There appears to be no emergency maintenance technician options. Our house is 88 degrees which is hazardous and unsafe for our infants. We are having to explore hotel options to ensure no health complications arise. We called during office hours Thursday and instead of the office team responding they simply kept pushing the call to the overseas office which was no help. Invitation Homes recently underwent a huge lawsuit and from my research it looks like this is VERY common for this rental company. We will absolutely be exploring our legal options because this is wildly inappropriate. I have received better responses from college apartment landlords the from these scumlords.

I was also informed the Surveyor would be coming between 9-2pm as well. Ryan arrived on the day of the appt and he got to work right away. I was curious what he found so I went outside to talk to him. He informed me the neighbors to the back is encroaching onto our property and for us to inform them. He also explain the legal process in case the neighbors refuse to remove their fence. The survey gave me a good understanding of where our property lines are and I would highly recommend them.

I did not receive a full refund. Cleaning is not damaging rather a cost to them turning the apartment. Access Issues: Instead of a proper key, you're given a fob. When the power goes out--which happened multiple times in the summer of 2024--you'll be locked out, and no one answers the emergency contact numbers. Noise Levels: The residents are extremely noisy. I lost sleep regularly due to the constant disturbances. Flooding Incident: My apartment was flooded because the resident above me didn't use their shower curtain properly. Some of my belongings were ruined, and I received no compensation for the damages. Pest Problems: The gas grills on the decks are filthy, attracting wasps and bees that made their way into my apartment. I had to trap wasps in a jar as proof before management finally sent pest control. Outdoor Space: Due to the pest issues, I never used my deck the entire time I lived there. If I could give a zero star rating, I would have done so.

For over a week, I have left phone messages for Arcadia Management regarding a new entrance system they installed and for getting documentation I need to renew my lease. There has been no response from Arcadia Management to the numerous messages I have left. What good is a management company that you can't reach? Earlier this year, there was a leak from the apartment above mine that caused part of my living room ceiling to fall down. It took well over a month to finally get the ceiling repaired, and the repair is very visible. Years ago, before the building was managed by Arcadia Management, part of my bathroom ceiling fell in. When the repair to the ceiling was made it was so well done that I couldn't see where the ceiling fell in. I expected the same quality of repair to be done to my living room ceiling. Every winter since Arcadia Management took over I have had to call and request that they do a proper job of clearing off the steps and sidewalk. This year after the plows went through there was a pile of snow over knee high on the end of the sidewalk. I have Multiple Sclerosis and can't climb over a pile of snow that high. I had to call Arcadia and request that they shovel the end of the sidewalk in order for me to be able to reach the street to get on a Metro Mobility van that was coming to take me to an appointment. I could go on, but I think you get the idea. As I said in the beginning, I like my apartment, my neighbors, and my building, but I have a very negative opinion of Arcadia Management.

Alicia and Nicole were super helpful with all of my questions and move-in! I would definitely recommend leasing with them!
