I needed to have an aluminum overhang removed from my patio…read more Since the cement under the patio slanted toward the house and I was afraid of water in the basement, I then asked the company if they did cement work. The owner stated that they had done allot of cement work in the past years and had done a few this year. The company was able to come out in a few days to remove the old concrete patio. Then they prepared the area for the pouring of the cement. After the work was done, the owner asked me to take a look at the work. I was appalled. There were footprints on the patio and brush marks. The stones contained in the cement were clearly visible along the house. Their were peaks and valleys according to one person. The owner offered to fix the patio by adding a few more inches on top. Asking other people for comment, the consensus was to tear it out and start over. I then had a few concrete contractors review the work. One stated that the patio was not screened for drainage. He also stated that the expansion joints were completely wrong. Also, there were no control joints and no finish. On the question of adding new cement, while fine for the southern states, it would not be a good idea for Iowa. As many know, we have constant freezing and thawing in winter. As a result according to another contractor, the top part of the patio with the new cement added would heave and break apart in the process. The contractor created two contracts. One for removal of the old cement patio and aluminum overhang and the other for preparation and pouring of the cement for the new patio. I am asking for the two thirds of the money paid for removal of the old concrete patio and all the money provided to the contractor ahead of the pour date for the cement.
