Given the housing market is cooling nowadays, if you're in the market, you are probably in a better position to negotiate an inspection on purchase. The 5-star consistent Yelp reviews don't lie. Vahn is great, and I highly recommend him! He knows his stuff and has many years of experience in construction, civil engineering and home inspections. He grew up in a household that's in construction and real estate. He quickly responds to the first request for information. However, you should be able to find all you need from the detailed breakdown of prices on his website. He spent four hours on our house and thoroughly explained the HVAC system, how all our equipment works, and how to maintain it through the seasons. Very patient with answering all my Q's because I know nothing about it. While our home is relatively new and within limited warranty, he did find some HVAC-related items, electrical panel and external areas to improve. What did we receive at the end? A detailed 45-page report (we had two HVAC systems) with 10+ recommendations and pictures. He even had diagrams of our electrical, heating and plumbing systems etc. All the model numbers of our equipment and home appliances were listed and submitted to notify us of any recalls on an ongoing basis. It was worth it for us to get the home inspection after purchase. We paid for the extended thermal scan of the home, but we didn't upgrade for the radon scan. However, it's only $30 to add on a radon scan if you want a quick check.

At first I was very upset when I called Vahn and he explained to me why is unavailable and he took the time to contact another inspector to help me. I will definitely recommend friends and family for Vahn service even I don't have a chance to have Vahn to be there for my home purchase at this home inspection, I will contact him for next house purchase.     We bought a home in early 2018 based on the information in a National Home Inspection. It quickly…read morebecame obvious that they missed many major problems. To name a few: The shingles on the roof were said to be in good condition; in actuality, the shingles had been haphazardly patched and as a result were blowing off the roof in even light winds. We were forced to replace all of the shingle on the roof. The furnace, which was also deemed to be in good condition, actually had a broken motor. The sound of the furnace running made it obvious that there was a problem. We had to have the motor replaced. The HVAC technician replacing the motor noticed that the water heater was also damaged. In fact, it appears that the water heater had caught fire at some point and was melted. So, there goes the water heater. Now we are finding out that we have lead pipes. I looked out for this one specifically when buying a house because we have a baby. The report explicitly states that the water pipes had been upgraded to copper. All of these things have cost me thousands of dollars and jeopardized the safety of my family. Not to mention the fact that I made the decision to buy this house on the information in the report. So really, why even bother having an inspection done by National Home Inspection? Not only did they fail to find anything of importance, they seemed to actually cover up major problems.

    James did a thorough pre-sale inspection of my home. He determined that there was a significant…read moreissue that had resulted from a large plumbing project that had recently been completed. He contacted the company himself to discuss his concerns. Left undiscovered there would have been an extremely costly issue to address within months. Such a relief that it was detected in time to have it resolved without thousands of dollars in damage! The rest of the inspection report was highly detailed and we will be using it as our guideline to have our home in the best shape possible for its upcoming sale. Thanks James!

My friends woke up to that nightmare that no first time homeowners…read morewant to experience: their very pricy remodelled house was showing water damage on the top level ceilings after just six months. (Barf!) They had a number of different roofing specialists come though to inspect the damage and they all quoted full roof replacement, which could be up to $40Gs! My friends hadn't had a home inspection done pre-sale because including any conditions on their bid may have given the house to the other bidder, so they took my advice to try that tactic after the fact. I'd known James casually and could tell from the way he discussed his work and did his own home construction that he's a super smart cookie who knows his business and is really passionate about it, always updating his knowledge and traveling great distances each day to do inspections. Reporting back to me later my friends seemed surprised at how thorough James' knowledge was and how prepared his toolkit: he took out his moisture meter and diagnosed the problem as originating from the flashing (where shingles join the siding), not the roof - a repair that would run closer to $10Gs to fix. Because he had no vested interest in up-selling the job, his inspection fee ended up paying for itself 160 times over. My friends were understandably delighted and soooooooo grateful for my recommendation. Yay me! (But really him.) James proved just as awesome as expected!
