    Review on Realtor YEPENG YANG: Terrible realtor. Called to…read moreinquire about a showing of a property that was listed on Zillow, he was the realtor listed for this rental property. He sounded annoyed right off the bat. I don't know why, but raising his voice, and me not having it, he hung up the phone on me. I called him back, and asked again, when is the showing?, when's the earliest move-in date?, he hung up on me a SECOND time. He's downright rude. I called and spoke to his boss, Richard, Malooly, who tried to iron things out. Essentially, required another realtor to show me the property. The overall rating of this particular firm shows these realtors do not care about their clients. Please do yourself a favor and do not do business with this firm, you will be wasting your time and energy. Especially do NOT do business with YEPENG YANG!

    I'm a first time home buyer looking for a good agent to work with. I'm not going to keep calling them after the 2nd or 3rd call for an update, that's time that I'm wasting when I could be calling my girlfriend. You would think a real-estate agent would jump on a easy sale. After talking to an agent (Sam) on the phone, I told him my situation on how I have the money and I'm ready to move. He told me that he's going to send me MLS listings through my e-mail with in 1 hour of that phone call. It's been 4 days since that conversation, called him up again and he told me that he's going to send it since he had no time. He told me to check my e-mail within 20 min. A day later I was still waiting for the MLS listings and on top of that, no phone call. Do I need to throw money in there face and let them sleep with it for a night for some one to take me seriously? One of the rules I live by is that man only has one thing in life to take him seriously, and that's his word. It's one thing to be busy but if you're telling me that you want to get me a house through your company, then get me that house. Show me how bad you want my money and I would be more then happy to give it to you.

From the start, she was great at communicating the status of the property, which was in limbo because the owners were not certain of their own move. When plans were finalized, she reached out to us the same HOUR she found out so we could move forward. Whenever we text or call her, she gets back to us within minutes. She also has great knowledge about the neighborhood, the region, and the real estate market in general - we'll be working with her again for sure when we go to buy a house. It should be noted that, for rental properties, real estate agents do not make any commission (we are familiar with the industry), but Yuzi has been reachable in evenings, early mornings, and weekends - her professionalism has been stellar. My husband and I are both professors and business consultants, and Yuzi's service is an example of how to win clients across the board. For the record, one reviewer below left a comment about racist treatment if you're not Chinese. My family is white & middle eastern and we have developed a great working relationship with Yuzi over the past month. I guess take reviews from people who didn't successfully get a property with a grain of salt...

He really…read moreputs in a lot of work ahead of time to show the client houses that are real possibilities (avoiding houses next to train tracks or other potential headaches). Steve was very knowledgeable about what should get checked out, and what could be issues down the line (even in the possible resale of the house) when we checked out houses with him. He helped us get into a house that we love. Steve is very good at responding to emails quickly and keeps the line of communication open even after purchasing the house (we've asked him for hvac and rekeying recommendations. We have told many friends about him and they agree that he is a wonderful realtor. He really goes above and beyond.

He bent over backwards for my wife and I as we searched for a home in Northern Orange County. His communication skills are excellent, whether it be email, voice or text. He always responded to our inquiries promptly. He definitely saved us money in calculating what to offer on the house we were interested in. He did a great job in keeping us informed on everything as the escrow process progressed. We've bought/sold homes before and had real estate agents that just did barely enough to get the job done, but Steven is by far the best agent we have ever had.

    I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.
