In any event, the management here is viscious. The President of the HOA here is the most unpleasant person I've ever met. I walked along the fence bordering her yard once because otherwise I would have had to go all the way around the buildings just to get to my car. Most people in the neighborhood do this sort of thing and noone has ever had an issue with anyone over it. UNTIL THEN. SHE came out and started screaming right away, accusing me of a bunch of stuff I didn't do. I pleaded with her politely, "Mam, please! I'm sorry! I won't walk here again! I've got to get somewhere, I'm sorry!" She wanted to know where I lived and wanted to get my mother evicted. My mother is a kind, gentle woman who wouldn't hurt a fly, so I refused to trouble her over this. When I refused to tell the woman where my mom lived, she threatened to call the police, and her daughter even came out to scream at me too, recording me like I was a common criminal. Not wanting any more trouble and knowing they can't possibly evict anyone over this, I finally gave in and told her that I was guest visiting my mother, pointing to her abode. They called the police anyways! Telling me I was in "big trouble" like I was 5, and they we're smiling about it! If they felt so threatened by my "trespass", why did they seem to enjoy this so much? Sickness. There is a sickness in the HOA and it has diseased this otherwise lovely neighborhood. Apparently they're like this all the time, stirring up trouble wherever they can sniff anything out. At least the neighbors that came out to see what was going on were all nice to me and comforting, and helped me assure the police that I had done nothing that called for all of this. Shows how often they have to deal with them. These women, by themselves, are the reason I write this review. They are the kind of people who wake up in the morning wondering how many children's tears they can harvest. Power-drunk, and relentless. Certainly non-characteristic of what you should find in the HOA, let alone the president. Avoid them at all costs (otherwise they will hunt you down).

This place holds fond memories for me. I now have a renter, who loves the spacious condo- 2 master bedrooms, 2 car garage, private patio and 2.5 bathrooms. The club house is great for private parties, entertaining, working out in the fitness center or swimming in the summer and relaxing in the hot tub. The association fee takes care of all the outside chores- making for maintenance free living. It's a quiet community, close to restaurants and the water.

Our company…read moreelected to terminate the relationship both times because a group of unreasonable and unrealistic co-owners ousted two different practical and reasonable boards of directors because they could not grasp the concept of proper maintenance and what it costs to operate a facility of almost 350 units, worth at least $55 million. Between my two terms as community manager (4.5 years), the community was headed by a board president who, instead of being realistic about the cost of operations, LOWERED monthly assessments as a political move to retain power, and hired and fired at least four other management companies. The community has lacked continuity in direction for at least 10 years. Do you get the picture? AMI, and me specifically, were asked if we would again manage Harrison Cove again in Spring '19 when a reasonable group of people finally removed the previous board and were elected. I agreed, considering it a challenge. There are flaws in the design of the original nineteen buildings: there is inadequate insulation and ventilation which, during the winter, creates ice damming and subsequent interior leaks. Our company addressed the issue with the previous Board in Summer '21 and plans were underway to start making improvements, specifically insulation and drywall replacement, along with painting. Whether any plans have been implemented is the question. The new Board of Directors, elected in May, evidently has a hard time understanding that plans need to be ongoing to replace the 20+ year old roofs. Today's costs are probably between $5500 and $6500 per unit which equates to $1.9-$2.3 million, without considering inflation or contingencies. As of June 30, 2022, the community had less than $475k in its Reserve Fund. It is laughable that despite inadequate funding for the enormous capital projects on the horizon, this new board has made the swimming pool and clubhouse (used by a ridiculously small percentage of the community), their top priority. Just to give you an idea of the community's financial condition: Just over $100,000 in available assets as of 5/31/19; $596,000 in available assets as of 5/31/22.
