    We moved into this park about 9 years ago. At the time, it was quiet, and also a 55 & up community…read more Very pretty setting along the Rock River. It (the park) is on privately owned land, and the monthly lot rent was, and still is, reasonable. The owner offers this manufactured home living as "inexpensive", but that's not accurate. The water bills are terribly high! Yes, they include trash pickup, Volunteer EMS/Firefighter types of charges, but be warned. Residents must purchase their home, which is already on site, on double lots, so most of the homes have generous yards. No renting; no sub-letting, etc., so the equity is in the home itself. The land does not belong to the resident, which is why there's lot rent, which does include taxes. Well, things have changed quite a bit in the time we've lived here. It has become an all-ages community, and unfortunately, it's also become a bit like a Yogi Bear-type campground environment, with ATV's, UTV's, golf carts and the like, driving through the park, which is supposed to be a PRIVATE park. There used to be rules with regard to pets (no dogs larger than 18" in height), no parking on any part of the grass or the lawn of your home, etc. Not anymore. It seems to come down to a pretty basic, unspoken rule: If you have $$$, the owners may look the other way. It's rather obvious. And now that it's an all-ages park, there are quite a few kids as well. If this were commercial property, I could see why the owners would possibly have to allow the all-ages adjustment, but again, it's private property. There is and never has been a lack of tenancy here, so it seems the incentive to invite all ages has little to do with needing to fill up homes that are for sale. It's just not the same here anymore. There are more & more "freedoms" here, for some, that don't sit well with us "older" tenants. Plus, all the noise! Rarely is there a quiet morning or a peaceful evening anymore. Dogs barking, ATV's and other recreational vehicles zooming around. The speed limit in the park is supposed to be 10mpg but that's a joke now. It's been rather frustrating and frankly, disheartening. We're starting to look for alternatives. Plus, thieves find easy pickings out here, and there've been a rash of car break-ins and some other criminal activity. Crime is everywhere, but there are no public cameras, and the one Police Officer in the Village does drive through the park quite often, but many of us have purchased and installed our own security cameras. Just don't sign on the dotted line too quickly, and read your lease agreement!

When we found the home we loved, Paul acted fast to make sure we were the first to see it. He gave us spot-on advice on how to structure our offer to have the best chance. Due to his advice and persistence in following up with the seller's agent, our bid won out against several others. In this market, that is pretty amazing! When the inspection showed several issues that would be costly to fix, Paul masterfully negotiated with the seller's agent to get it covered by them and then connected us with a great contractor to do the work. Without his negotiation skills, we would either have had to give up on the house entirely or face quite a large upfront out-of-pocket cost. During the lead-up to the closing, Paul made the process as smooth as possible by acting as a go-between with the lender and seller's agent and fixing any issues before we ever knew about them. We have already referred Paul to family and friends in the area and will continue to do so. If you are considering hiring Paul and the Nikolic Group, don't hesitate!
