One company provided a $17K quote excluding replacing the attic insulation and refused to do the project unless I paid for a concrete rat slab install. This was our first issue of this type after 20 years in the house and I did not see a need for a concrete rat slab. The other three companies were more price competitive. I thought Sean provided the best inspection presentation and discussion, explaining considerations, answering my questions and working on a plan for long-term resolution of the problem while managing to a reasonable cost. I selected Mr. Attic for the job and Sean and Rachel proved to be good communicators and project managers. We had them clean out and rodent proof our attic as well, even though there was no recent sign of rat activity there. There was significant damage to HVAC ducts under the house which Mr. Attic cleaned, repaired, and replaced as was needed, and we also had them replace the insulation in the attic. Our total project cost was one-third of the "slab required" company even with attic insulation added. The crew that did the work was professional in their actions while working throughout our house and did a great job clearing out all the old materials in the crawlspace and attic. They rodent proofed the attic, crawlspace, and even our garage to close off any points of entry. We believe their HVAC duct work and attic insulation has benefited our household climate control and reduced energy usage. We just hit the two year mark since the last rats were captured and there has not been a single reoccurrence. After the roofing company did the tear-off, the insulation company started right away to vacuum out all the old insulation. After all the insulation was removed, they air-sealed all the penetrations (with fire-rated spray foam) and then added a fluffy R38 insulation everywhere. And this was all via the roof, not dragging hoses and insulation through the house to get access to the attic hatch. Much easier for me not to have people going inside our house all day making a mess. The roofing job was delayed for 2 days due to possible rain and they worked directly with Insul Techs to adjust the scheduling, making it all painless and seamless for me. Javier and his team were prompt every day, took care to cover anything even slightly near the worksite and leading to it in plastic, and removed all existing insulation in one day (using a large vacuum, which also removed rodent droppings). They then built a great 8'x8' raised storage area (with insulation underneath) and replaced the old material with blown-in cellulose. Between removal and new insulation, they crawled all around the attic and covered up any potential rodent entry points, pointing several out on the inside and outside of our home. They also filled a large opening that went behind our BR closet and filled the areas above the knee walls so our sloped master ceiling now had insulation (both were not part of the project). And he also noticed the small broken corner of the ceiling hatch that provides access to the attic and replaced it with a new piece of plywood with a piece of insulation adhered to it (it was previously never insulated). At the end he gently asked for me to cover the cost of the excess insulation material but not his time (I paid him more than he asked since he and his team worked hard and he was very appreciative. Before leaving, Javier climbed up to our 2nd story roof to check potential critter entry areas from the outside. A few days after we met and I signed the contract, the team came out to remove old roof debris left over from a recent reroofing, removed our home's original insulation, and installed fresh batt insulation in both the attic and crawlspace. They also added rodent proofing throughout the attic while they were at it. About a month later we heard critter noises, so I texted them and they came out to inspect. He didn't find anything in the traps but reset them to be safe. Sure enough, something took the bait because we heard it go off!
