Marshall Reddick Real Estate - Our Clarksville-Nashville Annual Team Photo January 2025

Marshall Reddick Real Estate

Michelle did a good job with our first property, but our experience with the second has been…read moreextremely disappointing. She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

We rarely leave negative reviews, but our experience moving into a Marshall Reddick-managed…read moreproperty in Nashville has been extremely disappointing. Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

I normally don't leave detailed reviews like this, but my experience with Berkshire Hathaway…read moreHomeServices PenFed Realty has been frustrating enough that I feel prospective renters should know what the application process has been like. I originally submitted my rental application for 405 Woodale Dr. on September 2, 2026, and my application fee was processed that same day. On September 4, I was notified that additional follow-up was needed regarding my previous landlords. I immediately took care of it. That same day, I sent multiple emails providing updated rental-history information, correcting information where necessary, and even forwarding contact information to help them obtain the verification they needed. By September 8, I still hadn't received an update, so I followed up again. On September 10, I received my application results citing an issue with my rental history. Instead of simply walking away, I tried to resolve the issue and provide documentation explaining the situation. On September 21, I responded regarding the rental-history issue. I followed up again on September 23, and was told my email would be forwarded to the Property Management Team and that someone would get back with me. On September 25, I provided additional supporting documentation regarding the balance from Waterford Landings and the payment arrangement associated with it. Once again, I received a response stating that the information would be forwarded to the Property Management Team for review and that someone would get back with me. After still not receiving a resolution, I followed up again on September 29, after having already spoken with Katie. I received essentially the same response--that my email would be forwarded to Property Management and someone would get back with me. Now, as of October 1, I have forwarded additional documentation showing that the Waterford Landings balance has been PAID IN FULL and requested that my application be updated and reconsidered accordingly. At this point, it has been 29 days since I originally submitted my application, and I have repeatedly followed up, provided documentation, responded to requests, and done what was asked of me. My frustration isn't simply that the original application had an issue. It's how difficult it has been to get a clear resolution after providing documentation addressing that issue. Another major frustration has been trying to reach management. The manager never seems to be available when I call, and I repeatedly receive responses saying my information has been forwarded to the Property Management Team rather than actually getting an opportunity to speak with someone who can explain where the review stands and what happens next. When someone is trying to secure housing, nearly a month of back-and-forth matters. Applicants have moving dates, financial obligations, work schedules, and other housing opportunities that they have to make decisions about. At minimum, there should be clear communication regarding the status of a review and a realistic timeframe for a decision. I have made a genuine effort to cooperate throughout this entire process. I've submitted the requested information, followed up with previous landlords, provided supporting documentation, addressed the rental-history concern, followed up multiple times, and ultimately provided documentation showing the outstanding Waterford Landings balance was paid in full. I shouldn't have to continually chase down an answer after doing everything requested of me. I hope management takes this feedback seriously and improves the communication and follow-up process for applicants. I will update this review if Berkshire Hathaway HomeServices PenFed Realty provides a final resolution to my application.

When it comes to a company managing one of your most expensive assets, your home, who that company…read moreis - is extremely important. Saw on another review site where they had hundreds of positive reviews - and started to dive deeper in their reviews and that's honestly what stood out to me - to make me choose them. It wasn't their positive reviews - it was actually their negative reviews. Almost every single negative review was addressed - but not with a simple, generalized statement. But with extensive details that explains why the tenant is upset and how the company tried to resolve it, and sometimes the issue is that the company was protecting the homeowner. Now Copper Key Realty took over my home to manage during the height of the COVID-19 pandemic and there was some adjustments as mostly everyone was working from home - but overall it was a smooth process. Ms. Cheryl Strong was available via e-mail and quick to respond to any questions - never made me feel like I was wasting her time - before I signed the dotted line to commit. Also, whenever I spoke to staff - whoever answered the phone always tried to answer my questions or concerns. They never tried to pawn me off on someone else. The contractors they use, they pass the savings onto the homeowner. Looking through the itemized repair list - I definitely could have paid more prepping the home to get tenant-ready. Seems like documents and payments come through like clockwork. Whoever takes the pictures and lists the home does an amazing job. There was 'conversations' of what I wanted to list the home for - yet due to the amazing work of everyone - from the minute the home listed to the minute the listing was taken down was only 72 hours! But it was all this and more that stood out to me from when I compared it to other management companies. Those things being that their website and portal stood out, fees were simple to understand, and being an animal lover they don't seem to charge a monthly pet fee to the tenant. (As other companies do) Definitely happy with my decision and as long as the relationship remains positive I can definitely see myself using them to also sell the property whenever that may be.

I own properties in several states and cities. I used their services to manage three houses for…read morejust over a year and I learned the hard way that they are not a fit for me. Like everyone else, tenants come in all shapes and sizes. Some are reliable, some need some coaxing and babysitting. It is always a balancing act and I am sure that there is not a magic formula. Copper Key's go to is to just push out notices. If someone is late, they get a notice. If they remain late, Copper Key wants to move to evict, rather than spend the time to find out if they can make the relationship better. Their collections manager (not sure if that is her title) even told me once, "We can't keep having to follow up with them every month." To be clear, they **can** do that. They **choose** not to. That is their right, but it is not the business style that my other property managers use. Look, no one likes late / flakey tenants, but that is a part of the territory. They evicted two of my three tenants. When they finally as much as insisted on evicting the last tenant, I decided to change management companies. When I called the owner, she said, "What happened?" I asked "do you want my honest feedback." She said that she did and so I shared my concerns. What followed, about two days later was a very long, detailed, **nasty** email explaining to me why they were right and I was wrong. I was more than a bit surprised. I have had more than a few business relationships in my life. When the counterparty wants out I say, "OK, thank you" and wrap up the business relationship. I would **never** send a nastygram like I received. Granted, all of the facts in that email were accurate. I do not dispute that. I am just left wondering why she spent what looked like **hours** drafting an email to express her grievances during what she told me was her busy season. Then, to add insult to injury, they renewed a lease, did not collect a dime and charged me a year worth of management fees. If you are looking for them to manage your property, read their contract carefully before you sign and ask a lot of questions.

Just bc you know my neighbor, does NOT mean you know the noise levels his wife and 4 children make up in their 2bdrm townhouse!! I moved in and have complained everyday since 8/31/15 about the carpets NOT being cleaned, the knobs on the 1/2 bathroom sink, fleas, dog/cat hair EVERYWHERE, no sticks for my blinds, clogged air vents, and noisy neighbors and I have yet to have ANY relief!! I wouldn't recommend A Plus Property Management to my worst enemy. They'll lure you in with their laid back and pretty caring demeanor BUT when they get your money, they turn into Devils.

I just wanted to give a thank you-- that on such short notice--that you made time for a walk-through at our home. Thank you for making time when you really had no time, so that my wife would be able to travel further after the visit. Being able to see the house in the morning instead of in the afternoon, (let alone on a Saturday) indeed did make the difference between her having to spend another night on the road and being able to finish the trip the same day; which is what she was able to do and arrived here last evening about 10:00. We are thankful for having A+ Realty doing such a magnificent job of managing the property. In our experience you are the best, and I relish learning about the continuing improvements you are making for the benefit of all concerned. We are thankful too to have had such excellent tenants who've done such a good job caring for the house. We highly recommend A+ Realty to manage your home. We have always had excellent communication, been paid on time, received copies of our bills and been shown exemplary courtesy. Again, thank you A+ and keep up the good work.
