During the first month after moving in, it seemed like we had found a hidden gem with amazing amenities, but it slowly turned into a nightmare. I had moved in spring of 2024 and moved out 6 months later. I had an apartment on the third floor. The first issue I encountered was a spider problem within the first month. Although pest control resolved the initial infestation, I consistently found spiders outside my window, far more than I had ever seen in any previous residence. In the second month, I was over the moon loving my apartment and settling in until one night when I noticed a bubble forming on the wall beside the bathtub. I submitted a work order, and two days later, while waiting for maintenance to inspect it, I realized that the bubble grew with each shower and eventually the paint was peeling off. We became paranoid about showering, fearing mold growth due to the constant moisture. I meticulously ensured no water escaped the edges and even resorted to directing the showerhead against the tiled wall, away from the affected showering against the tiled wall. Maintenance responded by simply re--caulking the tub's edge and painting over the stain. I thought this would resolve the issue, but I was WRONG. It became clear that the problem originated behind the wall. About two weeks later, another water bubble appeared, staining the wall. This time, the damage was worse, and maintenance cut a hole in the wall to investigate the leak. We lived with this exposed hole for nearly a week and a half before they finally patched it with a thin material that looked like painted paper. The repair was poorly done and remained visibly noticeable. As expected, a week later, the wall became wet and stained again, this time with a reddish-orange color and black spots. A new water bubble formed under the showerhead, leaking water. I submitted another work order, but they ignored the showerhead leak and only repainted the stain. At this point, I was extremely stressed and uncomfortable. My bathroom felt like it was falling apart, and no one was fixing the underlying issue, and I felt like there was nothing I can do about it. The constant moisture was palpable, despite running the bathroom fan continuously. Adding to the problem unwanted guests appeared, ants began crawling on the walls and they were likely attracted to the moisture. They infested my bathroom counter, emerging from a pinhole in the light fixture. I was incredibly disappointed and frustrated, paying a for a "luxury apartment" that had become unbearable. This was my first apartment with my husband, and despite maintaining a clean environment, we were dealing with a severe ant infestation. Upon discovering the ants on my bathroom counter, I immediately contacted pest control. They arrived a few days later and treated the apartment, focusing on the bathroom. Unfortunately, a few days later, the ants migrated to my kitchen and even into my microwave. I was beyond stressed, resorting to storing my groceries in ziplock bags and having to relocate all my dry food and bottles to the island counter. In addition to the apartment issues, the garbage/dumpster area became a problem. Trash bags piled up, and large items, including mattresses, TVs, furniture, and even a piano, were left there for weeks. My husband felt like we were living in a scene from Les Misérables! After only five months, I was completely overwhelmed. Fortunately, we had the opportunity to buy a house and escape this nightmare. I understood that breaking the lease would cost thousands of dollars, but I felt that given the conditions we endured, we shouldn't have to pay anything. I moved on accepting the loss , but I felt compelled to share my experience. I sincerely hope the issues in my apartment were resolved, as I wouldn't wish this experience on anyone. If it weren't for these issues, I might have somewhat enjoyed living here. The pool was the only thing I enjoyed there. This is solely my experience, as everyone's is different; perhaps I had a faulty apartment, and things may have changed in the past four months.

When I first moved here in September 2023, the experience was pleasant. The staff was responsive, the community felt clean, and I had no major issues. But as the property filled up, the management's priorities shifted and not in a good way. Now, the focus seems to be on enforcing low-effort, high-cost policies like towing residents' guests with LITTLE TO NO communication, rather than addressing actual issues that affect daily life--pests (including bee and wasp nests), trash piling up, dog feces in hallways, unclean shared amenities like pool grills, and pet urine in elevators. It's frustrating to see so much effort spent on policies that feel more like revenue grabs than meaningful community standards. Instead of maintaining cleanliness or enforcing trash rules, they focus on punishing parking violations--without warning--leaving residents stuck with the cost. When I was towed, I couldn't afford the fee, and when I asked for help, I was met with a vague, dismissive response. Instead of taking accountability for their faults or shortcomings, the management just repeats vague policy language and has a "that's just the way it is here" type of demeanor. It's disheartening and makes residents feel overlooked. If you're expecting to be accommodated, cared for, or have extenuating circumstances considered--trust me, the leasing office does NOT care. You'll most likely be dismissed with a generic, impersonal message. If you're still considering moving here, make sure to get hard copies of every policy and your full lease up front. DO NOT rely on the resident portal (which is never consistent) or email updates -- because when enforcement happens and you need to reference it, you won't have access to it. At one point, I loved living here. But the lack of compassion, inconsistent enforcement, and disregard for resident experience have made it a place I no longer feel good about calling home.

Mismanaged, Dishonest, and Disrespectful…read moreNow is called Cottonwood Clermont Our experience at Cottonwood Clermont was deeply disappointing, and we feel obligated to share the facts to warn prospective tenants. What looks like a well-kept community is, in reality, a case study in poor management, misinformation, and a total lack of accountability. Ongoing Noise Complaints - Ignored Until the End: For months, we lived below a tenant with two large dogs that constantly ran, jumped, and barked at all hours. We submitted multiple noise complaints, but management's response was to tell us to record it ourselves and call non-emergency police--no enforcement, no resolution. Eventually, a nearby unit became vacant. We requested a transfer. After "consulting with corporate" management allowed us to move without a transfer fee or new security deposit, clearly acknowledging the problem, but by then, we had endured these conditions for most of our lease. Roach Problems: Cockroaches were a recurring issue, even with regular cleaning. This is not just tenant hygiene--it reflects poor property-wide pest control. Foul-Smelling Water and Health Concerns: Starting in February 2025, the water throughout the apartment--including from faucets, sinks, toilets, the washer, and even the dishwasher--began to emit a strong, unpleasant odor, similar to rotten eggs or sulfur. When we first reported it, management casually told us to "let the water run." After we experienced skin irritation and discomfort, they replaced the water heater, but the odor persisted in all water sources. Despite our repeated concerns, the problem was never resolved. No formal water quality testing or plumbing evaluation was ever offered. Useless Gym: Most gym equipment is broken, missing parts, or out of service. It's just for show--not usable. Unreliable Maintenance: Maintenance requests were often slow, ignored, or only partially resolved. The team consistently lacked professionalism, urgency, and follow-through. When we first moved in, the windows were filthy and fogged from the outside. We submitted a service request to have them cleaned. When I stopped by while they were working, I was greeted with: "We normally don't do this." It was clear that even basic upkeep tasks were viewed by staff as inconveniences, rather than essential to maintaining a habitable and welcoming living space. Serious Safety Incidents: In February 2025, a resident with a criminal record was allowed to rent an apartment at Cottonwood Clermont. He later murdered his girlfriend inside the unit and then took his own life after a police standoff. According to the FOX 35 Orlando report, law enforcement was called to the complex for a welfare check. The man fired at police officers, prompting a lockdown of surrounding units. Also, an aggressive dog killed another resident's pet on-site. Again, no action or accountability followed. Misleading & Mishandled Lease Termination We exercised Option 2 to end our lease early, agreeing to pay rent until the unit was re-rented. On March 28, we were informed that a new applicant had been approved, fees had been collected, and the unit had been taken off the market. We returned the keys on the 29. Paid prorated April rent on April 1. Then, suddenly, on April 3, we were informed that the applicant had backed out. The unit re-listed with delayed and shifting availability dates: April 14, then 17, then 24. No showings occurred, despite the unit being vacated on March 29 On April 11, we paid the full April rent (under protest), unexplained insurance charges, water, trash concierge fees, and a carpet fee. We asked to access the unit we were paying for; we were told, "Don't make things harder for you." We visited the office many times. Each time, we were met with shifting excuses ("vendor delays," "maintenance manager decisions") and a lack of transparency. Even attempts to speak with the property manager were dodged with statements like "she has a doctor's appointment." The unit was finally listed April 15 (evening), removed again April 18, and finally rented May 10--six weeks after we returned it. All updates about marketing, showings, and re-rental status came only when we asked. At no point did management took initiative. Refund Delay On May 14, we asked about our refund and were told we'd receive in about 30 days. On May 20, we had to follow up again to confirm how it would be delivered. We were told it would be sent via eCheck, but again, no proactive outreach from management. Final Thoughts: We paid everything. We stayed professional. We made every effort to follow up, document, and resolve issues. Cottonwood Clermont fails on all fronts. Unsafe and unhealthy conditions; inconsistent and dismissive management; manipulation of lease terms, and zero transparency or respect Please save yourself the stress. This community looks nice from the outside, but behind the gates, it's a nightmare of delays, denial, and dysfunction.

The admin fee for the application is a little steep at over $400, and they don't roll any of this into the initial expenses. They don't show you a copy of the lease until you've put the electricity in your name, which is also strange. The lease is pretty standard, so I signed. That's where things stopped going great. They did not provide an executed copy of the signed lease back, then they called me a few days before the move in date and told me the apartment would not be ready in time. Mind you that I took time off of my new job, had arranged for the delivery of furniture, paid for renter's insurance (a property requirement), arranged for electricity, updated my mailing addresses, and had paid for a hotel to cover the days until the move in. Kevin was apologetic and you could tell he was just being put in a difficult situation. The management only authorized him to apologize. They didn't say he could offer anything, like an exact move in date (I was given a range of possible days), help with covering hotel fees, etc. Nothing. I was then told I would be given an updated copy of the lease by the day prior to the initial move in date. Well, it's the end of the day and they haven't sent it and don't answer the phone. Just left in limbo. So here I sit. In the hole for the cost of furniture, the delivery fees for said furniture, the admin fees for the application, the renter's insurance, lost time at work, and the cost of covering a hotel. I have no idea how long I need the hotel for. No idea if they'll actually keep their word or just put the apartment on their website and lease to someone else. No idea what they would do if I went and found somewhere else. Would they execute the lease I already signed and claim I owe them the agreed upon money? Who knows? I had to press the office to provide something in writing saying the apartment wasn't ready on time. Only then was I finally provided with something saying "we hope to have it ready on Sunday". I want to love this place. I really do. The complex is nice. The apartment was fairly priced. The staff was friendly. The location is great. But this experience has made that incredibly difficult.

I hired Priceline Logistics for a move and they in turn hired Neville for the actual job. The pick up and delivery schedule was all over the place and changed all the way up to the date they actually showed up which was a day late. Immediately upon arrival they provide a whole sack of BS stating there is more to pick up than was paid for on estimate, charge exorbitant fee's to carry DOWN STAIRS, to pack as they did not know they had to pack and unpack even though it was clearly stated on job order, the addition amount of items (total BS), and demand Cashapp or Zelle payment so they can run off with your money and property effectively holding you hostage. They damaged the exit sign in the hallway of my apartment then tried to lie about it, then confessed when they were caught on camera. (Total scumbags) When they arrived to the destination they again demanded full remainder of payment prior to even starting the job which I told them to pound sand and was not paying until the job was completed. They said they were going to leave with my property and it would be weeks before I would get it!! I wish I would have read the reviews here prior to hiring them although the initial culprit in the scheme is PRICELINE LOGISTICS. PLEASE REPORT NEVILLE AND SONS AND PRICELINE LOGISTICS TO THE FLORIDA ATTORNEY GENERAL IF YOU TOO HAVE BEEN SCREWED OVER BY THESE FRAUDSTERS.

I moved from Oregon to Georgia. Neville and Son Trucking was contacted. They came and got my…read morethings. They were supposed to bring boxes for my Computer and Pictures that were in Glass Frames. They did not, but assured me that my things would be wrapped safely. The man that wrapped them was not a person that usually worked with them, so he did not know what he was doing. I was also charged more than original amount. When my things were delivered I noticed that my computer was not unwrapped or my pictures. Upon me unwrapping them I saw immediately why they weren't unwrapped by their worker. My All-in-One Computer was broken. Not just the glass, but it is not usable at all. The glass in each picture is broken, so they need new glass or new frames. I had other items that were broken, but the Computer is the most expensive item. I was told by the Broker that I needed to just make one claim, so I had to go through all of my items. I put in a claim, but was told that their out of Business. Any suggestions. Margene

I do not recommend anyone move to this community until the Leasing Office staff take responsibility…read moreand are held accountable for the UNACCEPTABLE state our unit was in for our move-in at the end of August. Office personnel did not verify that all repairs were complete or that cleaning was done satisfactorily. They didn't even walk the unit prior to our move-in, and have yet to step foot in my unit to see the issues we were left with dealing at move-in. Dirty walls, Dorito/Cheeto-finger stains, not vacuumed fully/properly, live roaches running around (during daylight at that!), roach feces all over outlet covers, dead roaches in the dish washer, shower faucet leaking (still leaking now two week AFTER move-in), fridge and freezer handles taped on with duct tape, JUST TO NAME A FEW THINGS. I hope the photos show a glimpse of the unit we were handed keys to. We notified the leasing office of the state of the unit on move-in date, they asked for photos and were "shocked" to hear what we were saying about the apartment. When I asked Jordan who in the office verified our apartment was ready, he couldn't say. He hadn't done it. I asked Anita the community manager the same question, and she hadn't done the walk either, but the cleaning company was in our unit "for hours." They also told us they didn't see evidence of roaches, so pest control didnt treat our unit before move-in. I was told that the cleaning company would be contacted and they would update us, and that pest would come out on Tuesday (when they are scheduled to be at the community). We didn't get any updates or communications. Apparently they rescheduled the cleaning company to come out, but didn't tell us. Five days into our new lease, my partner spent three hours cleaning a NASTY apartment unit that was NOT her responsibility to do, so we could move our belongings in. Pest didn't come on Tuesday. Turns out that the front office never made a copy of our unit key. They also never called us to tell us that, and that pest couldn't treat. We only found out after calling the office and asking if pest control came to our unit. I guess that isn't standard protocol? So we had to live in a unit with an active roach population for an additional week due to the office's blunder. Someone in the office also took in upon themselves to cancel the cleaning company from coming back out, after hearing that my partner cleaned the unit by herself. It wasn't my partner's job to clean this unit but I guess Rosemont will wipe their hands clean and have their new tenants clean their "move-in ready unit" for them. The cleaning company showed up two weeks after our move-in, announced 30 minutes before their arrival. The cleaner said she spoke with Anita the day before to confirm that she would be cleaning our unit the next day. Anita never called my Partner or I, but for the 30 minute call prior to the cleaner showing up. I have a dog in my unit that wasn't put away because we weren't expecting a cleaner. What if my dog got out? Jordan has said to me that this isn't "Rosemont's Standard" and it's "embarrassing" but at every turn - communication is horrible, no one will admit fault and responsibility. I'm told the unit is liveable, so nothing will be done to compensate us for what we have had to deal with. Anita said there's nothing she can do, so I've asked for the regional manager's contact info. I've yet to hear from Heather, the regional manager, after sending two emails, and leaving a voicemail at the corporate office - we're being told that she's "a very busy woman who manages many properties." Is this the Titan Corp standard on how it operates its properties? I've lived at several apartment communities since I've been of-age to do so. This is the most disappointing experience thus far. We're more comfortable now, thankfully, due to our own accord and actions. It's unfortunate that we had to get the unit in an acceptable state ourselves for that to happen.

This is a new attempt to sell condos in an hotel that is designed to serve happy drunk weddings…read moreguests. I saw it first hand and it's not only not looking good but I know that the Bella Collina Condos are BAD INVESTMENT. Totally agree with this NEWS ARTICLE: Who are these jokers kidding? Lake Siena, known to old-timers as Pine Lake, is the result of a peat mine and muck farm that gouged underground goodies out of the land and departed. Bella Collina's agreement with the county allows 550 units on the east side of the County Road 455, along with a 100-room hotel, which the developer prefers to call a "lodge," as if it's in the middle of a rustic national park in the West. The buildings, which are to be 75 feet high or less, are startling as a driver goes by them on County Road 455, just a stone's throw from Montverde Academy. They look out of place. But, hey, let's hope they sell. They would look even worse if Bella Collina took an economic nosedive as it did about a decade ago, resulting in new development owners suing the homeowner association and the association being sued by residents alleging threats, intimidation, harassment, insults and humiliation. The company's vice president of marketing didn't return a phone call asking how many condos have been sold so far on what she described as the "lakefront oasis." The people at Bella Collina (BC) real estate are great. They have a wide variety of homes to choose…read morefrom. If your in the 200-400k range they have some lovely lakefront condos. If you can up the price to say 600-1000k then they have some nice golf course homes sit up near the club house, quite nice. We bought an estate home (prices for those go up from there) and had excellent service and just a great experience. There is one person that obviously was caught in the real estate bust of 2009-10 and he has a vendetta against BC. I think they required every homeowner to pay up there past dues that were never paid (not unreasonable). You will find him posting bad reviews every place he can sometimes using multiple names, very trollish IMO. We have been completely happy with our new home and the BC real estate folks made things easy. As to the club house and amenity's .. its wonderful, great food, great people and just a great place! I highly recommend Bella Collina as both a place to live and a place to socialize. Come join us we love it here and look forward to meeting you!!

Living here for 4+ months robbed me of my physical and mental health like nothing else had in my 35 years of life. Even after 3 children and 17 years of marriage. This place is a disgrace. Ive moved 16 times and this was the WORST. I had to pay several thousands to a lawyer so I could get out of the lease despite countless calls to the security officer and the police since the week we moved in. And even so the POS landlord would not allow me to cancel the lease. This property is full of smokers. After my request, letters were sent to doors so people just started to smoke inside and the rancid marihuana and cigarette smoke coming from the walls became even worse. There was also a putrid smell that would come through the wall late at night. I had to keep my window and porch door open all day to ventilate and many times I would have to run to close them because someone was smoking with their window cracked open and all the outside smelled. ---- Imagine having to park your car half a mile or two blocks away from your apartment? We had to do that most of the time. You get one assigned spot and anyone else living with you or your guests have to park as far as the entrance of the neighborhood... huh?? Dog poop allover the neighborhood grass. The dumpster would get so full on the weekends that the bags of trash would reach the street because there was nowhere to put them. Layout? These apartments are quite dark, poor natural light and even worse if your apartment is facing north, you wont get a single ray of sun. I feel bad for people living this way. Ive never in my life had even a bit of depression or any other mental challenge but living here broke me. I had to see a therapist at least weekly to be able to hang on until I could get out of that hole. What a miserable place! Run! Rent a house or even a trailer. Or an apartment somewhere else. This company has no decency or integrity to try to force a family with small children to stay breathing cigarette and marijuana smoke in their home. What they put my family through shows they only care about money and was cruel. AND I WASN'T THE ONLY ONE! After speaking to several neighbors I found out they were going through bad situations too including being threatened by other tenants for reporting domestic abuse and having to move to another building BECAUSE THE LANDLORD EVEN IN THAT CASE WOULD NOT RELEASE THEM FROM THE LEASE. Vomit! (After we had moved out they hired a new office manager called JEI who seems to be very reasonable and tried to remedy the situation but it was too late. Its possible that if he had been there from the beginning I would have been able to get out of the lease without having to hire a lawyer and spend thousands of dollars.)
