K & R Properties - Front porch repaint and seal, we did out of pocket!!

    K & R Properties

This is a long-overdue update to my previous review. K&R Properties has now managed my home for…read moreover a decade, so my perspective comes from long-term experience as a property owner. In the past, my biggest concern was communication. There were periods where it was difficult to get responses to calls or emails, and that created frustration--especially when it came to repairs and decision-making. That was clearly the weakest area of their service at the time. However, I want to acknowledge that there has been noticeable improvement. More recently, communication has been more consistent, and I've been kept informed on repairs and property-related updates. This has made a significant difference in my overall experience. Managing a rental property--especially from a distance--is not easy, and having a team in place that ensures the home is maintained and tenants are taken care of is critical. Over the years, K&R has done a solid job keeping the property occupied and maintained, which is ultimately one of the most important aspects of property management. While no company is perfect, I can say that the recent improvements in responsiveness and transparency have helped rebuild confidence. I appreciate the effort to keep me in the loop and coordinate necessary repairs appropriately. Overall, my experience has evolved positively, and I'm hopeful that this level of communication and service continues moving forward.

I emailed about two properties for my 63 year old mom and he said I could apply to one of them so I did. He asked a few questions about credit and income which I answered and then sent me a lease agreement. I sent that lease agreement to my mom for her to sign and he emailed me this morning to "not waste his time." So, I told him to find someone else willing to be spoken to that way because that's ridiculous. If they had any Facebook or Google review pages, I would definitely review there as well but I can see why they don't AND I have the emails that started well on December 8th until this morning. Very rude and he should NOT be in a customer service based position!

Boy were we wrong!!!! I can't believe USAA would recommend a company like this. They were hired to mitigate the water damage and replace our hardwood flooring due to a dishwasher leak. The entire process dragged on and many of the repairs had to be redone a second time. (How hard is it to send a crew the first time that knew how to paint or replace a cabinet with a like quality?) Our center island had to be disassembled and when they put it back together, it was a shotty mess. After much arguing, they disassembled it again and sent it out to a professional cabinet maker for repair. Another month went by without our kitchen. We were very disappointed in the lack of trained workers they sent to our home. The flooring was poorly installed from the start--chips were visible on day one, and instead of fixing them, we were told to fill them in with a marker. The floors squeaked and gave when walked on, clearly pointing to improper installation from day 1. They even sent a crew out early on to spray WD-40 between the boards to try to stop the squeaking, which is completely unprofessional and not a real fix. The crews themselves did not appear to be properly trained in flooring installation. We also questioned why they installed flooring under our kitchen island when our original floors did not run underneath, but our concerns were dismissed. When we tried to resolve the issues, things only got worse. After filing a complaint with the state insurance commissioner due to lack of response from USAA, Showcase falsely claimed they had already replaced boards--this never happened. Poor workmanship, lack of professionalism, and inaccurate statements. I absolutely would not recommend.

Her work is creative and unique. She is so gifted. She does designs on furniture in many mediums. Paints. Creates objects that are truly one of a kind. I lucked out finding her because she is so talented I cannot believe the prices on her pieces. I found her when she just opened shop. I bought an old wine barrel clock just today because I can't stop going back to see what she is working on now. She informed me she can also take any piece of furniture I have and make my ideas or designs come true. I want a dresser done with lettering across the front. Lori is also gong to offer tutorials so others can learn to create. I'm interested in alcohol ink tiles. Of course I have one of hers in my home. Go and see her shops. She is never a waste of time and I am always pleased and surprised.
