Design Solutions may do an acceptable job of renovating a structure, but it does it at the cost of…read moresafety and goodwill. It sends sub-contractors who do not have proper safety equipment, such as ladders. These subcontractors set up ladders and then 'leap' on and off a roof at the risk of their well-being. These subs also regularly steal the electricity and water of contiguous residences. When that conduct is reported to Design Solutions, they like to say their subcontractors are only "borrowing" your electricity and water without ever explaining how it will be repaid. Design Solutions also does a very poor job of supervising its subs, who throw trash and other refuse onto adjoining property. It is done with such regularity that it suggests this is an ingrained custom and habit of this company. So, if work is being done close to your residence, mount your Ring cameras so you can rebut Design Solutions' customary denials that the quality of their supervision is sub-standard.

(I've been involved in 9 remodeling projects in 5 towns.) At several junctures of the project - beginning with my original idea to expand a small porch and later when we were working on details such as cabinetry and lighting - he offered suggestions that achieved my goals but were more cost-effective and better aesthetically. In addition to improving the functionality of the small porch, he designed and built a cover for a large irregularly shaped portal/patio that neither felt cozy nor provided any protection from the New Mexico sun. The finished result adds about 400 sq. feet of what feels like another room to the house. He also managed various updates to the interior that fulfilled the potential of its already excellent "bones." The house's previous owners had used him for a complicated drainage/foundation project, and he came to the real estate inspection on a Saturday afternoon just so that he could answer any questions I had and facilitate the sale for his clients. His crew and sub-contractors were top-notch: skilled, respectful of the property and beyond patient with my dogs. Tim truly is a Designer/Builder in the largest sense of the words, and I really envy anyone that hires him to build a house from scratch since I'm sure that would be an even more impressive display of his vision and competence.

We recently moved to Santa Fe and purchased a 1940s house in a great location at a reasonable…read moreprice, but it needed refurbishment. Vahid Mojarrab and Carol Ware, principals in the architectural firm WAMO, were recommended to us and we struck up an immediate rapport. The project took a two-level house and transformed it into two independent and private living units with separate private entrances. Vahid's architectural design added the private entrance and additional window to the lower level, making the entry and main living room well-lit with natural light and accessible without conflicting with the upper unit. In the upper level, Vahid designed a way of greatly increasing the utilization of space, transforming a cramped second bedroom into a spacious office and TV room. Carol Ware provided interior design, material, and color decisions for the both levels, including the design for a beautiful, sinuous, modern built-in desk and shelves. We are delighted with the results. We would work with WAMO again and recommend them. One special addition to their talents was their builder connections which led us to artisans able to enhance our property's interior and exterior appeal. Vahid and Carol are active and patient listeners. They developed and saw through to completion a project that met and surpassed our expectations while keeping our budget in mind.
