I've been in my home for a little over 3 years. I have this crack in my basement foundation that was covered up by insulation. (It looked like it was fixed before we moved in to the right). It's leaking so bad we contacted Prohome and they do not cover unless it's 1/4 inch. My basement was holding water. We had about 1/4 inch of water in my basement. I'm beyond frustrated because my house is not old. I called some people out to see what needs to be fixed and it's going to cost me thousands to repair. I feel like this is structural. I have a 10 yr warranty on structural. If you do buy a house please do yourself a favor and look under the insulation. They are so shady and don't want to fix a damn thing under warranty.

Buyer Beware! This is my second review as my first review was responded by Lombardo with excuses and misinformation. Again prior to our closing - our upgraded carpets were destroyed with contractor mud and foot prints. We requested replacement and was told no we will just clean them. However, after cleaning ( they stated twice by professionals) dirt was still on our new carpet. They only replaced as we refused to close. Next issue - ( 3 water leaks) The first water leak in humidifier, they responded on time and notes that construction debris and concrete were in the line. Second water leak, sump pump discharge was not sealed correctly and pour water into our basement. Again, this was fixed. Third water issues are still in process of repairs - we are now entering week 7 of this disaster. The plumbers they use (BOIS) - pushed a toilet flange cover into our piping system. We had concerns in the first few weeks, but no one was sent out until 1 week prior to our flood. They sent Bois plumbing out 4 days prior to the incident, and they told us everything is fine. (Again they brought no equipment to actually look into the lines or toilet.) 4 days later out first floor flooded into our basement. Lombardo mentioned that repairs were delayed as we were on vacation, however that is incorrect. We were gone the holiday weekend ( Saturday and Sunday) in which Lombardo does not work. We finally got the plumbing in and floor in this past week ( week 6 of the incident) However they are still fixing our baseboards and wall. They have tried 2 times already to repair the damage, but are just painting and caulking over the same are, creating more of a mess. I have tried to contact Lombardo multiple time but get no response. Of note, we spent over 100k in upgrades, including hardwood floors. ( Come to find out during these repairs, the floors are not real hardwood, it is laminate on top of engineered wood). I am not the only one in Willow Woods that have had similar experiences. But those are not mine to comment on. I will follow up again until this gets resolved. Honestly none of this should have happened in the first place if they did things correctly the first time. It seems fast and cheap, "well fix later" is there motto. I would watch out as they are planning on building more subdivisions in the area. However, after seeing multiple reviews of others I am not alone. I am, as well as my neighbors, are keeping timelines of events, emails, phone calls, recordings and responses as this seems to be a Gross Neglect case, with Lombardo at fault. My wife and I finally pulled the trigger and decided to build our dream home. Not extravagent for some, but for us the dream we've been working towards most of our adult life. We chose Lombardo Anywhere as our builder after sitting with multiple custom home builders. We made this decision based on price of course, quality of the individuals we met with, ability of the builder to stay relatively close to our price range, and structure of the business in case there were problems. We are about 3/4 of the way complete but i decided to write this review early because of the outstanding experience we have had so far. This process could not be proceeding better. I know i should be knocking on wood here, but i don't think so. Any problems we have had have been minor, and taken care of by the lead quickly. What I am amazed with, is the lead has found and taken care of issues we did not even know of, from suggesting we add a footing for the screened in porch, to innovative ways to work around various obstacles during construction to keep the process moving quickly to our satisfaction. It is clear this organization has the structure and the quality employees to deliver a product as promised. I will update this review upon completion.

their sales agent Merry Steffan was horrible, unprofessional, and minimized all our concerns regardless of the concern. Lombardo is a great builder, however, they need to remain observant of their staff and the reflection they have on the business. I attached how nasty she was in emails for reference. Also, her sales manager never contacted me and addressed the issue despite calling them. Prior to closing, I wanted to have an inspector inspect the house, she spoke to me on the phone and told me that their are no such thing as an inspector with proper qualifications to inspect my home. Then when I had issues with the flooring, she said "as long as the structural are good we can close". They rushed the closing charged us 500 for not closing on time, and then after closing, took them 8 months to repair my kitchen floor.then my shingles were bubbling, in which I reached out; They repaired them immediately but I was met with "they are done right its an aesthetic flaw." uhm what? My shingles bubbling because they are not played correctly is not aesthetic. Now my basement has been leaking and we are going on a year in Feb 2025; they have yet to diagnose the leak source or address it. When I submitted complaints regarding my kitchen floor lifting she told me it was an aesthetic issue, lol my under a month home having a vynil floor completely lifting is aesthetic lol. Then they had a construction crew working on a sidewalk next to my home in which they used my house, my water source, and my property to complete a public side walk that has nothing to do with me. Next time I buy a home, and I meet anyone Like Merry Stefan, I'm running for the hills. Unprofessional, nasty, and doesn't care about her clients interest. Oh might I add she attempted to tell us we are not allowed to use an agent of our choosing to buy the house so she can make a larger percentage of the profit. Outright nasty. read more

Worst builder to build with!!! From putting the wrong siding on my home, to failing to install light preps, and now the driveway issue -- not just mine, but 38 others as well! Lombardo refuses to take accountability or do anything to fix the problems. Please save yourself the stress and look elsewhere. Builders like Pulte and Toll Brothers offer far better quality and customer service. DO NOT BUILD WITH SCAMBARDO! read more

We are homeowners in a Lombardo Homes subdivision in Macomb, MI, and want to share our experience regarding significant concrete issues affecting our neighborhood. This is not an isolated concern. There are at least 19 homes within the same subdivision experiencing similar problems, including scaling, chipping, crumbling, and spalling of driveways and sidewalks. Most homes were built between 2021 and 2023, and the damage began appearing within 0-2 years, which is far earlier than expected for new construction. Many homeowners, including ourselves, did not use salt during the first winter, eliminating improper maintenance as the cause. The consistency of the damage across multiple properties suggests a broader issue related to materials or installation rather than normal wear and tear. We have documented this issue collectively and filed complaints with the Better Business Bureau (Case #24702623) and other agencies. At this time, there has not been a clear or consistent resolution provided. We encourage prospective buyers to thoroughly research and ask detailed questions regarding construction practices and warranty handling before moving forward read more

RUN.... don't walk away from this wannabe builder. They are "Quantity over Quality" and a volume builder. The drywall was well done and the HVAC system was satisfactory. Every other aspect of this home was subpar at best. Ramy, our salesperson was the best part of our experience. On the flip side, be prepared to defend yourself from potential harassment and intimidation from the GM of Lombardo Homes, simply because you stood up to him regarding the egregious mistakes that his incompetent subcontractors made. On the other hand, SHAME on us for not doing our homework... we invested our whole retirement savings... and what a HUGE mistake we made going with Lombardo Homes. Seems Lombardo works with Lyon Township to pack as many homes on one acre as possible. Township loves it to maximize property tax revenue, and Lombardo earns the most money possible per home! Wonderful...for them. What does the homeowner get? A condominium, that they mistakenly think is a "house", that your neighbors may (or more likely may NOT) feel compelled to sustain. read more

Lombardo seems to really building a horrible name for itself. They are finishing my parents home right now and built a roof that looks like skateboard half pipes they are so poorly constructed. This builder left the chip-board on without shingles in the rain and refuses to replace the roof. My parents have dumped about $600,000 into the house excluding the land price. Every aspect of this build is sad and way over priced. I am really surprised they are allowed to legally operate when they produce such horrible builds. "Luxury Home builders" how depressing. read more

Buyers beware! I would avoid this builder at all costs- they lack integrity and honesty. I bought a home and closed in December 2021 in a Rochester hills community. They installed a furnace and AC unit that was too small for the size of our home. Just to pass city inspection they installed a furnace and then swapped it out after we closed. When I asked them why my furnace was being swapped no one gave me a proper explanation. My brand new home doesn't heat to 62 in some areas and doesn't adequately cool in the summers. They keep insisting the size is appropriate but we have hired 3 outside consultants plus asked the city and they have all agreed that the unit is too small for the size of our home. A builder at minimum should know the adequate size of a furnace and AC unit which should be installed for a new home. As a buyer I expected they would do the right thing and not try to scam the customer. Swapping out a furnace after close is not allowed and in violation of building codes!! These are major concerns. Any other builder would stand by their promise to at least build and sell a home that can maintain heat in Michigan weather! They lack integrity which is so sad because their homes are beautiful and with the proper management and if honesty was at the core of their builders promise - they probably would have been a top builder. If I could rate Lombardo homes with 0 stars I would. We built our home in a Lombardo neighborhood. What we have been left with is empty promises and disappointment. Doug, a representative for Lombardo, made multiple guarantees and promises during HOA meetings before the neighborhood was turned over to homeowner control and none of those guarantees or promises have been met. Now, the homeowners are left to pay the bills for things that were 100% builder responsibility. If you are considering Lombardo for building your next home, I would caution you strongly against it after my experience with them over the last several years. read more

Don't buy anything from these scammers! They lie and mislead you to get you to purchase and then change things after it's to late! We were sold a corner lot with no house to one side of it. The site map showed a grassy common area with trees to the one side which is why we purchased it. Now we find out they decided to build a house there instead!How they are allowed to get away with this is disgusting! Not only were we lied to about the lot the floor plan we chose also had changes that we were not aware of until our pre-construction meeting which was to late for us to do anything about. They advertise one thing and give you whatever they want and there's nothing you can do about it! They have your deposit money (in our case $180k ) so they get away with doing whatever they please unless you walk away from your money. Not only are they scammers and liars they build overpriced cheap houses that are poorly built with horrible craftsmanship. Our home is 5 months old and we have already experienced so many issues. Most serious was the sewer gas filling our home making my family including 3 children sick. We found out from Lombardo's trades that came to fix the plumbing that wasn't installed correctly that Lombardo was aware of the issue prior to us closing and obviously chose to hide it! They had to cut out drywall in our home that we had only lived in for one week to fix the pipes and now the repaired wall/drywall looks horrible. We have a huge sink hole in our front yard , no water pressure in the house , sharp staples sticking out of carpet, chunks of wood/debris under the carpet and so much more, I could go on and on. The overall craftsmanship is shit for a $700k home. I highly encourage you Not to build a home with them. This is the 3rd house we have built (1st with Lombardo) and never have we experienced these types of issues or been treated so poorly by a builder. Lombardo has the attitude that they are doing you a favor by building a house for you even though you're a paying customer and paying a premium for EVERY LITTLE THING! That's another thing- They are seriously behind the competition and outdated for being in the year 2023. The included options are straight from the 80's. Never would I have expected laminate counters and sheet vinyl flooring to be the included options in a house that starts at $500k. We had to add $200k in upgrades just to get it somewhat presentable. Hopefully I can keep someone from making the same mistake we did. Please do yourself a favor and keep looking. There are other builders out there that are not just trying to make a quick buck. Find someone who takes pride in their homes and communities and wants their customers to be happy in their new home. Lombardo couldn't care less unfortunately. read more

They build so many homes in such a short period of time, not using the best contractors and the quality of work seemed very rushed. Most of the issues we had at our walk through were not covered, as if Lombardo and the contractors understand these problems won't be theirs after the fact. Uneven floors boards, poor paint jobs, an insane amount of nail pops, poorly installed cabinetry, staples popping up from our carpet...not the quality of work I would expect from any new build. Now the same model home is going for over 100,000 base price more than ours did. I feel sorry for anyone who paid that much more for the same quality of work. read more

My parents purchased a home from this builder in Rochester because they thought they would be receiving a beautiful, well-built home. At first glance the house is great, but the issue lies when you start to look deeper and live in the house more. They placed the gas line connection to where you can't place the oven/stove flush with the wall. We get shocked when we turn on/off switches. Our cabinets are not lined up properly and there is an extremely noticeable misalignment on a few of our cabinets. We even have issues with our doors, including our front door, which do not open properly and get stuck. There are nails sticking out in the carpet, sharp side out not the flat side, which little children have already fallen prey to. This is but a short list of the issues with our home. Our neighbors have similar issues, some worse than ours. Many of our neighbors basements' cement floors were not cut to allow for contraction and expansion as the weather changes. These neighbors already have cracks in their floors. One of our neighbor's house had issues with the lock so he had to get them replaced after someone broke in and stole from him. The worst part about all this, they make excuses as to why they cannot fix these issues which we should not have had in the first place. Some of the issues in our home they told us they would fix later and after we signed they switched up their story. We were told that the issue with the switches is due to "humidity" and other bogus reasons. My dad is an electrical engineer, humidity is not the cause it's most likely a grounding issue that occurred when they built the house. Many of the issues in our home are being chalked up to "maintenance" so we have to get it fixed ourselves since they will not. If you are considering buying a home from Lombardo, I suggest they be your last choice. You will not be in peace once you move in to the house because you will be dealing with all the issues that arise from their poor craftsmanship. I highly suggest you seek a different builder who will not charge you a ridiculous amount of money for a subpar product. We learned the hard way that they are not a good builder and I hope that you will find someone better and build a home you can be at peace in. read more

I wish i could give them zero stars. Their business model is to take your money, put low quality materials and when issues come up hide behind a warranty company that is only a front. We had multiple issues- water leaks, poorly laid/ slanted bricks, multiple issues outside and inside that were never addressed. After moving in, when there is an issue, the builder tells us to contact the warranty company, when you contact the warranty company, they said the builder won't address the issue because it is not a warranty issue, despite most of the issues being evident before move in. I strongly discourage ANYONE to build with these crooks. They really should not be in business. read more

If I could put zero stars I would. Lets start with the drywall, nail pops everywhere, you can see all the tape lines on the walls and ceiling our office ceiling bows out so much in one spot it looks like it has a turtle shell under it. Another wall bows out at the bottom and was not fixed. We upgraded the shingles to have the nice staggered look and it they look absolutely awful with tiny pieces cut all over the place. The screens are all loose and look awful and bang against the window whenever the wind blows. Told we would have our driveway and final grade done in October before we moved in in December, was never done. Then in December we were told it will be done early spring that there was one house ahead of ours, spring came and we were told end of April beginning of May, that passed and we were told second week of May well that passed and we were told the weather put them back a week, tried to find out when the work will be done and still can't get any answers just excuse after excuse. The brickwork on the front of the house was so bad it looked like someone threw a baseball at it when it was wet and indented it. Several trim pieces were never painted and pointed out in the walkthrough before move in, well we are 5 months into the house and they are still not painted and told by pro home they do not cover what was supposed to be done and not completed before move in. Ridge vent was clearly stepped on and was supposed to be replaced when we checked on it it was still dented and we were told that they did replace it but must of put another dented one in. Moved in and the stair railing was never stained, had to wait a few weeks for someone to come out to do it, took two days off work cause the first day they never showed up, second day they never showed up and finally they showed up the third time, stained the railing but never sealed it so had to have them come out again to seal it. Grout is missing in several tiles in the shower that was pointed out in the pre move in walk through that was never fixed and now have to wait till the 12 month. Honestly pretty embarrassing having people over to a brand new house with what we spent and the way it looks. They you go to the showroom and pic out cabinets, we didn't get any of the cabinets we picked out for the kitchen, two bathrooms and laundry room. Paid for the chefs kitchen and did not get the oven we were supposed to so now our appliances do not match. New wood floor already peeling up. We chose to have our shower plumbing to the left of shower and they decided to put it to the right even though we said left and it was noted left and brought it up twice before drywall and it was never corrected. read more

Overall construction and quality of the house is good. Exception being concrete work on the front porch. The first pour (before we took possession) was laughing bad-6inch wide 4foot long gap across the front. They re-did it but it was never right. Water pools on the top, which is supposed to be a warranty issue depending on who you talk to, and concrete splatter all over the brick work. These have been check list items for going on three years. Essentially they just ghost you and hope you give up. The home warranty company works strictly for them, not you. You can get things fixed - we also had siding "bubbles" they took care of, but it took calling and emailing almost daily over three months. read more

Lomabardo homes are trash they are pretty but they are not built with the customer in mind. I've owned my home 4 years now and I see every screw that was put into this house popping out. I noticed this the first year I lived in it but Lombardo told me its nothing they can do but I am a realtor and I know better can you say FREE HOUSE!! read more

Buying your home with Lombardo is only a portion of your concern with them. They will control your HOA and thus where and how your HOA dollars are spent for decades to come. Lombardo currently has two out of three of our board member slots filled by their executives. They refuse to hold board meetings, answer any questions, or give us rightful control now that new construction is complete. They are holding us hostage. Buyer beware. read more

STAY AWAY! Let me save you several months and thousands of dollars wasted before you get trapped. This company is deceiving, nontransparent, and IMPOSSIBLE TO GET AHOLD OF ANYBODY. You will left for weeks and weeks wondering what (or if) is being done. You can try and call, but nobody answers or doesn't. They stole several hundred dollars from my family and would have taken more if we didn't get out early. We called and called trying to get answers with nobody caring about our concerns. We have invested 4 months of time into building our dream home to be lied to and now back to square one( blessing in disguise). I am extremely happy to be using Fritz Builders for our dream home and everything has gone perfectly. Communication is not an issue, trustworthy and transparent, does AMAZING WORK. Do not trust your hard earned money with this "company". There are many other builders you will have a much better experience with, as you should be when building your dream. read more

Do not build with them! they installed wood floors that gave splinters and tried to tell me I was just young and didn't know that wood floors can do that sometimes. They sent a man to top nail over about half of my wood floor. Only after I threatened to call the news's as go public they finally replaced floors (that was fun to live through with two babies under 2!) Our front porch is cracked. they cosmetically covered which looked okay for maybe a year which got the most the warranty. We have replaced every single toilet's guts, kitchen sink guts, laundry room sink pipes and drains and finally faucet. Everything was installed quick and wrong. I'm talked cemented in so you couldn't unscrew plumbing and dripping faucets and insides. Today we have yet another spot on our living room ceiling so we'll have to find what else they installed incorrectly. Thats just the physical stuff!!! Jaime Bryd lied to my face and told me we could have fences. Cost us 15,000 in court fees with our devil of an HOA! And Lombardo refused to comment on court case! Shoddy shady business! Providing an update on my home condition. As I written in my previous review, I have had multiple water leaks (2 from different bathrooms, HVAC system, basement, into my garage, kitchen sink) in my home and now apparently have a leaking roof with likely mold in my attic. This became apparent because the dry wall has changed colors in my bathroom with multiple defects in my ceiling. This is to highlight the lack of attention to detail and negligence on behalf to this builder. read more

Overall I've been pleased with my home purchase but when you look at the details you become disappointed, I am currently at my 12 month inspection where Pro Homes (the Warranty Company that Lombardo hired to handle Warranty) has informed me that a large gap in the caulk is not covered, I don't think I've ever seen a tube of caulk that doesn't boast a 10 year Warranty, but I can't get 12 months out of it? Clearly installed incorrectly or a product failure. A quality Home Builder would stand behind a product that is clearly faulty. There are too many good builders to give business to a bad one... read more

My review is specifically to bring attention to the knowledge, helpfulness, and care that Jaime Byrd provides to prospective Lombardo homeowners. As someone who has personally purchased a home from a volume builder (2x), and now as a realtor helping clients through the process I can confirm that Jaime is a stand out from the rest. My husband and I were first-time home buyers when we approached Lombardo. We were pleased with the price point of their homes just outside of Ann Arbor, Michigan and the floorplan layouts were appealing too. Over the year we worked with them, we had very positive experiences with the Lombardo employees. Hailey Bobinac, in the sales office, is such a lovely person! She is positive, knowledgeable, organized, and prompt in her responses. She was never pushy nor dismissive and she gave us the feeling that she was very familiar with our interests and the progress of our build. She kept the lines of communication open and went out of her way to keep us informed and help us secure the lot we fell in love with. When we visited other Lombardo communities in the surrounding areas, the sales reps we encountered there were just as pleasant, welcoming, and accommodating. During the build we received weekly emails to keep us updated on the progression of our home and we were always able to reach out with questions about things we read in the email or saw during our own walk-throughs. Our Construction Coordinator, Chase, was great! He was wonderful to interact with and patiently explained everything about our new home as we walked through with him at different stages of the build. He patiently (and thoroughly) answered any questions we had along the way. The build went smoothly and we even closed earlier than I anticipated (just under 7 months)! It was a lovely, smooth process and we're so pleased with the finished product! We expressing my concern, the sales Managers response was " there is nothing we can do, but you can do your land scape different". VERY BAD EXPERIENCE!!! We worked with "On Your Lot Lombardo" just long enough to get our fill of them. Custom homes were out of our price range so we came upon Lombardo. Didn't have exactly the house that we were looking for, but we found something that worked for us. Prices seemed great. We thought it was because they are such a large builder and that they buy in such bulk that the prices got passed to the consumer. Unfortunately, not the case. We should have gone with our gut feeling on this one from the start. They are not listed with the Better Business Bureau. They are not part of the Builders association. They have a 3rd party warranty company - which means they don't stand by their own work. The prices of their house seemed good, but they are so stripped down that when you start adding basic things the price climbs really fast. Who would think that central air is an add on in 2019??? That added about 4k. They have you leave a non refundable deposit for thousands of dollars (which other builders do not) just to look at your property and for soil tests/surveys which are not necessary at the very beginning when you are just shopping for a builder. Really it locks you in because who wants to walk away from thousands of dollars with nothing to show other than some survey stakes that can only be used for that exact size footprint of house. They won't even tell you land development estimates until you give them the down payment. Then when it came back, it was estimated to be $120,000+ for property development ALONE (not including anything with the home or foundation, and that was after the site was cleared of trees). They wouldn't allow me to use my own contractor that I provided to them with his quotes for the work that were sometimes half or a third of what their contractors charged. I felt like I wasn't very involved with what was supposed to be the building of our dream home. They just sit you down with their soil tests and tell you exorbitant prices for their building costs. 1k/month for generator use when you can go anywhere and buy a generator for $400-500 that is big enough for the construction job of a house. Jamie and Patrick were very pleasant to work with, but the company they work for is not transparent and hides the real cost on the back end which you are not told until you are 1000's in. I feel grateful that we backed out with Lombardo and found a much better builder who built us a way nicer house that will make us happy for many years. These bad reviews are not the only bad ones I've seen. I have heard of multiple other people have issues with them as well - mostly foundational problems, which is a HUGE PROBLEM - most important part of the whole house!!! read more

I was super excited to start a new build with Lombardo Homes, but that excitement was soon met with disappointment. I visited the Inverness site several times, and even received a home quote more than once. Although the home I was interested in was not on display, anywhere, I still wanted to partner with Lombardo to build it. So what happened? When I first received my "home quote estimate", the home in their system was listed as $330,00 base price although they were advertising it at $336,000. I wanted to upgrade to a different elevation, and was told that would cost $900, so while I've been working on my numbers based on $330,900, I was told that the price would probably be adjusted to $336,900, due to THEIR error in THEIR system. Nonetheless, I'm ready to reserve my lot, something I didn't know cost additional money, and start the process of giving my $30,000 deposit. I now receive my new quote and of course, the $330,000 was adjusted to $336,000 but the elevation was incorrect in THEIR system as well, so instead of it being $900, it was $7,900 - so much for my exciting experience! Due to errors on their part by providing me with incorrect prices, the increase on the house alone was $13,900; and we haven't even touched/addressed any upgrades, which by the way, causes me to longer be able to get some of the things that were important to me because I've incurred $13,900 that was not originally shared with me. With nervousness, I went to that office willing to pay my deposit, even after reading some of the reviews on yelp regarding experiences people have had. I think it's unfair to display a price, present a price, and then say my bad, it's really $13,900 more - and it is what it is. If you're not going to honor the price that was in your system at the time I was inquiring, and given a physical quote, it would be nice to have gotten something to make me feel as though they cared about what happened. I just bought new construction home and my closing is next month. I found multiple cracks on the basement wall and on the floor around the sampamp. I told my sales agent debra to do something about it and she rudley says why are you worried about cracks? Well i am worried because i am paying 400000$ for the house and i am worried that it will get bigger. It cracked while house is still under construction. Construction coordinator behaved like it is my fault to ask about the cracks and says that it just happens. I asked them to ensure me to Cover those cracks for lifetime warranty and they say structral foundation has warranty for 10 years from prohom. I told them that i jave hired private inspector before closing to take a look at it and she is like well thats not going to help you any and she said that they are not going to do anything above and beyond their level even of my inspector find anything during inspection. I am very upset with the them and they talk too rude. I am thinking whether should i close or back up from closing. I wish i never had chose lombardo for my first house and paid 20000$ deposit. If i back up i would loose my deposit. My lot of indian freinds live there and they refered me to them. When i told them about it they were very upset. Now i am never going to refer my any friends to lombardo and i will never have my friends go through the same experience. I wanted spread my experience to indian community and other people so they be careful before buying and paying deposits. read more

We just moved into our new condo built by Lombardo. We have been very pleased with the entire process. They met all promised dates, and we knew our closing date 2 months before closing allowing us to schedule movers, cable, mail etc. The sales reps (Pam and Jane) were very help and provided helpful insight into condo living for us. Ghe construction managers (Joe 1 and Joe 2) were right on track with the schedule. Everything was very well done. We are very happy with everything, we have been in for one month with no problems. The process of picking out finishing touches at the Design Center is wonderful. We had built a new home previously, and said we would never go through yhat again. The Design Center makes choosing colors, flooring, lighting and plumbing so much easier. Are professional designers are there to walk through the process. You can't screw it up. read more

I bought a new home from Lombardo in Arbor Ridge, Pittsfield Township, one year ago. They use ProHome to handle their home warranty coverage. In our 11 month warranty walk, they pretty much denied all our claims, including the one in the photo. The closet wall was damaged from day one. But they refused to fix it. And look the cracks in basement. read more

Appliances shown during your design selection are a poor representation of what you get. This along with the staff not being knowledgable of the products makes for a poor outcome. I close in 6 days and I'm starting to regret my decision. What happened to doing everything to make the customer happy, especially if they are spending $260,000 on a custom home. Lombardo refused to fix the situation. Just told me to bad to sad go by another refrigerator and dishwasher. I don't even have a clue of what my stove looks like because it's not there. Sometimes it's the little things that will make an experience bad. read more

We are very pleased with our experience with Lombardo Homes. Jaime is fantastic, responsive, and overall a wonderful person to work with. She answers all of our questions and never once did we feel like we were being misled. Chase is great as the construction manager. We had the opportunity to visit the site frequently and anytime we see Chase, he was approachable, friendly and answered all of our questions. We did our homework, thoroughly read all the paperwork, and had a very firm understanding of what's going on with our home. There were no surprises at the end and we love the product we received. read more

Shout out to Lombardo! 2 years ago we signed the papers to build with them. It's been a very good experience (and actually sort of fun) since. We love our home. The neighborhood is great and we are extremely satisfied with the process. Working with the builder was easy. Communication was smooth and we NEVER felt (at any point) that we were getting a sales pitch, as opposed to a real human experience. Sure, that sounds a little idealistic, but it's what it was. Lombardo delivered and did what we expected, and paid for. Simply put, anything we didn't like--they made right. We NEVER got the sort of "you don't know what you're talking about" treatment that we actually expected. We always felt appreciated--like we were a part of a community. Too glowing . . . ? Ok. There were a few "cons." 1 - After we closed, we did return to the sales center to ask a few minor questions. The woman (Teresa) we worked with through the process had retired. She was amazing (Lombardo should send her a gift, because she was the best ambassador for their product they could hope for. And she was GENUINE). Her replacement (Deborah) left us feeling like "old news," as if . . . "your money's in the bank, so 'buh bye.'" But she didn't last too long. RESOLUTION: Well . . . Bernadette took over. And she is unreal! She's all about the Lombardo community. She's all about YOU! I might add, she is also a neighbor (with enough faith in the company to actually LIVE in the sub)! She literally lives down the block - in a Lombardo built home - among all their customers. That should tell you something. 2 - Our pick line to the humidifier came unseated the first winter we were there. We had water all over that half of the basement. RESOLUTION: Lombardo asked no questions and had contractors and their construction manager out to fix it immediately. They offered to pay for any personal property damaged, or the deductible if we filed. We didn't take them up, because we had nothing yet over on that side of the basement. The insulate batting on the walls was offered replacement, but I felt if I lifted it and aired it out, it would be fine. It was. Still, they offered COMPLETE replacement. 3 - After two years (TWO YEARS), and of course out of warranty, our driveway started to flake up horribly. Saw the same from a few other homes that closed the same time as us. RESOLUTION: We approached Lombardo. They agreed it was not right. So, they sent a company to test, and reported back to us that the work was not done correctly. This summer, they tore out the old drive and poured ALL OF US new driveways. No hassle. No cost. Great customer experience for us, even after we weren't technically Lombardo's problem anymore. This is par for our overall experience with them, all the way through. ADDITIONAL: I should also note, that Lombardo was referred to us by another family who built with them in another part of the county. They had a great experience. As well, that couple's parents were building their second home with Lombardo (a condo in our sub) because they had such good experience with them. CONCLUSION: I'm honestly sort of perplexed by the reviews of others that talk about lack of professionalism and price tricks. We NEVER had even a hint of that. The purchase of a new home (Crestwood) from Lombardo Homes in Ypsilanti (Tremont Park) has been one of the best things that Sharon and I (Ron) have ever done. All aspects of sale, construction and living experiences (9 mos) have been great. The quality of materials is obvious. Brands such as Lennox, Merillat, Delta, Rubbermaid, Whirlpool etc. make our home a better value. The excellent workmanship is very noticeable. Plumbing, flooring, carpentry, drywall, painting, cement work etc. were all done with care and pride. Included features such as loft, hardwood flooring, pedestal sink, hollywood lights, pantry light, plastic tubing for water, sump pump, radon / fresh air vents, escape basement window, engraved address, coach lights and trees make our home special. Upgrades that were accepted: kitchen nook, fireplace, three dimensional roofing, decorative garage door windows, lawn sprinkler system and prime lot next to a nature trail make the house unique. Each staff involved with sales, lending and building have been professional, knowledgeable and friendly. Sales manager (Whitney McCowan) was particularly comforting during the somewhat stressful situation. She showed very good verbal / written communication skills. Patience was had during our decision making processes. She was excited and showed much interest while reporting progress of construction. Whitney displayed a pleasant and positive attitude; was enthusiastic and appeared to enjoy doing her job. Construction supervisor (John Lamb) was very informative. We enjoyed being shown details of construction during a "pre drywall walk through". He spoke highly, concerning abilities, of his fellow workers. Mr. Lamb is glad to be employed by the Lombardo Homes Company. John was always available to answer questions and to provide proper project oversight. Observation at the home site had workers that remained busy and kept areas clean / safe. A trash bin had examples of little or no waste material. John made an improvement on some siding to correct a concern. It is a good business practice to surround oneself with caring people that produce a great product. You have done very well at each. Inspection by a separate party (ProHome) described results as "clean" (much attention shown to detail) and "tight" (nicely constructed / insulated). The sale of our Manufactured Home with Trade-In Trade-Up was a smooth transaction. Adjusted amount of sale price, to our advantage for the Manufactured Home, was done without debate or hesitation. This program gave us the opportunity to own property rather than pay lot rent. Our new neighborhood is nicer, quieter and safer. Your willingness to meet / greet the public at "Open Houses" is admirable. Feel free to share these comments with others to show "Customer Satisfaction". read more

I'm sorry to see so many negative reviews on here. I thought I'd share my experience along with others. I recently purchased a Lombardo home in the Macomb area. Home buying intial process: - Sales rep walked us through the initial process step-by-step. - Shared cell phone number with us so we could reach them anytime. - Were able to answer most questions on-the-spot, otherwise they were able to get feedback from the build site manager by the next day Home buying mid-process: - Showroom is very professional and makes the decision-making process very easy - Any changes/dis-conitnuations were immediately communicated to buyers - While the process was slower than normal, it was due to the fact that it was a brand new development, and most of the wait time was attributed to timing for city permits. - Once they got going in September, they nearly had the house finished by December Home buying finish-process: - Area around house was very clean. They take cleanliness very seriously at Lombardo, and any non-conformances should be reported. - Walk-through with builder/Pro-Home was very thorough, all complaints/dis-satisfactions were added to a checklist and were fixed/corrected before closing - Pro-Home came on the 30-day walkthrough and had minor items corrected by builder - We recently had our 11-month walkthrough. There were still some drywall corrections that needed to be fixed. The contract person hired by Lombardo came last week and not only fixed all the drywall spots but actually cleaned up after himself, not leaving the mess for us. Anyways, I would recommend them to anyone, especially the team working out in Macomb. I'm sorry to hear about so many bad experiences, and hope Lombardo can help rectify those situations, so not to lose their valued customers. read more

My husband and I moved into our Lombardo home end of June. Having built my previous home and having worked for a developer/builder for a number of years, I was familiar with the process and had very high expectations going into the process. Jaime Byrd devoted a considerable amount of time with us throughout the process, as we were the inaugural customers for the Anywhere Lombardo program in Michigan. Patrick Deller was also very thorough at each walk-through point in the process. We had complete trust in his ability, and he delivered our home on time in the midst of the busiest times of our lives (2 concurrent home sales, a HS graduation, moving, and our wedding within 6 weeks time!) No home is ever perfect, but our home is about as close to perfect based on our budget in terms of: design/placement, square footage for the price, available options which are frequently updated, plus the little extras such as arched doorways and included "extras". Our home also seems to be so much quieter in terms of blocking out exterior sound/street noise than my husband and I had experienced in any of our previous homes. Our 30 days warranty requests were met with timely responses from ProHome and Lombardo, and we fully anticipate that will be the case at our 1 year warranty as well. We would highly recommend Lombardo Homes to be the trusted builder of your next home! read more

We just closed on our home built in the Lombardo Howell neighborhood. Prior to beginning the home building process, we met with many different building companies to price out our ideal home. When we met with Jordan for the first time in March of this year, we knew that this neighborhood and Lombardo Homes was the right choice for us. We loved how honest and straightforward the entire process was. We were not talked into purchasing "extras" for our home that we did not need....which was something that happened with the other companies we had met with prior to Lombardo. The entire process was streamlined and did not interfere with our day to day lives. The response time for any questions we had was almost instant in many cases! During the building process, each member of the construction team was more than accommodating to us if we wanted to walk through the home. Rob was always available of questions and never made us feel in the way. We also appreciated the third party reviews of the Lombardo Homes when speaking to the contractors for each department. Everyone spoke highly of the way Lombardo Homes are built including ProHome. We feel very fortunate to have had such a great experience for our first time home purchase. We will most definitely recommend Lombardo to anyone looking to purchase or build a home. read more

We are currently in the process of building our first home with Lombardo, and unfortunately, the experience has been deeply frustrating and disappointing. Since the framing stage, we've encountered a series of serious quality issues that have not been properly addressed. Multiple walls were visibly bowed, and the foundation showed signs of poor workmanship. When we raised these concerns, we were repeatedly told that these were "just aesthetic problems." Despite our efforts to get them resolved, the issues were left uncorrected, and drywall was installed over them--locking in the defects. Now, as the build nears completion, we're dealing with visibly uneven walls, misaligned floors, and curved wall joints. The phrase "just an aesthetic problem" has become a recurring excuse rather than a solution. These are not minor cosmetic flaws--they are signs of poor construction and lack of accountability. We had high hopes for our first home, but this experience has been a major source of stress and disappointment. We expected better quality, better communication, and a builder who would stand behind their work. Sadly, that hasn't been the case, and for this reason I would not recommend them to any friends or family. read more

Building a home is a complicated process and while I have very limited experience doing so, Lombardo delivered on everything that was important to us. Yes, you will still have to communicate with them early and often in order to make sure you get the exact options and upgrades you want, but Hailey Bobinac and other Lombardo associates that helped us along the way ultimately helped us build a beautiful home that we love. I think whether you go with Lombardo, Pulte, or Toll Brothers you get the goods and bads of modern American house construction. Lombardo seemed to have the highest building standards and when it came to customer service, Lombardo stepped up at several points to correct issues we had during the build in a way that a larger more impersonal business like Toll Brothers probably would not have. So if you're on the fence about which builder to use, our experience convinced us that Lombardo was the right choice. Hope it works out for you! read more

My husband & I recently closed. The home building experience, although initially frightening, has been great, the sales person, Virginia is AWESOME. Always professional, frequent updates, very friendly, step by step emails & so on. The communication has been really good. Our project manager, was always on time, patient, answering any & all questions. I HAD ALOT OF QUESTIONS!!!!! We looked at over 50 homes before deciding to build. Lombardo made the process clear & personable. Homesite Mortgage Company was also very helpful & communicated well. Even as they continue building homes in our subdivision, our streets are maintained, debris removed from the day, grounds smoothed out after trucks and tractors. Very pleased. I was very concerned about the maintenance of the grounds, but I have ZERO complaints. Would definitely choose Lombardo again! read more

I love working with Jenn in Sterling Heights and Alyssa in Macomb. They are kind, knowledgeable, and personable and they are great at providing my buyers with the experience they are looking for in building a new home! I'm so surprised by some of the negative reviews on here! My buyers and I have had nothing but great experiences with Lombardo. The best part is the one year builder's warranty. Sometimes there have been things they don't notice about their home until living in it for a few months. Never again. This was our second home build. The first time with Lombardo. We built with Lombardo and I wish I had done my research about them first. I wish I could have used our old builder. Lombardo cares about you until they have your money. After closing, you are nothing to them anymore. Been in our house a few months now, and already had the sump pump fail, have standing water near our home, excuses about final grading and the time frame of when it will be done. The sales staff is rude, the construction manager avoids confrontation. Everyone talks in circles. Right now it's the waiting game. Sit and wait around on them.. sign the dotted line.. give them your money.. and get left with less then satisfactory results. I am very disappointed. Never again. read more

Kyle is the greatest! He is very professional, knowledgeable, and helpful! He was able to answer any of my questions and had answered most of them before I even asked. The work of himself and his team is fantastic! They take pride in what they do and was very attentive to us as a customer. Whenever we came by to see the home, his team was very kind and understanding. I feel as though he took care of our home as if it was his. No star at alll.... very very highly disappointed with one of the sale manager ( I knew the name but not mentioning it ) , very rude n not at al responding for any questions, she was very busy in looking phone even though we were inquiring bout up coming homes on Rochester hills MI, can't afford chairs even it was empty,, we n our friends were very excited to take home we came back because of her Behavior.. I love our new home. We used Anywhere Lombardo to build in Troy. The pandemic slowed our original timeline but Lombardo did an excellent job finishing quickly as soon as it was legal. Jaime, our sales manager, was fantsstic to work with. She went above and beyond. Our home is beautiful, the kitchen in particular is stunning and the price we paid per square foot is comparable to what 50 year old homes in this area sell for. Unbelievable! read more

I am so pleased that I choose Lombardo for my new home. Every phase of the process went as planned with no surprises. The sales person was extremely knowledgeable and gave me weekly updates to the progress of the build. The layout of the home was perfect for me. HORRIBLE COMPANY! Do not buy. They are taking over Washington & Bruce Twp with the most hideous piece of crap cookie cutters. They use cheap materials and after a few years people regret having used them. The homes have zero character and fall apart. Anthony Lombardo is NOT a nice man. read more
