Her attention to detail is exceptional, and her leadership is superb. The marketing was top-notch and both my house and my Mom's sold in days, both times in buyers markets. She really knows what needs to happen and gets it done - making her services an exceptional value as she works harder, gets more done and charges a standard commission. In addition, she rewards loyalty. Selling my Mom's house was the most recent transaction, and she paid for several of the expenses that were part of putting the house on the market. Choosing Ellie Washington to represent us when buying our home in SLO was truly one of the best decisions we made during the entire process. She is an absolute pleasure to work with and she is the only agent on the Central Coast I can recommend without hesitation or reservation. From our very first meeting, she brought a personal touch to our conversations. She was invested in finding out who we are and how she could help us meet our specific goals. Compared to our previous attempts, her approach to this search felt like a completely bespoke experience. Ellie started by carefully listening to our story and asking us specific questions to clarify our goals. In the process she quickly distilled a short list of our "must haves", "would be nice if", and absolute deal breakers. It only took one or two conversations before we felt like she had our mindset for the search completely dialed in. Early on, we found ourselves wondering why we felt so comfortable this time around. We both agree it's because Ellie is an expert communicator. Every time she needed to pass along information on our behalf, she made sure she was absolutely clear on exactly what our wishes were. She kept us informed at every step, answered all of our questions (often before we even asked) and promptly circled back for our input if new information presented potential complications. When we decided to make an offer, she guided us through every step. She made helpful suggestions, offered expert advice, and talked us through any doubts. It always felt like we were well within our comfort zone while making time sensitive decisions in the process of finalizing details in a highly competitive, multiple offer scenario. In the end, thanks to Ellie's expertise, we beat not one but TWO slightly higher offers because of the aggressive terms she customized to make ours more attractive. Once our offer was accepted, what really stood out was Ellie's ability to project manage. She coordinated everyone involved, from inspectors to escrow, and kept everything moving on schedule. She provided us with a detailed timeline of when things were going to happen and we always felt confident knowing everything was supervised and under control, even when we asked if we could move up our closing date on short notice. We always felt like we were in the best hands and we're so thankful we had her by our side.

Even when we encountered a complex issue with the septic system, Cassandra's help in finding an expert to implement a solution was invaluable. They kept in constant contact updating me with each viewing and in just four days after listing my home was sold. My circumstances involved selling the home of my recently deceased sister while I did not live in California. Cassandra took control of the situation offering practical suggestions on how to dispose of my sister's furniture, making sure the home was in tip top condition to sell, and assisting me through the very confusing process of selling a property in California. Her commission structure is extremely competitive, her plan for marketing the property was thorough, and she communicated weekly on the progress of the sale. The house was listed in December (not a great time) and was sold in May. While she is definitely someone you would want to work with to sell your property, more importantly, she is someone you would want as a friend. Her work ethic is incredible and we appreciate her no-nonsense attitude to the real property transaction, even when dealing with very emotional sellers during the purchase of our first home. The process was made clear when we had questions for Cathy, and her input was very valuable when we had some negotiation decisions to make. Without Cathy, we would have been left wondering if the terms agreed upon were fair. Her candid honesty was very grounding as we worked through placing an offer, back-and-forth counters, and ensuring repairs were completed before escrow closed. We first began working with Cathy a little over a year ago after my mother in law found her on Yelp. The ratings with Cathy are high for a reason. She is punctual, detail oriented, and her sense of humor made me feel confident and comfortable. Every email, call, and text was answered promptly and all our concerns are carefully considered. We got very close to buying a home last year with Cathy's help after viewing a few properties that had a secondary unit on site for my MIL. At that time, available properties with auxillary units were very hard to find in San Luis Obispo county but Cathy was able to pull together a great list for us to view. When this purchase fell through, we decided to wait and see where the market would be in the future. Once we found the home of our dreams on a listing online, we went to the open house and were delighted to meet a former colleague of Cathy's who was showing the house. Cathy reached back out to us as word came her way that we were interested in the property - and the rest, they say, is history. She even helped us with referrals to great vendors like our home inspector and handyman. I am confident that my family has earned a new family friend in Cathy Francis and we would highly recommend her services.
