I needed a place to stay and the one I found through them fit my budget and was close to my work. That said, I signed their Non-Disparagement agreement very reluctantly. Next, I will talk openly and very candidly about the EXTREME lack of professionalism on the part of Angie Williams. For the duration of my lease she was very helpful, courteous and kind. Again, towards the end, our relationship went very sour when I moved out a month early but continued to pay my rent. I left early because I found a better place to live across the street for nearly the same cost and because of her ridiculous email badgering on behalf of the overbearing property owner (Who by the way demanded to meet me at the rental property!) and "BE ADVISED" comments throughout all of my communications with her (The property in which I rented the prior tenant broke the lease early and left! I wonder why???) In one email communication with her I was "ADVISED" FIVE TIMES!!! Really??? I'm 42 years old, an Active Duty Marine of 20 years and a homeowner in California. Thus, her attempts at talking down to me and trying to treat me like an 18 year old fresh out of high school was INCREDIBLY ANNOYING AND DOWNRIGHT UNPROFESSIONAL. I truly hope she gets fired for her poor conduct/treatment of tenants who pay her salary/paycheck. This company is a total scam!!! ACTIVE DUTY MILITARY PLEASE STAY AWAY!!! If you do decide to rent from them, copy/paste/screenshot all email communications with them via their tenant portal into a Word document. They conveniently delete all tenant portal communications immediately upon your final day and move out. Lastly, watch out for the toilet seat charges against your deposit!!! Even if you replace them as agreed upon in your lease agreement, you will still be charged!!! I opted to not replace them knowing full well they were going to charge me for them. Can't speak to home they manage their properties, because they took an application from me for a property they already approved someone else for. Applied on a Friday through their website, called them Monday at 9am and left them a message. They didn't return the call, called them back at 1:50pm for them to tell me they already approved someone else earlier last week and they paid the deposit this morning. They offered to cancel the application or transfer to another property, there aren't any other properties in the area, so I told them they can cancel and refund it, they said that's not possible. They knowingly ran my application and took my money knowing they already approved someone several days before I applied and refuse to refund the application. I used myHomeSpot for about 3 years to manage my property. Throughout that time, the tenant was forced to call me numerous times about minor problems because he was unable to get in touch with anyone at myHomeSpot. As a result, my tenant and I would coordinate to get the problems fixed and completely sidestep the property manager. Makes me wonder why I was paying them 10% of rent as a fee. After Huricanne Ivan, my house did very well except for some shingle and chimney damage. When myHomeSpot did the estimate to repair the damage, they told me the fence needed to be completely replaced and quoted me well over a thousand dollars to replace roughly 80 feet of fence. Upon further review, there was only 70 feet of fence and it didn't even need to be replaced. I was told it was a clerical error. Lie! The shingles and chimney weren't fixed for over a year. Another time, the timer on my sprinkler system malfunctioned. I was charged nearly $300 to have a new timer put on the system. Timers cost about $30 and should've taken just a few minutes to replace. Can you say price gouging?! When I finally tried to fire myHomeSpot for breach of contract, I was met with resistance. My contract said that all repairs would be done in a timely manner and at a very competitive cost. 1 year to fix shingles...$300 to fix a timer? Not timely or competitive. I was forced to stay with myHomeSpot. FINALLY, 4 months before my contract ended, I told Glenn Dorsey that I would not be renewing the contract for the next year. His response was to completely quit providing service to my tenant despite the fact that he had 4 months left on contract. Fortunately for me, I was so happy to be released from the awful customer service that I didn't mind at all. I noticed that there seemed to be a few new agents that I would deal with which led me to believe they had a high employee turnover rate, but I don't have any facts as to why that was. I would imagine it was due to poor management, but I can't support that. My tenant and I now work together to manage the property and couldn't be happier. read more

I would not recommend this property management agency to anyone. If you are looking at one of their properties, go elsewhere. Don't expect anything, even major problems, to be fixed quickly or even identified during routine inspections. My place had a major plumbing problem when I moved in, but since it was a leak in the front yard that didn't leave any obvious trace, I didn't know about it until it got majorly worse several months later. This was just AFTER one of their routine maintenance inspections during which they completely missed it. When I finally saw what was happening, I had to call them twice a day for over a week (!) to get them to fix it. First, they tried to tell me I had to get the Utilities company to check the meter, which they thought was busted. When the Utilities company insisted this was illogical, I still couldn't get a decent answer from MyHomeSpot because they couldn't get a hold of the landlord to ask him what he wanted to do! So, while 500 or so gallons of water a day are pumping out of the pipe in the front yard on my dime, they're trying to ask the landlord what he wants to do? Finally, they got hold of him; he decided to fix it himself and he is not a licensed plumber. So I expect the problem, which the landlord then admitted had occurred before I moved in even though MyHomeSpot never bothered to divulge this piece of info, will recur. Either way, the entire experience was extremely frustrating and expensive for me. None of the people I spoke to at MyHomeSpot seemed to understand the problem or know what to do about it. Plus, the turnover rate at their office is so high, you almost never speak to the same person twice. I lived in one of their duplex units for two years and dealt with over 6 or 7 different rental managers, most inexperienced and unintelligent, during that time. Another time, two of the windows in the unit broke such that they wouldn't close and lock correctly (major safety issue). When I called about this, they had the same problem getting a hold of the landlord, but finally caved in and fixed the windows anyway (Quote: "Well, yeah, even though I can't get a hold of him, we'll fix them cuz I guess you do kinda need windows that close.") after I called for several days. I probably should have walked away from them when I read the lease, but had little choice due to a long-distance move and the need to find a place to stay quickly. The lease is full of little loopholes about what they will and will not fix and the full weight of the loopholes didn't occur to me until there were problems. For example, if a screen rips (even if it was ripped before you moved in), they will not fix it. Not even if you list it in the Premise Condition statement. You have to fix it yourself or pay to have it done. Sure, that's not hard, but that's only one example. Say the refrigerator or stove provided in the rental breaks. Do they fix it for free? No, you have to pay to have it done either through them or someone else EVEN THOUGH IT'S NOT YOUR APPLIANCE! All kinds of "small" repairs are considered the tenant's responsibility even though "small repair" isn't defined. Several times I called about various problems with faucets, toilet, AC unit, only to be asked if the problem was one I thought I could fix myself. Each time I was at a a loss. Since I'm not a plumber, how do I know if the majorly leaking toilet is an easy fix? Since I'm not a heating/AC specialist, how do I know if the broken AC is an easy fix? Plus, the various maintenance companies they contract with are not good at calling you to schedule a time to meet and even when they do, they arrive hours later than they said. I once waited until 4pm for a plumber who was supposed to be there at 8am even though I called MyHomeSpot and the plumber several times. When I left, I did get my entire deposit back, but I scrubbed that place until it sparkled, repainted one of the rooms, filled all nail holes, touched up the walls with leftover paint, sprayed for flees (had a cat), and had the carpets cleaned. I knew if I didn't do those things that MyHomeSpot would screw me over and I wasn't about to let them get any more of my money! Bottom line, if you can, go elsewhere even if you like the rentals they have. If you don't, you'll pay for it in the end. read more

Most importantly, if you are military DO NOT rent one of this company's properties. We got orders 4 days before he had to report. Fortunately, this was at the beginning of the month that our lease was supposed to end. We never signed anything stating that we would be staying past our lease. Anyways, they are trying to charge us for an additional month, even though our lease was over and there were orders to PCS! We have been able to negotiate a prorated amount based on when we did notify them but this took some arguing. When we moved in, there were still belongings of the owner's/previous renter's in the condo. We didn't complain, but we did leave them when we moved out, wouldn't want to steal someone's things. They are charging us for trash removal - and I'm talking about carpet that wasn't used when it was replaced, their cleaning supplies, their hammers, their lightbulbs, etc. I had the carpets cleaned prior to us moving and they are charging us for carpet cleaning. I cleaned that place until it sparkled and they are charging a cleaning fee as well. I heard they do quarterly inspections as well. If this was actually done, we were only notified ONE TIME that our apartment was going to be entered. If they entered at other times, they did so illegally. Do not rent from this company. TENANTS BEWARE DON'T RENT ANY PROPERTIES FROM THIS COMPANY. The move out instructions from this company for the tenant is 15 pages long of things you the tenant have to do...things like mulch, reseed landscape, weed, cut and trim trees, change all light bulbs, wash windows inside and out, mend screens, and have carpets cleaned buy new toilet seats, fix holes in walls replace filters in conditioner, in all appliances, and the list goes on and on.......on the tenants dime you put the house in order for the next tenant instead of the homeowner... You are required to schedule a walk thru which takes three hours before you-move out, where they come in, inspect the premises write down all the things that you have or have not done and this will be deducted from your deposit. This company IS NOT GEARED TOWARD THE TENANTS...... the lease itself is 25 pages of things you will find you have to pay for during the time you rent.....if you read all the terms and conditions the wording is such that there is room for loopholes THE HOUSES THEY OFFER are not upgraded inside but overpriced compared to what is currently on the market in Pensacola During the time you occupy the house at least two inspections of the property will be done while you are living in the house where they come in look into your cabinets check lights etc it's also a three hours inspection and whether you or there or not they have the right.........as it is hidden in your lease to come in oh your home is totally photographed with all your stuff in it.... We rented from my home spot for three years and we were very pleased with their service towards their tenants. The staff is very professional. They take care of repairs in a timely manner. If I could give this company zero stars I would. I'm prior military spouse and have dealt with atleast 10 rental agencies this one was by far the worst. The portal to pay your rent is always down or having problems the several days before rent is due causing errors that end up causing your payment to not go through and then you get slapped with a $130 late fee for your trouble even after showing the company a screen shot showing your payment was accepted by them. Then comes the move out inspection don't plan on getting a deposit back because they rape you on those charges create erroneous problems and charge you 2-3 times a contractors fee to fix them, when you move in they state homes are professionally cleaned and power washed they are not, they charge to resod a yard that barely had any grass when we moved in and then the biggest slap in the face then once you get your deposit refund mins over half your deposit then they place a stop payment on your check without telling you first because they state they made an error and you owe them another $125 so then your bank hits you with a fee for a bad check and they refuse to pay the insufficient fee to your bank. MyHomeSpot and Glenn Dorsey have managed my 3 properties in Pensacola and surrounding areas for about 10 + years. Glenn was my property manager at another company before he started his own company. I will say without a doubt that I have been treated with respect and expediency each time I have interacted on the phone with his staff or him. Being 3000 miles away, it is very difficult to manage a property, let alone 3 properties. When I call, I either get to Glenn directly or a staff person. Am I happy when there are repairs? Most times not...but is that part of Real Estate ownership, yes! I usually ask for multiple bids if they are over a certain amount. MyHomeSpot has contracted with vendors who can get the job done in a timely manner. This is a very difficult time in the Real Estate Market as most of you know. I have low turnover in my properties as Glenn is very keen at keeping his "finger on the pulse" of the local economy. He has always been a "straight shooter" with me and I would not expect any different way. I have been dealt with fairly and equitably by this company and I would not even consider going elsewhere. DO NOT USE THIS COMPANY. Let me start by saying that I have rented NUMEROUS properties over the years and I have never had an experience as terrible as this one. Nor have I ever written a bad review for anyone, ever. I have recently vacated one of their properties in Perdido, FL. Of my $1500 deposit that I paid to move in, I just received $125 of it back. They say that you can be present for the walk thru inspection upon vacating, but my property manager didn't have the time to do it while I was still in the area (convenient, right?). Well now, I'm being charged with $1374.56 for things that are basically their word against mine. We did have two dogs while living in their property and paid $60 extra a month in rent for them to do so, but I had the carpets professionally cleaned and I literally SCRUBBED THE WALLS to destroy any evidence that we had any pets at all. Well from what I was told (and charged $385 for) there was a "strong and very offensive pet odor" in the house. YOU HAVE GOT TO BE KIDDING ME!!!! Maybe that's because they chose to do the move out inspection almost two weeks after I vacated the property. I'm sure stagnant air in 100 degree Florida weather with no AC is probably going to start to stink. Oh and the miscellaneous charges that we received were for not replacing the toilet seat covers (which we did), replacing a set of ugly vertical blinds on the back sliding glass doors because a couple were missing ($40 at Lowes btw), replacing a light on the oven (surely not more than $10, and painting over multiple spackle places in the bedrooms. Might I add that on the move out packet, it instructed us to spackle any holes and sand them down, and that they would cover the spot painting. Well the combination of these things mentioned cost us $425. INSANE. I could have easily bought a gallon of white paint for about 20 bucks and done it myself had I known the outrageous charges that we would soon be slapped with. And one more thing before I'm tired of typing...I had the carpet cleaning guy scheduled to come on a Thursday before my lease expired the next day. Well I was moving out of state as soon as I returned the keys to MyHomeSpot. I called and asked them if it would be okay for me to leave the key outside for the carpet cleaning guy and just have him clean the carpets and leave the key and receipt on the counter. They said that was fine. Well then they charged me $110 for a locksmith to come change all the locks because "that was a security issue". I seriously could go on and on about these people.... Regardless, take my word for it and find someone else to rent through. I don't care how nice the property is or how much you love the house, it just isn't worth it. As a military member I have moved frequently and have interacted with quite a few different property management services, including one that I use for the home that I own. My Home Spot I would rank last out of the 5-6 that I have used. I have felt generally positive about the company as you can rent and then basically never hear from them with the exception of normal inspections. I am on my second lease with them and when I attempted to pay my rent on the first of the month something happened with the webpage and it said "do not refresh" so as to not accidentally pay rent twice. I emailed the property manager inquiring if the payment had gone through and called first thing the following morning. I have never been late with a payment. I was slapped with a $130 dollar late fee and when I inquired if it was possible to get a full or partial refund on the late fee as it was a legitimate issue regarding use of their website, I was informed that there is no actual scenario where they will ever refund a fee, and basically why am I even calling to ask about it. I would not have posted this negative review except that the agent that I spoke to was incredibly rude. I fully understand that, yes, my payment was not on time, but this is still a business transaction in which their website was a direct factor in my rent being 8 hours late and at the very least I could have done without the attitude if I'm going to pay $130 extra dollars regardless of whether their site doesn't work very well or I get hit by a bus as I'm about to hit the submit payment button. I will have to agree with the previous review, DO NOT RENT HERE!!! This place is a bunch of thieves. Upon move out Instead of receiving my deposit in the mail I received a $1500 bill. The house was spotless. I got charges $250 for "bad smoke detector batteries" and no AC filter even though I had left a brand new one right beside the old one. Also had "dust on the blinds" even though they did the move out inspection over two weeks late. I left a door mat out of good courtesy and they also charged me $100 for the removal of it. Like are you kidding me. Multiple friends that go through them have also had numerous problems related to mine with their houses through Myhomespot. The worst company to deal with!! I moved in to my home and the refrigerator had bug shells as a result of the previous lessee. Requested it to be fixed and first they sent the handy man, who of course didn't know what to do. Next they sent to exterminator, who can't do anything. Finally the appliance repair man after 2 months. He took the whole thing apart and cleaned it out, said if that didn't work then I need another one. IT DIDN'T WORK, but did i ever get a new fridge, NO! due to legal reason I couldn't move without losing my deposit so I stayed My Next issue came when my roof leaked, it started in my bedroom. When i called about it the agent response was "We have 15 other houses that leaked so it may take a while." Well that should be my problem, but she obviously thought I cared! NOT! It took 3 months to get my roof fixed, in that time frame 3 additional leaks occurred and i began to get tree ants because of the roof had rotted by then. Well once the outside was fixed, they never followed up to get the interior fixed. So the ceiling was never fixed, the installation wasn't replaced, the walls weren't repainted from the damage, and floors weren't fixed. 2 months after the roof was fixed without proper notification to me they sent a tree removal company to remove the tree the cover the house which my have cause the issues. I went 3 weeks with a bad hot water heater. I would have to go outside to turn off and on the tank to prevent my water bill from not skyrocketing. Unprofessional staff. The owner of the company even showed up to my home without proper notification which is against the law. THIS IS THE WORST COMPANY TO DEAL WITH AND I WOULDNT RECOMMEND THEM TO ANYONE!!! read more

We are moving from VA to Pensacola and have been endlessly looking for homes for nearly a month. It's difficult when every property we found was already under contract to be leased. The one property we kept coming back to was never available for show because it was not cleaned yet. Rachael verified our move in date and will be emailing us the lease for electronic signature, we can pay first months rent online, and we'll also be able to move in over the weekend because our keys will be in a lockbox. This has never been any easier. After weeks of searching it took us only a day to secure our new home through myhomespot.com and Rachael's amazing assistance.
